HomeMy WebLinkAboutSDU 02-25; King Guest Unit; Second Dwelling Unit (SDU) (7).- TO: FROM: DATE: SUBJECT: CHRIS SEXTON-PLANNING TECHNICIAN Joanne Juchniewicz, Engineering Technician April 9,2003 SDU 02-25; KING GUEST UNIT COMPLETENESS REVIEW The Engineering Department has completed its review of the above referenced project for application completeness and has determined that the application and plans submitted for this project are complete and suitable for continued review. Engineering staff does not have any comments to add to the project. Please add the following conditions of approval to the approving resolution: 1. Prior to building permit issuance, developer shall cause property owner to dedicate 10’ of frontage for future road widening. A copy of current Title Report and processing fee will be required. 2. Prior to building permit issuance, developer shall cause property owner to enter into a Neighborhood Improvement Agreement with the City for the future public improvement of Laguna Drive along the property frontage for a half street width of 30 feet. Public improvements shall include but are not limited to paving, base, sidewalks, curb and gutter, grading, clearing and grubbing, under grounding or relocation of utilities, sewer, water, fire hydrants, street lights and retaining walls. A copy of current Title Report and processing fee will be required. 4. The developer shall pay all current fees and deposits required.
