Subject: Geotechnical Completion Letter of the Rough and-Fine-Grading-0-perations, -Lots,
208 through-224-of Planning Area PA-8 and(LotsA62.shrough.515.ofPlanning"

In accordance with the request and authorization of representatives of Lennar
Communities/Greystone Homes, we have performed geotechnical observation and testing
services during the rough and fine grading operations for Bressi Ranch Lots 208 through 224 of
Planning Area PA-8 and Lots 462 through 515 of Planning Area PA-12 located in Carlsbad,
California. As of the date of this letter, the rough and fine grading operations are essentially
complete for the lots listed above. The geotechnical conditions encountered during rough and fine
grading operations of these lots were generally as anticipated.
The rough and fine grading operations included: 1) cuts and fills to achieve the design grades, 2)
removal of potentially compressible surficial materials (including undocumented fill, topsoil,
colluvium, alluvium, landslide deposits, and weathered formational material) to competent
formational material; 3) construction of canyon subdrains; 4) the construction of buttresses and/or
stability fills of slopes or hillsides containing landslides or other adverse geologic conditions; and
5) the construction of retaining walls and the placement and compaction of the retaining wall
backfill soils.
The placement and compaction of the fill soils were geotechnically observed and documented.
Field density testing indicated that the fill and backfill soils were placed and compacted to at least
90 percent relative compaction (based on ASTM Test Method D1557) and near-optimum moisture
content in accordance with the recommendations of Leighton and Associates and the requirements
of the City of Carlsbad.

The rough and fine grading operations for Bressi Ranch Lots 208 through 224 of Planning Area
PA-8 and Lots 462 through 515 of Planning Area PA-12 were performed in general accordance
with the project geotechnical reports, geotechnical recommendations made during grading, and the
City of Carlsbad requirements. It is our professional opinion that the subject lots are suitable for the
intended residential use provided the recommendations included in the applicable project as-graded
geotechnical reports and the other project documents are incorporated into the design and
construction of the residential structures and associated improvements.

in Carlsbad, California. As of the date of this letter, the rough and fine grading operations are
essentially complete for the lots listed above. The geotechnical conditions encountered during
rough and fine grading operations of these lots were generally as anticipated.
The list of lots above does not include the model lots; the residential construction Phase 1 and 2
lots (with the exception of the Phase 2 lots in Planning Area PA-12); and Lots 208 through 224,
462 through 488, and 511 through 513 which have not been completely graded as of the date of
this letter.
