CARLSBAD LAKE COMMUNITY, PADS-1 THROUGH 308, RECREATIONAL PADS, JACUZZI PADS AND TENNIS COURTS,
AND ROAD IMPROVEMENTS ALONG POINSETTIA LANE AND LAGOON LANE (CARLSBAD TRACT NO. 73-24)
CARLSBAD, CALIFORNIA
Gentlemen:
In accordance with your request, we have provided engineering
services in conjunction with the grading of the subject
site.
SCOPE OF WORK
Our services included:
0 Providing engineering observation of the grading
operation including preparation of areas to receive fill and compaction of loose surface soils in
areas of shallow cut
O Performing field density tests in the placed and
compacted fill
0 Performing laboratory tests on representative
0 Providing professional opinions regarding the
samples of the material used for fill
contractor's general adherence to plans and specifications.

on our observation and testing, the work performed during that period was in general conformance with the Specifications
for Controlled Fill attached to our report entitled "Update
Geotechnical Investigation Carlsbad Lake Community (Carlsbad Tract No. 73-24), Carlsbad, California," dated January 21,
1981.
During the grading period, fill was placed, compacted, and tested on Pads 1, 18 through 23, 57 through 79, 81 through
170, 172 through 183, 195, 218 through 250, 252 through 276, 278 through 281, 289 through 296, 303 through 308, on three
Jacuzzi pads, and on two tennis court areas and the recre-
ation pad west of Pad 247. Pads 2 through 16, 24 through
46, 48 through 56, 184 through 189, 191 through 194, 196
through 217, 282 through 288, 297 through 300, 302, and the recreation pad in the lake area are cut pads. Areas numbered
17, 47, 80, 171, 190, 251, 277, and 301 are open space
areas.
The grading generally consisted of excavating loose surface
pacting areas to receive fill, and making cuts and fills to and uncompacted fill soils, scarifying, watering and com-
design grade. An existing waterline was removed from the area of Pads 29 through 92, 167, and 174 and the excavation
refilled with compacted and tested soil. An old 8 inch steel well casing was found north af pads 307 and 308 in the
pond bottom and was filled with 1/2-inch pea gravel, then lake area. This casing was cut off about 6 feet below the
was allowed to overflow to produce an apron around the well capped with about 10 to 20 feet of concrete. The concrete
casing about 3 feet in diameter and about 5 inches thick.
Storm drain backfill was compacted and tested between
north of Pads 170 and 172 and west of Lowder Lane. In
Pads 119, 120, 166, and 167. Excess material was stockpiled
addition to this, ground surfaces were prepared and compacted
fill placed to provide for road widening along Poinsettia Lane and Lagoon Lane east of the subject subdivision.
During the grading operation, compaction procedures were ob- served, and field density tests were made to help evaluate
the relative compaction of the placed fill. Field observa- tions and results of field density tests indicate that the fill has been generally compacted to 90 percent or more of
maximum laboratory dry density as determined in accordance

superintendent. For reference, the approximate locations of field density tests and the limits of compacted fill have
been recorded'on a copy of the grading plan. The results of
dry density (relative compaction), are given on the attached
field density tests, expressed as a percent of laboratory
forms .
Laboratory tests were made on representative samples of the materials used for fill. The tests were performed to evalu-
ate moisture density relationships, maximum dry density,
plasticity, strength, and swell characteristics. The
optimum moisture content, grain size distribution, and
results of laboratory tests ar.e attached.
SUMMARY OF FINISH GRADE SOIL CONDITIONS
Fill Pads and Fill Portion of Cut-Fill Pads
Inspection and laboratory tests indicate that nonexpansive
fill was placed within 2 feet of rough grade on all fill pads and on the fill portion of cut fill pads noted herein.
Cut Pads and Cut Portion of Cut-Fill Pads
An inspection of cut pads and the cut portion of cut-fill
pads at the completion of grading indicated that no ex- pansive soil is evident at rough grade surface.
RECOMMENDATIONS
Foundations for Structures on Nonexpansive Soils
We recommend that foundations for single- or two-story,
residential structures placed on nonexpansive, undisturbed
for a bearing pressure not exceeding 2,000 psf (dead plus soil or on nonexpansive, properly compacted fill be designed
live loads). We recommend that footings be founded at least 12 inches below finish grade, and have a minimum width of
increased by no more than one-third for loads that include 12 inches. In our opinion, this bearing pressure can be
wind or seismic forces.
Slopes

and are approximately 10 feet to 30 feet high. Fill slopes
were treated by periodically backrolling with a sheepsfoot compactor, track rolling with a vibratory compactor and grid
rolling. The 1-1/2 to 1 slope along the western boundary
was excavated and recompacted to an indicated 90 percent
relative compaction when initial tests showed an indicated
relative compaction of less than 90 percent.
We recommend that structures that will not tolerate differ- ential settlements (such as foundations, swimming pools,
concrete decks, walls, etc.) not be located within 8 feet of the top of a slope. We recommend th&t footings that are located within 8 feet of the top of a slope be extended in
depth until the outer bottom edge of the footing is 8 feet horizontally from the outside face of the slope.
Additional Fill and Utility Trenches
This report discusses the fill placement observed by person- nel from our firm during the period specified. We recommend that any additional fill placed, as well as backfill placed
deeper than 12 inches, or backfill placed in any trench in utility trenches located within 5 feet of a building and
located 5 feet or more from a building and deeper than 5 feet,
be compacted under our observation and tested to verify compliance with the earthwork speci.ficati0n.s for the project.
We should be contacted at least 24 hours prior to back-
filling operations.
Drainage
We recommend that positive measures be taken to properly finish grade each pad after structures and other improve-
ments are in place, so that drainage waters from the pad and adjacent properties are directed off the pad and away from foundations, floor slabs, and slope tops. Even when these
measures are taken, a shallow ground water or surface water condition can and may develop in areas where no such water
condition existed prior to site development; this is partic- ularly true where a substantial increase in surface water infiltration results from landscape irrigation.

Inc., Tustin, California. Elevations and locations used in
this report were based on field surveys done by others.
The soil conditions described in this report are based on observations and periodic testing. This office should be notified of any indications that soil conditions are not as
described herein. We will inspect foundation excavations for each pad if we are requested to do SO.
For this report, rough pad grade is defined as that grade
set in the field by the grade checker from reference stakes established by the surveyor, and represents rough grade at
the time we were inspecting the grading operation. Likewise, the indicated depths of undercutting of expansive soil
and/or depths of placement of nonexpansive soil were based on the measurements made by and grades set by the contractor’s
grade checker.
The conclusions and opinions drawn from the test results and site inspections apply only to our work with respect to
grading, and represent conditions at the date of our final
quent changes made to this site by others, or by uncontrolled inspection. We will accept no responsibility for any subse-
damages by uncontrolled action of water. action of water, or by failure of others to properly repair
