NOTICE OF FINAL ACTION
ADDITION OF SIDEWALK CAFE TO EXISTING RESTAURANT
595 GRAND AVENUE, CARLSBAD, CA.
Date of Notice: December 7, 1998
NOTICE IS HEREBY GIVEN that the Housing and Redevelopment Director of the City of Carlsbad has
made a final decision to APPROVE an Administrative Redevelopment Permit (RP 98-02) for the
installation of tables and chairs for a Sidewalk Cafe at The Grand Deli, 595 Grand Avenue, which is
located on the southwest corner of Grand Avenue and Roosevelt Street. The assessor parcel number is
203-292-09. The Housing and Redevelopment Director has determined that the proposed project does
meet all applicable development standards for sidewalk cafes and is consistent with the Village Master
Plan and Design Manual.
The applicant for the administrative redevelopment permit is Michael Downs (restaurant owner).
The permit will allow for installation of 8 tables (5 with umbrellas) and 18 seats outside the existing
restaurant, within the identified sidewalk area. Five of the tables will be located next to the building
facade and three will be located closer to Grand Avenue. The seats shall be placed in a manner which
allows for a clear pedestrian area of at least 5 feet. This permit allows the applicant to provide a total of
21 tables and 46 seats (4 of which are counter stools) inside the subject restaurant and a maximum of 8
tables and 18 seats outside the subject restaurant.
If you wish to appeal the decision of the Housing and Redevelopment Director on this matter to the
Design Review Board, you must file a written appeal with the Housing and Redevelopment Department
within ten (10) calendar days of the date of this decision/notice. The written appeal must be submitted
no later than 5:00pm on December 17, 1998. Appeal forms are available at the Housing and
Redevelopment Department located at 2965 Roosevelt Street, Suite B. If you have questions regarding
