Executive Summary
Work Summary for April
The Grading Contractor is essentiaUy complete with the contract work and continues to
complete the punchlist items. The Contractor has completed approximately half of the items on
the list with the remaining items scheduled for completion in May.
Work on the Cribwall for the West Industrial Pad continues to be slow with completion now
scheduled for May.
Planned work for the month of May
• Complete the Cribwall at the West Industrial Pad.
• Continue with Punchlist work and close-out procedures.
Contract Status -Change Orders
A draft of contract Change Order (No.7) was prepared for review in AprU and includes several
contract Bid Items that have exceeded their estimated quantities listed in the Bid Schedule. The
increase in quantities and cost were previously approved by the City Council in February 2006,
and now that the actual quantities have been exceeded, it's necessary to execute the Change
Order to unencumber the funds. This Change Order is listed in the report as pending until it's
executed.
Cash Flow Projection
With this project almost being complete there was no progress billing in AprU as there was very
little work done, except punchlist work. We anticipate that there will be a May progress biUing
and then a final billing in June for retention.
Project Schedule
Work is substantiaUy complete so there wUl be no further Baseline Schedule up-dates or 3-Week
look Ahead Schedules. The Project Team (CM, City and Contractor) continue to meet regularly
to discuss progress and schedule completion of the remaining Punchlist work activities and
closeout of the project.
There has been no further discussion regarding a time extension. Staff anticipates any time
extension requests to be negotiated with future Change Order requests.
Potential Issues
Last month we reported that the delay in securing funding for the CribwaU at the overflow
parking lot has made the work substantially more difficult and that Sema Construction will not
be doing the work. Staff is currently evaluating a Geogrid Retaining Wall which is currently
being priced by Jayne's Corporation. We hope to report on the cost in next month's report.

Executive Summary
Work Summary for April
Wadsworth GoU Construction Company (Wadsworth) continues to make great progress
shaping and instaUing irrigation on the Golf Course. At the end of April Wadsworth has
completed fine-shaping of GoU IToles M through M7 and are currently working on the final Golf
Hole #18 and the Driving Range. Wadsworth continues to make progress installing the irrigation
system with Holes M through #13 nearing completion. The Architect made three site visits in
AprU and approved fine shaping of GoU Holes M through #17. Construction activities for the
month include the foUowing:
• Approval of fine shaping and Golf features for Golf Holes M through #17.
• Completion of the irrigation system for GoU Holes #1 through #14 - currently in the
flushing, cleaning and testing phase.
• InstaUed Parson's Rock WaUs on Hole #7, #10 & #13.
• Continued layout of hard lines for Turf and Rough areas.
• Installed Bunker Sand in Holes #4, #5 & #6.
• Began Lake Liner installation and Pump Station wet weUs.
• Began work on the Lake Waterfall feature.
Planned Work for May
• Completion of fine shaping of Hole #18 & Driving Range.
• Continue installation of the irrigation system Holes # 15 - #18.
• Continue with construction of Green's, Tee's and Bunker's.
• Begin installation of sod on Holes #5 & #6.
• Continue Lake Liner and Pump Station work.
• Continue WaterfaU construction on Lake for Holes #7, #10, #13 & #15.
• Continue Rock waU instaUation on GoU Course.
Contract Status- Change Orders
There have been several Potential Change Orders (PCO's) that have been previously discussed
verbaUy, and have now been submitted by the Contractor, and are currently under review. The
good news is that several of the PCO's are credits and offset additional cost items. Several of the
PCO's wUl be converted to contract Change Orders next month, and submitted for execution.
Cash Flow Projection
Actual cash flow has outpaced projections partially due to the fact that Wadsworth has made
great progress fine shaping the GoU Course and installing the irrigation system. Based on
Wadsworth's schedule we expect this trend to continue.

Project Schedule
Wadsworth appears to be ahead of schedule according to their Baseline Schedule. The key
mUestone worth watching next month wiU be the instaUation of sod on the GoU Course, which is
scheduled for mid-May. At this point Wadsworth wiU meet this schedule.

Executive Summary
Work Summary for April
Maintenance Building
The Contractor made good progress completing the interior and exterior structural elements
of the building including installation of the roof trusses. The buUding has been "Dryed-in"
thereby allowing the start of interior dry waUing. The Contractor also completed framing
with steel studs in the interior of the buHding and rough-in of the plumbing and electrical.
Clubhouse BuHding
As mentioned last month, the completion of the pre-cast deck over the lower building floor
allowed the Contractor to move forward with installing the structural elements for the second
floor. Most of the steel columns and beams have been set for the second story. The main steel
truss, which is an architectural focal point for the building, has been set and masonry block for
the two octagon towers are complete. Steel stud framing for the second floor walls will begin
shortly.

• Begin metal Roofing System.
• Continue with instaUation of interior framing.
• Complete instaUation of interior rough plumbing and electrical.
• Continue with exterior underground piping.
• Begin exterior EFIS plastering.
Clubhouse BuUding

• Complete upper floor structural steel posts and columns.
• Continue with Half-Way House.
• Continue work on Comfort Stations "A" and "B".
• Begin second floor metal waU stud framing.
Contract Status-Change Orders
Change Order No. 1 has been prepared and routed for review, ft contains nine items for an
estimated total of $115,023 representing 1% of the overaU contract value. There has been several
other potential Change Order Requests (PCO's) that are currently under review by Staff and wiU
result in the preparation of Change Order No.2 next month.

Cash Flow^ Projection
When averaged over the first five months of the contract actual cash flow met projections. The
CM Staff expects this trend to continue through-out the remainder of the project.
Project schedule
The Contractor provided a schedule up-date through April 2006, which shows they're about four
weeks behind schedule. A meeting was conducted between the Contractor and CM Staff to
review progress, confirm dates, and discuss delays and ways to expedite the project. One key
item will be the delivery of the trusses for the second floor. If this can be expedited and installed
earlier than estimated the Contractor can pick-up some time on the overaU schedule. We'U report
on this issue next month.
Potential Issues
The potential issue mentioned last month regarding the wrong structural bid set is closer to
being resolved regarding both time and schedule impacts. The Contractor has submitted three
Potential Change Order requests from their structural metal supplier and Framing Contractor for
a total amount of $95,000, which is currently under review by the CM Team.
