In accordance with your request and authorizotion, we have completed the required
geotechnical services during rough grading operations of Parcel B-West, Building Pads 158
through 263 and 269 through 280, a portion of Tract 81-16, Vista Santa Fe, Carlsbad,
California. This report presents the geotechnicol conditions encountered during rough
grading between August 3 I, 1984 and February 6, 1985. The 30-scale grading plans
(Plates I through IO), prepared by Rick Engineering and dated October 22, 1984, were
used as base maps to present the as-graded geotechnical conditions and approximate
locations of field density tests.
To facilitate review and communication of the geotechnical conditions encountered during
rough grading, cut slope and landslide reference numbers were kept the same as indicated
in our Geotechnical Investigation for Phase B, Vista Santa Fe, Portion of Carlsbad
Tract El- 16, City of Corlsbad, Colifornia, doted June 28, 1984.

Summary of Grading Operations
Rough grading was conducted by Tri-Counties Construction Company from August 31,
1984 through Februory 6; 1985. Soils testing and observations were performed full time
during grading. Geologic mopping and inspections were conducted as needed during the
rough grading of Phase B-West. A small area in the upper north end of the westernmost
canyon in Phase B (Lots 198, 199, 221, 226, 227, and Calle Cozumel) was used OS a fill
orea for excess material from Phase A. The conyon bottom, after alluvium and colluvium
wos removed, was geologically inspected. A subdrain was placed in bottom and fill was
placed during the Phase A grading.
Rough grading of Parcel B-West, from a geotechnical standpoint, generally conforms with
the approved grading plans prepared by Rick Engineering, dated October 22, 1984.
Canyon cleanouts, alluvium-colluvium, and unsuitable material removals have been
performed and geologically mapped prior to fill placement. Approximate location of
removals and limits of compacted fill are depicted on the As-Graded Geotechnical Mop.
Specific grading operations during this phase of rough grading included:
Removal of unsuitable alluvium and/or colluvium in canyon areas. The exposed
claystone/siItstone and sandstone material was geologically mapped prior to the
installation of the subdroinoge and/or fill placement. Alluvium was removed to the
ground water table in the main drainage course above the south boundary of the site.
The approximate limits of these removals (of fill) are shown on, the As-Graded
Geotechnical Map.
Placement of subdrainage in canyon areas and buttresses as recommended or as
necessitated by field conditions. The approximate locations of these subdrains are
shown on the As-Graded Geotechnical Map. Only the subdroin in the westernmost
canyon wos surveyed by Rick Engineering.
Import of relatively permeable sand-rich backfill for the partial alluvial removal area
along the main drainage channel. Approximately 3 to 4 feet of sand-rich backfill was
placed in the location OS shown on the As-Graded Geotechnicol Map.
Construction of buttresses and stabilization fills for cut slopes which exposed
weathered bedrock, collvium, adverse bedding, shear planes or adverse jointing (see
Geotechnical Map). Buttress key excavations were geologically mapped prior to the
placement of fill. A summary of the major cut slopes are presented in Appendix B.
All lots where cut-fill transition affected the building pad were overexcavated and
recompacted to a minimum depth of 30 inches below finish grade. A summary of
capped and transition lots is presented in Table I, Appendix C.
Installation of a sand-filled trench approximately 5 feet wide and 6 feet deep through
the middle of the partial alluvium removal area (see As-Graded Geotechnical Map) to
facilitate dissipation of pore pressure and accelerate the settlement process.
Placement of settlement monuments to monitor settlement of alluvium ond fill for
Lots 252 to 261 and 276 to 280 poralleling the main drainage channel. Settlement
monuments were placed approximately 8 feet below finish grade on the slope behind
Lots 255, 26 I, and 278.

