RE: Conditional Use Permit 89-6 & Variance 89-3
Dear Mr. Neu:
Thank you for your letter of June 7 regarding the issues of
concern for the Pelican Cove application (CUP 89-6 61 Variance
89-3).
On the advice of Dee Landers and Charlie Grimm we made our CUP
and Variance application based on what the ordinance would allow at the time of application (total of 6 units, 3 new & 3 existing) with the understanding that the number would be revised immediately upon the Planning Commission's approval of the change
to the zoning ordinance allowing more units. That ordinance was approved last Thursday, June 7 to allow 8 units.
We are hereby requesting that our applications for CUP 89-6 and Variance 89-3 be revised throughout to read 118tt units instead of
11611 . The parking layout presented with our application will
allow 8 units.
Enclosed per your request are 8 new sets of our submittal drawings that reflect the changes and additions that you have requested noted'as follows:
Planning Comments:
1. The floor plan drawings have been expanded to include the
existing spaces including the owner's / managerls unit as well the proposed additional units. Please note that it is precisely our intent to create an additional guest room in the existing structure as delineated on the enclosed drawings.

2. An exterior lighting design has been included in the revised
submittal set. Please refer to sheet 8 for first floor and
site layout and sheet 4 for upstairs exterior lighting.
Engineering Comments:
1. At Charlie Grimm's request, we have already submitted an
application for a lot line adjustment. (ADJ-379) was made on May 10, 1989, we have received initial comments and the surveyor is currently addressing those plan check issues.
The application
It is important to note that it is our understanding that this lot consolidation and our CUP / Variance applications
are connected if not literally at least in processing
sequence and will all be reviewed for approval at the same
time. The lot consolidation cannot be recorded unless we
have CUP / Variance approval to go with it. Should the CUP / Variance application process unwind, it is important to Mr. Hale that the parcels remain separate.
2. A letter from the Civil Engineer who designed and specified these sump pumps is attached. The pumps are designed to serve an area over three times the size of our project,
both lots included.
3. Per your red-line notes:
A) Note #24 has been added to the existing driveway at the existing Pelican Cove Inn.
B) A copy of the Title Policy issued at the closing of
escrow for the easterly parcel is attached for your
review. Both parcels are now owned by the Hales.
Mr. Hale has been working with staff for over a year regarding this expansion to the Pelican Cove Inn. Now that the ordinance has been expanded, he is anxious to proceed as quickly as
possible. As I mentioned in our telephone discussion last week,
we are available to meet with you at any time as soon as possible
and can often meet on a moments notice. If you feel a meeting is
appropriate, please schedule one at your earliest convenience.

SUBJECT: PUMP CAPACITY FOR PELICAN COVE, CAFUSBAD, CA J.N. 6139
Dear Mr. Hale:
The pumps specified for the above project were two 3 H.P., 1750 RPM
Hydromatic S4F submersible sewage pumps rated @ 500 GPM with a
5 foot head.
These pumps were designed for a 10 year frequency storm, 1.00 acre
drainage area (approximately 1/4 of block), and with only one pump
being used at a time.
If you need any more information regarding the capacity of these
pumps, please call.
