INTRODUCTION
The purpose of this report is to present the design of the proposed sanitary sewer facilities
associated with the Bridges at Aviara LOTS 1-3 LOTS 1 and 2 are proposed as 428 unit senior
housing developments and LOT 3 will have 30 multi family units.
The proposed sewer system for LOTS 1 and 2 will flow in proposed Pvt. Streets A thru E that
will connect to an existing 8-inch sewer main along the westerly edge of the property (Map
No--.>. The sewer system for LOT 3 will flow in proposed PVT Street G and will connect to an
existing 8-inch sewer main in Follette Street (per DWG 341-5).Refer to the Vicinity Map: Figure
1 for a graphical presentation of the project location.
Using the Unit Flow Generation Factors (Table 5-1), located in Appendix 1, LOT 1 thiu 3' will
have an EDU count of 314 EDU. The conversion factor for multi family property is 1 EDU per
1,800 square feet of building. Using that conversion factor, LOT 1 thru 3 equate the following:
LOT 1: 278,094 square feet * (1 EDUIl,800 SF) = 154.5 EDU's = 155 EDU's
LOT 2: 242,977 square feet * (1 EDUIl,800 SF) = 134.9 EDU's = 135 EDU's
LOT 3: 42,990 square feet (1 EDU /1,800 square feet) * 23.9 EDU's = 24 EDU's
Project Total = 564,061 square feet-Total EDU's = 314 EDU
CONCLUSION
In conclusion, it was determined that the proposed eight-inch main in LOTS 1 thru 3, is suitable
to carry the proposed service flow. A minimum of 2fps velocity (or 1 % minimum slope).