Earth Units
Bedrock encountered during earthwork operations was as previously anticipated
(Reference I). It consisted of sandstone, siltstone, and claystone of the Delmar
Formation, and silty sandstone of the Torrey Sandstone. Locally, the sandstone of
the Torrey and Delmar was observed to be moderately cemented. The near-surface
siltstone and cloystone wos generally highly weathered and sheared with randomly
oriented discontinuous shears. Some silty sandstone of the Torrey Sandstone was
encounterd on the northern end of Parcel B-West. During the grading operations, this
Torrey Sandstone, being in cut areas, was completely removed ond incorporated into
the fill.
Topsoil, colluvium, alluvium, or stockpiled fill moterials were found to be OS
previously anticipated (Reference I). The topsoil and colluvium were found to consist
of dark brown, silty clay. Alluvium found in the major drainage course wos
predominantly medium to dark brown, clayey silt to silty clay with occasional lenses
of sand. Portions of the alluvium were left in olace. as oreviouslv recommended.

Geologic Structure
Bedding planes were generally sparse, discontinuous, and poorly developed. However,
continuous bedding planes were encountered locally during grading. Ton sondstone
ond red-brown shale beds served as morker beds. Bedding was generally oriented
N20°W to N20oE, with dips generally less than 20 degrees to the west. These marker
beds were often lenses of interfingered siltstone ond sandstone. The overall
inclination of the bedding is west/southwesterly. The bedrock is moderately jointed
and stained by dark gray to black’ manganese and red-brown iron stain. The
predominant joints strike N40 to 70W and N50 to 80E and randomly dip 45 to 90.
Geologic mapping of cut slopes and buttress excavations indicates that the shears and
rupture surfaces are generally discontinuous and randomly oriented as previously
encountered in our borings (Reference I).
Faulting and Seismicity
No faults were observed within the site during grading or explorotion. The closest
active fault, the Coronado Banks fault zone, is located approximately 23 miles
southwest of the site. The potential for ground rupture at the site related to on
earthquake is considered low. Within the developed area, the potential damage from
future earthquakes will be due to earthquake-induced ground shaking originating from
an off-site source.
Moss Movements
The subject property was found to be mantled by numerous landslides OS previously
anticipated. An odditional shallow slide was encountered on Lots 212 and 213, ond
Avenido Anacapa and removed during the rough grading. The slides are shown on the
accompanying As-Graded Geotechnical Mop ond correspond with the numbering
system previously utilized in our report (Reference I). Geologic conditions encoun-
tered in the vicinity of the previously mapped slide areas ore discussed in Appendix B.

The treatment of these queried slide areas included removal of unsuitable moterial
prior to placing fill and construction of buttresses for cut slopes in the slides. Shear
keys and buttresses were constructed in the vicinity of Slopes 3, 40, 4b, 5, ond 7 in
order to provide an adequate factor of safety against deep-seated failure. Shear key
and buttress construction of Slopes I and 2 was completed during rough grading of
Phase A. The As-Built Buttress details are presented in Appendix B.
. Ground Water
Ground water was encountered in alluvium within the major drainage course along the
southern property boundary. Seepage was encountered in the bottom of the buttress
key for Slope4a at the basal contact of the sandstone channel and claystone.
Because the key was below any outlet elevation, a subdrain was not installed in the
key bottom. However, when on outlet grade was reached, a subdrain was placed to
outlet in the storm drain along Avenida Anacapa.
Ceotechnical Engineerinq Summary
l Site Preparation
All unsuitable alluvium and colluvium including topsoil were removed from the
tributary canyons. Alluvium in the main drainage course along the south boundary of
the site was removed to the ground water table. These cleanouts were geotechnically
mapped prior to the installation of subdrains and/or placement of structural fill. The
approximate limits of these removals and alluvial materials left in place ore
delineated on the As-Graded Geotechnical Map.
. Settlement Monitorinq
Three settlement monuments were strategically installed on Lots 255, 261, and 278.
Monitoring of these monuments is ongoing by Rick Engineering on a monthly basis and
settlement data will be reported in the post-grading report.
. Subdrains
Subdrains were installed in the two north-south trending tributary canyons along the
main drainage channel. These drains were installed in accordance with our earthwork
specifications (Reference I). A short section of 6-inch solid pipe was extended
through fill to outlet at the toe of the fill slope along the southern boundary. Some
fill was locally placed in the canyon or key bottoms so that flow could be achieved
through the subdrain system.
All buttress and replacement fills were provided with subdrain systems. These
consisted of a 4-inch or 6-inch perforated pipe in accordance with our recommen-
dations. These subdrains were covered with 7 to 9 cubic feet per foot of 3/4-inch
gravel at the lowest point in the buttresses that could achieve flow to the toe of the
slope. Buttress key subdrains were placed at the back of the key with outlets located
at approximately 100-foot intervals. The outlets consisted of solid pipe. Seepage
encountered in the bottom of Buttress 4A was subdrained and outletted into the
storm drain in Avenida Anacapa. The approximate locations of subdrains are shown
on the As-Graded Geotechnical Map.

