RE: PROPOSED SIXPENCE INN OF CARLSBAD~
Dear Mr. Trapolino:
At a recent meeting, members of the Planning and Ehgineering
Departments reviewed the plans submitted for your project,
Sixpence Inn.
There are several areas of concern which need to be resolved prior to approval and issuance of a building permit. These include the following:

A new Environmental Impact Assessment must be done (based on the fact that the first EIA stipulated 300 cubic yards of grading vs. the proposed 5500 cubic yards).
Will the increased grading amounts increase the height of
the building above the maximum permitted by ordinance (35 feet from existing grade).
A bond must be posted for the Elm Avenue median.
A sign program must be approved prior to permit issuance.
2"x6" re-sawn plant-ons must be placed at the rear side of each building to eliminate the stark appearance of these
particular elevations.
Plans of the parking areas do not cbmply with the circu- lation plan stipulated by the traffic engineer. Plans sub- mitted must reflect the closure of the existing driveway on
Elm Avenue and the new driveway at the ultimate location.

7. The entrance to the parking area off Grand Avenue must be
relocated to the west to facilitate a more favorable traffic
flow thereby eliminating the proposed deadend parking lot.
