.
This report is to present the results of our soil tests and
observations done at your request for the. grading of the above-re—
ferenced site
.T.ho recommendations for grading preparation contained in our
Preliminary Soil Investigation. Report dated 23 August 1976 were
followed to our satisfaction
All cut (native ground) lots were ripped approximately 1 foot,
watered, and recompacted to not less than 90% of the maximum dry
density. S • • S . .• . . . .
In all lots in which day—lite line transects the house pad the
cut portion was undercut approximately 1 foot then ripped approxi—
mately 1 foot in depth., wate.red, andrecompacted. The undercut
area was then refilled with nonexpansivesoils and compacted. at least
90% of the maximum dry density .
. . The results of our observations, field density and laboratory
tests indicate the compacted fill and recompacted ground has been
placed at not less than 90% of the maximum dry density.

The approximate areas undercut, the areas ripped, and the fill
areas tested are shown on the enclosed site plan.
Two expansion tests were performed on a undisturbed and a re—
molded sample of the most abundant clayey soils encountered to de-
termine if these materials would constitute a structural hazard to'•the
buildings with respect. to volumetric soil change. The remolded test
was performed on soil samples remolded to 90%' of the, maximum dry density
at. optimum moisture content in 2 inch diameter, 1 inch high. ring molds
to approximate the. compacted fill condition. The undisturbed test was
. performed in an identical ring mold. All samples were loaded with 1
psi, instrumented, air dried and then submerged in distilled water
until ,the expansion stopped.. The percent expansion is recorded aS the
ratio of the final change in height to the initial height

The expansion tests indicate..the upper native soils on certain
lots to be in the high to critical range and could constitute structural
hazard' to the buildings. In order to minimize the possibility of struc-
'tural damage" to the buildings on Lots 210, 215 through 219 and 243
the following 'recommendations are, made.

We recommend that the foundations inc'uding the garage
be post—t (ned.
Exterior concrete slabs, such as driveways, sidewalks,
patios, pool decking, etc., shall be founded 'on at least
4 inches thick of clean imported sand or clean nonexpansivé
• on—site soils approved by our laboratory.
C. It is recommended that moisture be re—established 1 foot
below the footing and slab areas such that the optimum
moisture is exceeded by 'at'least 3 percent within 48
hours prior to pouring.. This applies both to the garage
and living areas. 0
It is believed no expansive soils' are found within the upper
3 feet on the remaining lots (207 through 209, 211 through 214, 220
through 242 and 244) of' the subdivision.' ' The below listed' foundation
recommendations should be. followed. '
a. The'continuous. perimeter foundations shall extend
a minimum depth -of 12" into the compacted fill or
firm native ground for one story and at least 18"
for' two story buildings. The continuous foundations
will be reinforced with at least two No. 4 steel bars,
one bar shall be placed near the top of the founda-
tions and,the other bar, shall be placed near the
bottom.
A continuous 8" foundation is also recommended along
the edge of the entrance. garage
'The concrete, floor slabs of the dwellings and' garages
shall -be a minimum of 3k" in thickness and shall be
founded on at least 3" thick of clean imported sands ,
or clean nonexpansive on—site soils approved by our
laboratory. A plastic sheeting should be placed-be—
tween the clean sand layers in the living areas. It
is recommended that these concrete slabs in the living
.areas and garages be reinforced with centered 6X6/1OXlO
steel wire mesh. .
As reported in our Preliminary Soil Investigation Report, an
allowable, bearing capacity of 2400 psf may' be used for design purposes.
Footings located closer than 5 feet. from the top of the slope
should be extended until the bottom edge of the footing is at least
5 feet horizontally from ,the outside face of the slope.
Direct and maintain drainage so that water does not pond around
the foundation or top of slopes. Poor drainage around foundations

will contribute to 'the sitUation where existing clay soils could re—
ceive increased moisture and clay heave could result
Both laboratory-compaction and field density test procedures
and results are presented on the following pages
Our-firm -should inspect all footing trenches before reinforcing
bars have been placed to verify the soils conditions are as reported
herein and to verify the moisture conditions on the expansive soil lots
.We understandall grading for Templin Heights,' Unit' 3 has been ,
completed However, if additional fill or backfill is to be placed,
we should be. notified to insure that proper compaction is achieved.

1 - Laboratory Compaction .
Laboratory compaction tests were performed as specified by
ASTM D1557-641 (method i). This test method uses the minus #4
sieve soil in a 4. inch diameter, 4 inch high cylindrical mold. The
sample is formed with a 10' pound hammer falling. 18 inches for' 25
blows on each of 6 layers.
