PROJECT DESCRIPTION/ EXPLANATION
Project Name: Village K Second Units
Applicant Name: Continental Ranch, Inc.
This application is for Eight Second Dwelling Unit Administrative Permits for Village K of
Rancho Carrillo. SDP 98-12 mandates that eight second units be developed in Village K as a
part of the inclusionary requirement for Rancho Carrillo. SDP 98-12 shows the exact lots in
which the second units are to be located, but allows for up to 50% of the second units to be
relocated to different lots within the same Village (see Condition #12 of PC Reso. 4397).
As shown on the enclosed Site Plan, the units are proposed for lots 68,71,84,90,93,96,102, &
144 of Village K (CT 97-03). Lots 93,96,102, & 84 are lots designated for second units by
SDP 98-12. The remaining units have been plotted on lots 68,71,90, & 144 in conforman=
with Condition #12 of SDP 98-12. The Floor Plans and Elevations that accompany this
application show the design of the units.
The rental price of each second unit shall not exceed the rate as established by the City of
Carlsbad for a 80% low income household. Currently, as shown on the rental rate calculations
table accompanying this application, for a family of two, the maximum rental rate is $824.00.

FOR A SECOND DWELLING UNIT
y Owner(s) agrees to the following terms and conditions:
The property and residence rcfmnced above must not contain a second residential dwelling unit
unless it is in compliance with the second dwelling unit administrative permit provisions of the
Zoning Ordinance of the City of Carlsbad.
The Property owner(s) shall reside in either the main dwelling unit or second dwelling unit
described above, now, and for the life of this agreement. "Owner" shall include a lessee if the
leasehold includes both the main dwelliig unit and the second dwelling unit.
The Second Dwelling Unit may only be rented and shall not be sold separately fiom the main
dwelling unit, unless the lot on which such units are located is subdivided.
The Property Owner@) agree to mt the Second Dweiliig Unit at a monthly rental rate which
shall not exceed an amount equal to 300! of the gross monthly income of a low-income
household, adjusted for household size, at 80% of the San Diego County median income.
A copy of this agreement and Affidavit must be given by the Property Owner(s) to prospective
purchasers of the property prior to entering into a des contract for said property.
SECTION III - AFFIRMATION AND AGREEMENT