Cut Slopes
Cut slopes, including fill-over-cut slopes, were geotechnically mapped ond evaluated
during rough grading. Field mapping encountered highly fractured and broken silty
claystone, adversely oriented bedding planes, and numerous polished and sheored
surfaces. The specific as-built conditions of these slopes are ~summarized in
Appendix B.
Fill Placement
Areas to receive structural fill were overexcavated of deleterious material, pro-
cessed, and moisture conditioned prior to placement of the structural fill. The fills
were spread in loose 6- to E-inch lifts, moisture conditioned as needed to attain near-
optimum. moisture content, and compacted to a minimum relative compaction of
90 percent of the maximum dry density. Compaction of fill materials was accom-
plished with towed sheepsfoot rollers and heavy construction equipment. Benching
into firm material or bedrock was done as the fill was placed. Fill slope faces were
compacted by backrolling with a sheepsfoot roller at 3- to 4-foot intervals of slope
height. Slope finishing was achieved by trimming and/or track rolling.
Field density tests and observations were performed throughout the fill area,
primarily using sand-cone method (ASTM Dl556-64) and drive cylinder method (ASTM
D2937-71). The approximate test locations are shown on the accompanying Density
Test Location Map (Plates 6 through IO). The results of the field density tests are
summarized in Appendix D. As indicated in Appendix D, areas in which field density
tests were less than 90 percent relative compaction or were observed to be
nonuniform, were reworked, recompacted, and retested until the minimum 90 percent
relative compaction was achieved. Representative soil samples were tested for the
maximum density as determined by ASTM Test Method Dl557-78. The maximum
density test results are presented in Appendix E.

l Expansion Potential
Expansion index tests performed on soils near subgrade indicated that the expansion
potential of the foundation soils classify as “high” (UBC Table 29C). It is anticipated
that foundations and structural slabs will be designed for soils with a high expansion
potential in accordance with this report.
-. . Cut and Fill Transition
The cut portion of all transition lots were undercut 3 feet and replaced with
compacted fill from on-site material. Undercuts were made in the pod areas to
provide uniform soils beneath the foundations. The transition lots are shown on the
Geotechnical Map and summarized in Table I.

CONCLUSIONS
Summary of Conclusions
Geotechnical~ conditions encountered during rough grading were generally as antici-
pated.
Cleanouts were excavated to bedrock or material suitable to receive fill. All
cleanouts were geotechnically mapped prior to fill placement.
Corrective measures for landslides directly impacting the subject site were completed
in accordance with our observations and recommendations.
All building pads covered by this report contain soils classified as having a high
expansion potential.
Provided that the foundation recommendations presented in this report are followed,
the differential settlements in the footings are not expected to exceed I inch.
Rough grading of Building Pads 25 I through 255, 257 through 259, 26 I, and 275 through
280 has been completed. However, those building pads which are underlain by partially
removed compressible alluvium are subject to long-term settlement and are currently
being monitored.
Rough grading was performed in substantial compliance with our recommendations and
the City of Carlsbad requirements. The site is considered suitable for the intended
residential use provided that the recommendations contained in this report are
implemented during the fine grading and construction phases. In our professional
opinion, geotechnical aspects of the subject area, as shown on the accompanying
Geotechnical and Density Test Location Maps, have been evaluated and properly
treated during rough grading.

