MODEL LOTS - BUILDINGS 35 THROUGH 37

2. Grading Plans for: Muroya, prepared by Pangaea Land Consultants, Inc., dated
October 19, 2011, Drawing No. 471-7A (Project No. CT 06-27)..
Dear Mr. Baine:
In accordance with your request and the City of Carlsbad, we prepared this letter to confirm that
grading of building pads for the models (Buildings 35 through 37) of the subject development is
complete. Based on our recent testing and observation services during the grading operations,
earthwork operations were performed in substantial conformance with the referenced geotechnical
report. We opine that the building pads have been properly graded and are ready to receive the
planned improvements. The conclusions and recommendations presented in the referenced report
remain applicable for the design of the project.
Grading consisted of removing the upper 3 to 5 feet of soil to expose the Very Old Paralic Deposits
and placing fill on the order of 10 to 15 feet. The subject building pads are underlain by compacted
fill overlying the Very Old Paralic Deposits (formerly described as Lindavista Formation). The
undercutting operations extended laterally at least 5 feet outside of building footprint. Fill soil of
approximately 10 to 15 feet was placed within Buildings 35, 36, and 37 to achieve a finish pad grade
elevations ranging from 338 to 339 feet above Mean Sea Level (MSL). The results of our testing and
observation services performed during the grading operations will be included in the final report of
grading for the project.
We observed compaction procedures and performed in-place density tests during the grading
operations to evaluate the dry density and moisture content of the fill materials. We performed
in-place density tests in general conformance with ASTM Test Method D 6938 (nuclear). The results
of the in-place dry density and moisture content tests will be summarized in the final grading report.
In general, the in-place density test results indicate that the fill soil has a dry density of at least 90

percent of the laboratory maximum dry density near to slightly above optimum moisture content at
the locations tested. The approximate locations of the in-place density tests performed during site
grading operations will be shown On the As-Graded Geologic Map of the final grading report.
