PROJECT DESCRIPTION
OCEAN STREET DUPLEX
CARLSBAD, CALIFORNIA
1 The contemplated project will consist of a duplex to be built on a lot on Ocean Street in
Carlsbad, California. The parcel is actually composed of two side-by-side legal building lots
each measuring 25' X 140'. Inasmuch as the lots extend to the beach, the depth of the lot is limited, by definition to the "mean high tide line."
The property is presently zoned to allow for the construction of multi-family residential dwelling units. The main factors which limits the number of units are city parking requirements and the California Coastal Commission limits on the height of stnrdures. Our plans are within those
requirements. The combined lots will have a 5' side yard setback on each side, which we will
seek to reduce to three foot by administrative varian properties in the immediate vicinity. with most other
Each unit will measure approximately 3,000 square feet in size, and be constructed using the best quality materials and fuctures in keeping with properties of similar size and distinction in the
neighborhood. There will be covered garage parking for four cars and area for an additional
space uncovered. In addition to keeping the project design in keeping with the neighborhood, particular time and effort have gone into making the duplex visually appealing from both the East elevation facing Ocean Street and the West elevation facing the ocean itself.
The duplex will be used as the primary residence for the two couples developing the property,
Martin and Cindy Blair, and Phil and Pam Palisoul.
