SUBJECT: SDU 02-11 Mitchell Second DwelLig Unit - Condil
The above referenced Second Dwelling Unit has been reviewed and

of my issues have been addressed. Please add the following to the approving letter or
resolution of approval:
1. The applicant is subject to paying all impact fees prior to issuance of a
building permit for said second dwelling unit. Impact fees may include,
but are not limited to, water service connection fee, a local facility
management fee and a sewer connection fee.
2. Developer shall cause property owner to execute and submit to the City Engineer for
recordation the City’s standard form Drainage Hold Harmless Agreement regarding
drainage across the adjacent property.
3. Developer shall cause property owner to enter into a Neighborhood Improvement
Agreement with the City for the future public improvement of Valley Street
along the subdivision frontage for a half street width of 60 feet. Public improvements
may include but are not limited to PAVING, BASE, SIDEWALKS, CURBS AND
GUTTERS, GRADING, CLEARING AND GRUBBING, UNDERGROUNDING
OR RELOCATION OF UTILITIES, SEWER, WATER, FIRE HYDRANTS,
STREET LIGHTS, RETAINING WALLS AND RECLAIMED WATER.