RECOMMENDATIONS
I. Foundations and Slabs -
An allowable soil bearing pressure of 1500 psf may be used for conventional footings
having a minimum embedment in approved material of I2 inches below the lowest
adjacent grade and a minimum width of I2 inches. The bearing value may be increased
by 500 psf for each additional foot of embedment in approved material and be 200 psf
for each additional foot of width to a maximum of 3000 psf.

l Expansive Soils
- It is anticipated that the soils occurring at finish grade will predominantly
have a high expansive potential. Recommendations for highly expansive soils
are presented below.

a. Foundations: Exterior footings for one- and two-story buildings should be
continuous and founded 24 inches below exterior grade. Interior footings
should be continuous ond may be founded I2 inches below slab subgrade for
one-story and I8 inches below slab subgrade for two-story buildings. Rein-
forcement in exterior and interior footings should consist of two No. 5 bars,
placed one at the top and one at the bottom (or four No. 4 bars, two at the
top and two at the bottom may be utilized.)
Dowels consisting of No. 3 reinforcing bars should be placed at 36 inches on
cenfers in the footings and bent 3 feet into the slab.
A 24-inch deep grade beam should be poured across the garage door openings
and reinforced as for footings.
b. Slabs: Living area slabs should be a full 4 inches thick, reinforced with 6X6-
6/6welded wire mesh located mid-height. Living areo slobs should be
underlain by 4 inches of rounded gravel or clean sand and a 6-mil Visqueen
moisture barrier, plus an additional I inch of sand between the slab ond
Visqueen.
c. Presoaking Beneath Slabs: Living area and garage slab subgrade soils should
be soaked to at least 5 percent above the optimum moisture content to a
depth of 24 inches below slab subgrade prior to placement of concrete. The
moisture penetration should be tested by the soils engineer.
l Post-Tensioned Slabs
As an alternative to conventional foundations and stabs, post-tensioned slabs, as
designed by the structural engineer, may be used. Living area slabs should be
underlain by a 6-mil Visqueen moisture barrier covered by a I -inch layer of sand.
In addition, presoaking, as recommended for conventional foundations, is olso
recommended for post-tensioned slab systems.

2. Retaining Structures
- Earth-retaining structures should be designed to resist lateral earth pressure imposed
by the retained soils and any surcharged loads. Lateral movement of structures may
be assumed ~resisted by friction between the structure an the soil and/or by passive
resistance of soil. The coefficient of friction between the soil and concrete may be
assumed to 0.35.
.- For specific soil types, earth pressures and resistances to lateral movements are
affected by: (a) the steepness of retained or resisting ground surface, and (b) free-
dom of the retaining structure to rotate. Earth retained by a wall that allows slight
rotation of the wall is an active condition. For basement walls or retaining walls
which are restrained, the at-rest condition should be assumed.
Because the on-site soils are generally highly expansive, they are not considered
suitable for wall backfill. The retaining woll backfill should consist of nonexpansive
soils. If granular soil with SE (Sand Equivalent) equal to or greater than 30 is used as
wall backfill, the following design lateral earth pressures may be utilized:

active and at-rest conditions and sloping down from the base of the wall for

The back cut for walls less than 6 feet in height can be made near-vertical from the
heel of the wall; for walls greater than 6 feet but less than I5 feet in height, the back
cut should be flattened to a gradient not steeper than l/2:1 (horizontal to vertical).
For the back cut in excess of I5 feet in height, specific recommendations should be
requested from the geotechnical consultant.
The wall should be backfilled with granular material. Backfill should be brought up to
a height of about 2 feet below the top of the wall and copped with compacted fill
consisting of native soils.
The top of the granular fill should extend horizontally to a minimum distance equal to
one-half the wall height behind the wall. The wall should be constructed and
backfilled as soon after the back cut excavation as practicable. Prolonged exposure
of back cut slopes may result in some localized slope instability.
Adequate subsurface drainage behind the wall should be provided to minimize the
potential for the build up of pore water pressure. A 4-inch perforated drain pipe
(PVC, Schedule 40 or ABS, SDR 35) should be placed at the bottom of the granular
backfill to discharge the water into a positive drainage device.

