Executive Summary
Work Summary for February
The Contractor continued to complete "Final Rough-Shaping" grading activities around the Golf
Course. The Contractor is down to a skeleton crew and only four pieces of equipment, two
dozers, one scraper and one excavator. The Golf Course Architect made two site visits in
February and approved Golf Idoles ^ 1 through 14. Subsequently, these holes were turned over to
Wadsworth Golf Construction Company for fine shaping and installation of the Irrigation
System.
The Contractor is in the process of finalizing the contract and will be concentrating on
completing punch-list items during the upcoming month. Work on the Cribwall for the West
Industrial Pad has been slower than expected and may extend into early April. The Contractor
continues to maintain the site's SWPPP and BMP measures for control of erosion. Fortunately,
there was little precipitation in February.
Planned Work for month of February
• Complete rough shaping and acceptance of the remaining Golf Holes # 15,16,17, and 18.
• Complete the Cribwall at the West Industrial Pad.
• Complete on-site Storm Drain System.
• Start Punch-list and Contract Close-out procedures.
Contract Status - Change Orders
No new change orders were prepared during February and there are no new potential change
requests .submitted by the Contractor. Change Order No.'s 1, 2 and 3 have been fully executed
and included on the Contractor's February's progress billing request. Change Order No.'s 4, 5,
and 6 have been prepared and should be fuUy executed in March. There has been no progress on
the two "Potential" Change Orders shown on the report. These two items will likely be resolved
during final close-out of the project and prepared with the final balancing Change Order.
Cash Flow Projection
Actual expenditure for January was under the projection primarily due to the fact that actual
expenditures exceeded projections in the previous three months. However, actual expenditures
for February exceeded the projections because Change Order No.'s 1, 2 and 3 were fully executed
in February and billed by the Contractor. We expect this trend to continue in March as Change
Order No.'s 4, 5 and 6 are executed and billed.
Project Schedule
The Contractor is substantially complete with the Work having moved the bulk of the dirt.
Rough shaping of Golf Holes # 1 through 14 are complete and provides Wadsworth Golf with
enough area to continue their work without delay as their contract began March 1'*^ 2006. SEMA

should complete rough shaping activities for the remaining four Golf Holes (15-18) in March and
wiU not impact Wadsworth Golf's construction schedule. Cribwall construction activities are
behind schedule and will most likely not be complete until early April. However, the good news
is that this work is out of the way of the other Contractors and will not impact their work.
There has been no further discussion regarding a time extension. Staff anticipates that any time
extension requests will be negotiated with future Change Order requests.
Potential Issues
The delay in securing funding for the Cribwall at the overflow parking lot has made the work
substantially more difficult. The quantity of earthwork now required to be moved to construct
the wall has increased substantially because the lot was previously graded by SEMA.
Consequently, an additional 40,000 yards of earth has to be moved, stockpiled and returned as
compacted backfill. This has added an additional $300,000 to the cost of the wall, which staff is
not prepared to recommend be spent at this time. Staff is evaluating other alternatives that will
be discussed in next month's report.

Executive Summary
Work Summary for February
Wadsworth Golf Construction Company (Wadsworth) completed mobilization activities and
began fine shaping operations of the Golf Course Holes. Substantial progress was made fine
shaping the "Front Nine" Golf Holes. Fine shaping activities include detail grading of the Greens,
Tees, Bunkers, Cart Paths and Fairway Features, that upon completion, will be ready for
irrigation and grass. The Golf Course Architect made two site visits and approved the features on
Golf Holes ^ 1, 3, 4, 5, 6, 8, and 9. These Golf Holes are now ready for installation of the irrigation
system followed by grass planting. Construction activities for the month are shown below:
• Completion of mobilization activities.
• Approval of fine shaping and Golf features for Golf Holes M, 3, 4, 5, 6, 8, and 9.
• Completion of fine shaping activities for the Feature Lake and Waterfall System on Golf
Holes #2 and ^7.
• Began layout of "Hard Lines" for the Turf and Rough areas to facilitate layout of the
irrigation system.
• Completion of the water main line around the Clubhouse area.
• Conducted pre-construction meetings with Wadsworth's Landscape Bridge, Waterfall
and Lake Subcontractors.
Planned Work for March
• Continuation of fine shaping activities on Golf Holes #2, 7 and 10 through 18.
• Begin installation of the irrigation system.
• Begin Lake construction.
• Begin Green's construction.

Project Schedule
Staff is currently reviewing Wadsworth's Baseline Construction Schedule. The schedule
currently shows the completion of grassing all Golf Holes by the end of September 2006, to take
advantage of the warm weather. This date is key to meeting the City's planned opening of the
Golf Course by early Summer 2007 as this allows plenty of time for adequate grow-in prior to the
start of play.

Executive Summary
Work summary for February
Maintenance Building
Work on the Maintenance Building returned to normal in February, after January's
unfortunate plane crash. The Contractor completed installation of the perimeter security wall
and began installation of the structural elements for the building's roof trusses. Steel columns
and roof ledgers around the top of the walls have been completed.
Clubhouse Building
The majority of the Clubhouse parking lot has been paved thereby weatherizing the site,
allowing for access during inclement weather. Work continued on the building's lower and
upper floor slabs. Waterproofing of the walls has been completed.
Planned work lor March
Maintenance Building
• Continue with roof truss instaUation.
• Continue with on-site utilities.
Clubhouse Building
• Continue with lower and upper buHding floor slabs.
• Continue with under slab utilities.
• Begin installation of the pre-cast concrete deck over the lower building.
• Continue work at the Half -Way House.
• Begin work on Comfort Stations "A" and "B".
Contract Status- Change Orders
The report shows several potential Change Orders that are currently under review by staff, many
of which appear to be reasonable and will be converted to Change Order No. 1. The amount of
Change Order No. 1 will be about 1 % of the overall contract value.
Project schedule
The CM Team is currently reviewing the Contractor's Baseline Schedule up-date received at the
end of February. At this point the Contractor appears to be on schedule to complete by
November 2006.
Cash Fiov/ Projection
The progress payment for January was under projections, but from the start of the project (three
month period) it appears that actual and projections are in accord.

Potential Issues
The potential is,sue mentioned last month regarding the wrong structural bid set has yet to be
resolved regarding both time and schedule impacts. The Contractor has submitted an unofficial
potential cost increase from their structural metal supplier for the amount of $55,000, which is
currently being reviewed by the CM Team.
