Reference: Grading and Erosion Control on M.S. 533 PM 12243
Dear Mr. Hauser:
I am writing this letter to alleviate your concerns regarding grading
and possible erosion of the above referenced property.
Grading on subject property has been minimized to a point that only
5400 C.Y. of material must be excavated to make the necessary improve-
ments.
per acre to only 870 C.Y. which is a very small amount. building pads have been designed on slopes of less than 20% and the associated grading surrouding the pads and roads have been greatly reduced through the use of retaining walls which have eliminated cut
This includes excavation for roadxays and limits the grading

In my opinion, the construction of the access roads will have a bene- ficial effect in lessening the amount of sedimentation into the Agua Hedionda Lagoon. The erosion control will be accomplished through the use of hard surface drainage intercepting the present overland flow of storm waters. Because there is no upland excavation above the pads or roadways and the normal overland flow is intercepted by
a hard surface drainage systsm (being the access roads), the actual erosion and resultant sedimentation would be substantially less.
Please consider that the revised plan will have many positive effects on the surrounding properties. a hard surface drainage system intercepting overland flow, grading will be minimal and sensitive to the existing topgra?hy and the proposed three single family dwellings will be esthetically appealing for the coastal area.