Cement Type
The results of water soluble sulfate tests performed on soil samples obtained from
Parcel A indicate that the water soluble sulfate contents are less than 0.2 percent.
Therefore, Type II cement may be used. We recommend that soluble sulfate content
tests continue to be randomly performed on near-surface soils at finish grade prior to
pouring concrete.
Surface Drainage
Surface drainage should be controlled at all times. Residential structures should
hove eave drains and roof gutters to collect roof runoff. Positive surface drainage
should be provided to direct surface water away from the structures, towards the
street or suitable drainage facilities. Positive drainage is defined as a minimum of
2 percent away from structures. Where planters are located adjacent to structures, a
minimum positive drainage of 2 percent over a distance of 5 feet is recommended.
Ponding of water should be avoided adjacent to the structures. Area drains should
be provided in areas of decking and lawns. Positive drainage away from the slopes
must be maintained at all times. The need for drainage devices on the slopes is
within the purview of the design civil engineer.
Settlement Monuments
Scheduled surveying of the previously recommended settlement monuments should be
continued. Building permits for Building Pads 251 through 255, 257 through 259, and
257 through 280 should not be issued until determination by the soils engineer has
concluded that settlement has essentially been completed.
Utility Trenches
Excavation of utility trenches should be performed in accordance with the project
plans and specifications. The backfill should be compacted to a minimum of
90 percent of the soils maximum density, in accordance with Test Method ASTM
D 1557-78. As an alternative to mechanical compaction of the native soils, trenches
may be backfilled with granular backfill (sand equivalent 30 or better) which lend
themselves to densification by jetting.
Subdrain Outlets
The subdrains, back drains, and outlets constructed during rough grading are
identified, on the As-Graded Geotechnical Maps. Where outlets are not tied into
the storm drains, they should be cleared of soil cover or other potential blockage
which may have occurred since initial subdroin construction. It is recommended
that the Homeowners Association maintain these outlets, as well as retaining wall
drainage outlets, to prevent future blockage for those drains in common areas.
Individual homeowners should maintain outlets on their respective properties.

- 8. Street Subgrade
Prior to placing the aggregate base, the subgrade soils should be compacted to a
minimum of 90 percent relative compaction. The base material should be compacted
to a minimum of 95 percent maximum density, as determined in the laboratory in
accordance with ASTM 01557-78 test method.

. Concrete Walkways and Patio Slabs
Concrete Driveway
To reduce the extent of unsightly cracking, the concrete driveway should be
4 inches thick, reinforced with 6X6-6/6 welded wire mesh placed at midheight of
the slab and provided with construction or weakened plane joints every IO feet or
less. The slabs should be underlain by 4 inches of crushed rock, gravel, or clean
sand. We recommend that the subgrade soils be soaked to at least 5 percent over
the optimum moisture content to a depth of 24 inches.
Due to the expansive nature of the prevailing soils, concrete flatworks (walks,
patio slabs) will hove the potential for cracking. To reduce the potential for
excessive cracking, concrete walkways and patio slabs should be provided with
construction or weakened plane joints at frequent intervals (e.g. every 6 feet or
less). To minimize differential movement between slab sections, it is recom-
mended that the subgrade soils be presoaked too depth of I2 inches minimum prior
to placement of concrete. Alternatively, differential heave could be controlled
by dowels or continuous reinforcement.
Fence/Garden Walls
Garden wall footings should be founded I2 inches minimum below the lowest
adjacent grade. Due to the expansive nature of the prevailing soils, where walls
are constructed close to the top of slope, some tilt of the wall should be
anticipated. To reduce the potential for unsightly cracks, we recommend
inclusion of construction joints at 6-foot intervals.
Swimminq Pools and Jacuzzis
While expansive soils-related cracking of walkways, patio slabs, and garden walls
may only be cosmetic in nature and thus tolerable, such cracking in pools and
jacuzzis cannot be tolerated. Homeowners should be advised of the expansive
nature of the prevailing soils so that if they plan to construct pools or spas, they
should have them designed with appropriate input from the geotechnical con-
sultant.
IO. Oversteepening of Existing Slopes
Oversteepening of exisiting slopes should be avoided during fine grading and house - construction unless supported by a retaining structure and the soil design parameters
approved by the geotechnical consultant.

