RE: PROPOSAL TO ADD OUTDOOR SEATING AREA
Dear Mr. & Mrs. Bumette:
Thank you for your patience as the City of Carlsbad Redevelopment Agency worked
through the various issues related to outdoor dining in the Village Area. The Housing and
Redevelopment Department recently completed a review of the plans you originally
submitted in 1996 as a proposal for your outdoor dining area for Boor Crossing at 390
Grand Avenue. The required revisions, based on my initial review, are noted in the
enclosed redline copy of the plans. The required revisions are also outlined below. Please
note that following review by the Engineering, Planning and Building Departments,
additional plan revisions may be required.
Based on my initial review, it appears that your proposal is consistent with the standards
set forth within the Village Redevelopment Area. The next step is for you to complete the
enclosed application and submit it with the revised plans to the Community Development
Department, located at 2075 Las Palmas Drive, with a payment of $150. Following
submission of the application, it will be reviewed by all appropriate departments. It is
estimated that it will take approximately 2-3 months to complete the processing of the
required administrative redevelopment permit for the outdoor dining area; this time
includes the required notice periods which are equal to approximately 30 days total.
The following revisions should be made to your plans before they are submitted with the
attached application to the Community Development Department:
1. Please add the following information to the "Project Information" chart on the plans:
total number of existing parking spaces on site, total number of parking spaces
proposed on site, total number of existing indoor tables and seats, total number of
proposed outdoor tables and seats, and square footage of proposed outdoor seating
area.
2. Relocate the trash enclosure to allow for the doors to open into the driveway area at
the rear of the proposed outdoor patio area.

3. Relocate the landscaping area on the west side of outdoor patio area, to reflect
relocation of trash enclosure.
4. Identify driveway area (no parking) on site plan.
5. Move rear wall of outdoor patio area towards rear wall of building at least 3 feet.
6. Move east wall of outdoor patio to the west by at least 3 feet, to allow for additional
> landscape area to the east.
7. Note all property lines on the site plan.
8. Provide a landscaping plan for the project which identifies the plant types to be
included within the new landscape areas.
9. Provide a floor plan which idenfifies the indoor seating plan.
10. Show proposed lighting for outdoor patio area.
Again, thank you for your patience over the past couple of years as we processed various
issues related to outdoor dining. If there are no additional issues identified by the other
reviewing departments (Engineering, Planning and Building), it appears that we will be
able to approve the administrative redevelopment permit for the proposed project. Please
submit the enclosed application and revised plans as soon as possible so that we may
continue the processing of your permit. Once your land use permit is approved through
the Housing and Redevelopment Department, you will be able to apply for any required
building permits and complete construction of your outdoor patio area.

Beginning April 1, 1994, The North County Transit District will need
the area you lease from us for paricing, to begin the site development fcr
the Carlsbad Station of the liglit rail system.
After the project is oompleted the "District" will lease parking spaces
to you as they beocroe available. You've been an excellent tenant and we
want to continue the relationship.
