Re: Existing and Proposed Drainage Statement for Terramar Condos —5115 &
5117 Carlsbad Blvd., CDP 05-53, CP 05-23, MP 06-01, CD 15-02
This letter will serve to describe the existing drainage pattern of the project as well as
the proposed condition.
The 5925 s.f. site (0.14 acre) parcel is located at 5115 & 5117 Carlsbad Blvd. in the City
of Carlsbad. The site is currently occupied by two single family homes. The owner
intends to demolish the existing homes and construct 2- 3 story condo units.
Topography of the site and existing improvement was provided by dk Greene Consulting,
Inc. The existing driveway drains toward the west, around the existing homes and outlets
toward the adjacent lot, outletting at the west property line.
The proposed drainage pattern for this site will be the same as the existing, historical
drainage pattern. The high point of the pad will be located at the east side of the property.
The driveways will be paved. The runoff will flow from the east, around the homes to the
south and north and will drain toward the west property line. .A landscaped bioretention
swale will provide drainage toward the west property line, which is the historical outlet
point of the property. Because the pre- and post- development condition is similar, the
Q's are expected to be equal.
The grading on this site will be minimal. This proposed development projectwill not alter
the existing drainage pattern or significantly change the impervious area. Yard runoff will
flow toward a landscaped swale before outletting offsite in the historical drainage
pattern.