I I. Slope Landscaping and Maintenance
l Proper slope landscaping and maintenance is important to maintain slope in-
tegrity. For slopes not directly maintained by a homeowners association, the
homeowner should be reminded of the responsibilities of a being o hillside
resident. A qualified landscape architect should be consulted for specific
recommendations.

l All slopes should be planted with ground cover and deep-rooted, native-type
shrubs or trees as soon as possible. Shallow-rooted ground cover provides
protection against surface erosion. Deep-rooted shrubs and trees provide pro-
tection against surficial slumping.
- 12. Construction
Construction observation and testing should be performed by the geotechnical con-
- sultant at the following stages:
l During retaining wall excavations.
l During placement of backfill for utility trenches and retaining walls. - l During footing excavations and prior to pouring of slabs.
l After presoaking of subgrade and prior to pouring of slabs.
l When any unusual soil conditions are encountered during any construction subse- - quent to this report.

SLOPE MAINTENANCE GUIDELINES FOR HOMEOWNERS
TIPS FOR THE HOMEOWNER
Homesites, in generol, and hillside lots, in particular, need maintenance to continue to
function and retain their value. Many homeowners ore unaware of this and allow
deterioration of their property. In addition to his own property, the homeowner may be
subject to liability for damage occurring to neighboring properties as a result of his
negligence. It is therefore important to familiarize homeowners with some guidelines for
maintenance of their properties and make them owore of the importance of maintenance.
Nature slowly wears away land, but human activities such as construction increase the
rate of erosion 200, even 2,000 times that amount. When we remove vegetation or other
objects that hold soil in place, we expose it to the action of wind and water and increase
its chances of eroding.
The following maintenance guidelines ore provided for the protection of the homeowner’s
investment, and should be employed throughout the year.

Care should be taken that slopes, terraces, berms (ridges at crown of slopes), and
proper lot drainage are not disturbed. Surface drainage should be conducted from
the rear yard to the street by a graded swale through the sideyard, or alternative
approved devices.
In general, roof and yard runoff should be conducted to either the street or storm
drain by nonerosive devices such (IS sidewalks, drainage pipes, ground gutters, and
driveways. Drainage systems should not be altered without expert consultation.
All drains should be kept cleaned and unclogged, including gutters and downspouts.
Terrace drains or gunite ditches should be kept free of debris to allow proper
drainage. During heavy rain periods, performance of the drainage system should be
inspected. Problems, such as gullying and ponding, if observed, should be corrected
as soon as possible.
Any leakage from pools, waterlines, etc. or bypassing of drains should be repaired as
soon as possible.
Animal burrows should be filled since they may cause diversion of surface runoff,
promote accelerated erosion, and even trigger shallow soil failures.
Slopes should not be altered without expert consultation. Whenever a homeowner
plans a significant topographic modification of the lot or slope, a qualified
geotechnical consultant should be contacted.
If plans for modification of cut, fill, or natural slopes within a property are
considered, on engineering geologist should be consulted. Any oversteepening may
result in a need for expensive retaining devices. Undercutting of the bottom of a
slope might possibly lead to slope instability or failure and should not be undertaken
without expert consultation.
If unusual cracking, settling, or earth slippage occurs on the property, the home- owner should consult a qualified soil engineer or on engineering geologist imme-
diately.
8 The most common causes of slope erosion and shallow slope failures are as follows:
l Gross neglect of the core and maintenance of the slopes and drainage devices.
l Inadequate and/or improper planting. (Barren areas should be replanted as soon
as possible.)
-. l Excessive or insufficient irrigation or diversion of runoff over the slope.
l Foot traffic on slopes destroying vegetation and exposing soil to erosion
- potential.
3 Homeowners should not let conditions on their property create a problem for their
neighbors. Cooperation with neighbors could prevent problems also increase the
aesthetic attractiveness of the property.
.- Winter alert
It is especially important to “winterize” your property by mid-September. Don’t wait until
spring to put in landscaping. You need winter protection. Final landscaping can be done
later. Inexpensive measures installed by mid-September will give you protection quickly
that will last all during the wet season.

