Subject: Clearance Report on Soil Conditions
Dear Mr. Geyer:
- This letter is to present the results of our tests and
observations of the earthwork done at your request for the
above referenced site located easterly of Park Drive in Carls-
- bad, California. - Carlsbad Unit 1 is recorded in the San Diego
County Recorder’s Office according to Map No. 6503.
- It is understood that the subject site is intended to be
subdivided into lots 1 through 49 inclusive and 54 through 57 -
inclusive. Lots 50 through 53 inclusive are referred to as
Parcels 1 through 4 inclusive according to Parcel Map 106 and
Lots 60 to 58 inclusive are referred to as Parcels 1 through
- 5 inclusive according to Parcel Map 107.
- The grading for this project was done betlueen 9 December
1969 and 2 January 1970.

The preparation of the native ground, recompaction of loose
soil, and backfilling of voids left by tree roots ulere done in
accordance with the recommendations contained in our Prelim-
- inary Soil Investigation dated 24 February 1969. A septic
-

tank was removed from Lot 10 and backfilled as specified by our
- laboratory. / I
- Laboratory compaction tests were performed in accordance
with A.S.T.M. D1557-64T (method A) to determine the optimum
- moisture content and maximum dry density of the soils used in
the fill construction. This test method uses the minus #4 sieve
- soil in a 4 inch diameter, l/30 cubic foot cylinderical mold.
- The sample is formed with a 10 pound hammer falling 18 inches
for 25 blows on each of 5'layers. These results are presented
below: -

D1556-64, the sand cone method to check the compaction- status
of the fill. The ratio of the field dry density to the labora-
-
tory maximum dry density is defined as the relative compaction
which must attain a minimum of 90%. Areas of low compaction as

indicated by the field density test results were brought to the
- attention of the grading contractor. The areas of low com'pac-
-
tion were reworked, retested, and proved to be compacted to at
least 90% of maximum dry density.
The compaction test results are presented on the two enclo-
sures: One for the building pads and one for the streets.
The area of filled ground placed under our control and ap-
proximate locations of the field density tests are shown on the
enclosed site plan. Our site plan is a simplification of the
- grading plan for this project as prepared by Klema Eng. Inc.,
Escondido, California, dated April 14, 1969.
- Clay is found at finished grade or within 2 feet of finish
-
grade on many of the lots, both cut and fill. Expansion tests
were performed on representative samples of the clays to deter-
-
-
mine if this soil would constitute a structural hazard to the
building. The tests were performed on undisturbed and remolded
23 inch diameter 1 inch high ring samples. The samples were
loaded with 1 psi instrumented, and allowed to air dry. After
- shrinkage had ceased, distilled water was applied and the expan-
- sion was recorded as a percentage of the air dried height.

The results of these expansion tests show that the following
precautions should be taken to minimize the effects of expansion
on all clay lots.
1 - Extend the footings on clay lots to either 18 inches or
- 24 inches below the final grade according to the following sched-
ule entitled "Recommended Depth of Footing".

2- Reinforce all footings with at least two continuous #4<
deformed reinforcing bars. One bar shall be placed wit ' 4,
inches of the bottom of the footings and one bar withi m 2 nc es
of the top.
3- Concrete floor slabs shall be cast on a 6 inch fill of
coarse sand with a plastic liner place from the top.
4- The slabs shall be at least 4 and reinforced
-- with wire mesh.
5 - All exterior slabs should be underlain with 4 inches of
sand and structurally separated from the building.
6 - All surface drainage should be directed away from the
proposed structure

The results of our observations, field density tests, and
laboratory tests indicate the compacted fill ground has been
placed at not less than-go% of the maximum dry density. It has
been determined that the compacted fill ground has an allowable
bearing capacity of 1500 psf for a one foot wide one foot deep
continuous footing. Footings located closer than 5 feet from
the top of the slope should be extended in depth until the bottom
edge of the footing is 5 feet horizontally from the outside edge
of the compacted slope.
