FINAL REPORT. OF LOT INSPECTION LOT 25 CARLSBAD TRACT 73-18
(RANCH0 DEL PONDEROSA UNIT 1)
SAN DIEGO COUNTY, CALIFORNIA
In accordance with your request, we have provided soil engineering
services in conjunction with the grading of the subject lot. These
services consisted of an inspection of the lot at rough grade by an
engineering geologist of our firm.
The,lot was graded on August 5, 1975. A preliminary, soil investigation was made of the site and the results issued in two reports prepared
by Woodward-Gizienski & Associates dated November 17, 1972 and September
13, 1973.
Grading of the lot consisted of excavating soil from the lot to a
maximum depth of approximately 6 feet. The cut daylighted at the rear
of the lot. The cut daylight is located approximately 90 feet from
the front set back along the north property line and approximately
75 feet from the front set back alono the south propertv line. The resulting excavated soil was spread in a shallow stockp?le south of the subject lot. A small amount of fill also exists at the rear of
the lot beyond the daylight line.
A visual inspection of the lot on August 7, 1975 at completion of grading
indicates that potentially expansive soil is not evident at rough grade surface over the area described in a previous paragraph. The soils exposed consisted of a dense silty to clayey sand of formational character
and essentially nonexpansive in nature.
Foundations for single or two-story residential structures placed on
nonexpansive undisturbed soil may be designed for a bearing pressure of 2000 psf (dead plus live loads) at a depth of 12 inches below undisturbed

cut lot grade. Footings should have a.minimum width of 12 inches.
These pressures may be increased by one-third for loads that include
wind or seismic forces.
Structures that will not tolerate differential settlements (such as foundations, swimming pools, concrete decks, walls, etc.) should not
be located within 5 feet of the top of a slope. Footings located closer
than 5 feet from the top of a slope should be extended in depth until
the outer bottom edge of the footing is 5 feet horizontally from the outside face of the slope. Structures should not be located outside
the cut pad area.
Fill placed on the lot after our inspection date, as well as the backfill
in utility trenches located within 5 feet of a building and greater
than 12 inches deep, or any trench 5 feet or more from a building and
in excess of 5 feet in depth, should be compacted under the observation of this office and tested to assure compliance with the earthwork specifications
for the project. This office should be contacted at least 24 hours
prior to backfilling operations. Utility service trenches within 5
feet of a building that are perpendicular to the building footings and are less than 12 inches wide and less than 3 feet deep are not
subject to this recommendation.
The lot inspection made during the period of our services on the subject
site were in accordance with the local acceptable standards for this
period. The conclusions or opinions drawn from the inspections apply only to our work with respect to grading and represent conditions at
the date of our final inspection.
We will accept no.responsibility for any subsequent changes
the site by others or by uncontrolled action of water or by
of others to properly repair damages caused by uncontrolled
of water.