Check before storms to see that drains, gutters, downspouts, ,ond ditches are not
clogged by leaves and rubble.
Check after major storms to be sure drains are clear and vegetotion is holding on
slopes. Repair as necessary.
Spot seed any bore areas. Broodcast seeds or use a mechanical seeder. A typical
slope or’bare areas con be done in less than on hour.
Give seeds a boost with fertilirer.
Mulch if you can, with grass clippings and leaves, bark chips or straw.
Use netting to hold soil and seeds on steep slopes.
Check with your landscape architect or local nursery for advice.
Prepare berms ond diches to drain surface runoff water awoy from problem areas
such as steep, bore slopes.
Prepare bore areas on slopes for seeding by raking the surface to loosen and roughen
soil so it will hold seeds.

l Plan construction activities during spring and summer, so that erosion control
measures can be in place when the rain comes.
l Examine your site carefully before building. Be aware of the slope, drainage patterns
and soil types. Proper site design will help you avoid expensive stobilization work.
l Preserve existing vegetation OS much OS possible. Vegetation will naturally curb
erosion, improve the appearance and the value of your property, and reduce the cost of
landscaping later.
l Use fencing to protect plants from fill material and traffic. If you have to pave near
trees, do so with permeable asphalt or porous paving blocks.
l Preserve the natural contours of the land and disturb the earth as little as possible.
Limit the time in which graded oreas ore exposed.
l Minimize the length and steepness of slopes by benching, terracing, or constructing
diversion structures. Landscape benched areas to stabilize the slope and improve its
appearance.
l As soon as possible after groding a site, plant vegetation on all areas ‘that ore not be
paved or otherwise covered.
TEMPORARY MEASURES TO
STAEILIZE M SOIL
Grass provides the cheapest and most effective short-term erosion control. It grows
quickly and covers the ground completely. To find the best seed mixtures and plants for
your area, check with your local landscape architect, local nursery, the U.S. Department
of Agriculture Soil Conservation Service.
Mulches hold soil moisture and provide ground protection from rain domoge. They also
providea favorable environment for starting and growing plants. Eosy-to-obtain mulches
are grass clippings, leaves, sawdust, bark chips, and straw.
Straw mulch is nearly 100% effective when held in place by spraying with on organic glue
or wood fiber (tackifiers), by punching it into the soil with a shovel or roller, or by tacking
a netting over it.
Commercial applications of wood fibers combined with various seeds and fertilizers
(hydraulic mulching) are effective in stabilizing sloped areas. Hydraulic mulching with a
tackifier should be done in two separate applications: the first composed of seed fertilizer
and half the mulch, the second composed of the remaining mulch and tackifier.

Mats of excelsior, jute netting, and plastic sheets can be effective temporary covers, but
theymust be in contact with the soil and fastened securely to work effectively.
Roof drain0 e can be collected in barrels or storage containers or routed into lawns,
+- p anter boxes, and gardens. Be sure to cover stored water so you don’t collect mosquitos.
Excessive runoff should be directed away from your house. Too much water can damage
trees and make foundations unstable.
STRWXURAL RUNOFF CONTROLS
Even with proper timing and planting, you may need to protect disturbed areas from
rainfall until the plants have time to establish themselves. Or you may need permanent
ways to transport water across your property so that it doesn’t cause erosion.
Ta keep water from carrying soil from your site and dumping it into nearby lots, streets,
streams and channels, you need ways to reduce its volume and speed. Some examples of
what you might use are:
Riprap (rock lining) - to protect channel banks from erosive water flow.
Sediment trap - to stop runoff carrying sediment and trop the sediment.
Storm drain outlet protection - to reduce the speed of water flowing from a pipe onto
open ground or into o natural channel.
Diversion dike or perimeter dike - to divert excess water to places where it can be
disposed of properly.
