SUBJECT: REQUEST FOR ADMINISTRATIVE PERMIT FOR A 2ND UNIT LOCATED AT 1815 MCCAULEY LANE, CARLSBAD, CALIFORNIA 92008
Dear Michael:
I hereby request you issue an administrative permit for a 2nd Unit at the above-referenced address per the recently adopted Ordinance NS-283 (ZCA 92-04) . I am the applicant for this request. The subject property is part of a 1031 exchange that Barbara and I are doing and the title currently vests in the accommodator, TIMCOR Financial. I currently lease the property from TIMCOR and will personally take title after the proposed improvements are completed or no later than October 24, 1994. I purchased the property from the current tenants, Mr & Mrs. Murray Robertson, on June 16, 1994.

In addition, the 2nd Unit is detached from the main building, meets or exceeds all zoning, setbacks, coverage and height requirements. The 2nd Unit will use a tandem parking space in front of the new two-car garage within the front yard setback.
The 639 square foot unit will be built over a two-car garage and an approximate 12'x 20' storage/workshop area that is designed to be compatible with the existing house. Also, the 2nd Unit will have its own entrance separate fromthe entrance/pathway to the existing unit.
As required by the ordinance, you are hereby authorized to make a physical inspection of the site. I do ask that you make arrangements with the tenants ahead of time. They are Mr. & Mrs. Murray Robertson and their son Bill. There number is 729-0662. Also, the proposed 2nd Unit is not in conflict with any CC&R's, there are none recorded against the property. In addition, I agree to rent the 2nd Unit at no more than 30% of 80% of San Diego County medium income based on the appropriate number of occupants.
Based on the above, I ask that you please process this request for an administrative permit for a 2nd Unit at 1815 McCauley Lane.
