In accordance with your request, we have ieviewed the grading plans. for The Greens, Neighbor-
hood 1.07, prepared by Hunsaker and Associates. The purpose of our review was to evaluate the
potential for a shallow groundwater (perched) and/or wet soil condition to occur and to provide
recommendations to mitigate this. potential condition. Criteria used to evaluate areas of 'potential
seepage and/or wet soil conditions consisted, of the following:
Undercut lots situated at the toe of a cut slope where landscape irrigation on the slope could
potentially result in water perching on the underlying formational .deposit at the lot below.
. Lots located at the toes of moderate to high (10 feet or greater) slopes, both cut and fill.
Daylight fill lots where natural drainage may impact the rear of the lots and/or seepage at the
contact between the topoils and native soils could enter the lot.

I .The subdrains should be placed at the toe of slope in each rear yard in accordance with the 'attached *
Figure 2. In addition, a vertical riser (cleanout) should be placed near the corner of each lot to provide
access for future pipe clearing (if necessary). The riser -should be terminated at the top of the gravel
layer and capped. The subdrairis should drain at a minimum gradient .of 1 percent and be connected to
- a suitable -outlet (i.e., storm dfain structure) or daylighted to open space (if appropriate). Outlet pipes
- should consist of solid PVC pipe. A lug of Portland Cement concrete, extending at least 6 inches •
