This plan review is limited to the technical requirements contained in the California version of
the International Residential Code, International Building Code, Uniform Plumbing Code,
Uniform Mechanical Code, National Electncal Code and state laws regulating energy
conservation, noise attenuation and access for the disabled This plan review is based on
regulations enforced by the Building Department You may have other corrections based on
laws and ordinance by the Planning Department, Engineenng Department, Fire Department or
other departments Clearance from those departments may be required pnor to the issuance of
a building permit
Present California law mandates that construction comply with the 2010 edition ofthe California
Code of Regulations (Title 24), which adopts the following model codes 2009 IRC, 2009 IBC,
2009 UPC, 2009 UMC and 2008 NEC
The above regulations apply, regardless ofthe code editions adopted by ordinance
The following items listed need clanfication, modification or change All items must be satisfied
before the plans will be in conformance with the cited codes and regulations Per Sec 105 4 of
the 2009 International Building Code, the approval of the plans does not permit the violation of
any state, county or city law
To speed up the recheck process, please note on this list (or a copy) where each
correction item has been addressed, i.e.. plan sheet number, specification section, etc.

2) Bring one corrected set of plans and calculations/reports to EsGil
Corporation, 9320 Chesapeake Dnve, Suite 208, San Diego, CA 92123, (858)
560-1468 Deliver all remaining sets of plans and calculations/reports directly to
the City of Carlsbad Building Department for routing to their Planning, Engineering
and Fire Departments
NOTE Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineenng and Fire Departments until review by
EsGil Corporation is complete

Please make all changes on the vellums or CAD drawings so as to be a
permanent part ofthe plans as white out causes inspection problems in field as
building inspector has no idea who or why these changes were made and if they
were done before or after plans were approved
5 Provide spiral stainway details, per Section R311 5 8 1
a) Minimum run is 7-1/2 inches measured at a point 12 inches from where
the treads are the narrowest
b) Maximum nse is 9-1/2 inches Maximum clear opening between nsers ts 4
inches
c) Minimum headroom is 6 feet 6 inches
d) The minimum clear width at and below the handrails shall be 26 inches
6 Provide I C C Research Report and number for metal stainway, or submit plans
and calculations and approved fabncator registered with the building department
or note that the stairway fabncation plans shall be submitted to and approved by
the building official pnorto installation The plan will required a wet
signature/date of expiration from a Iicensed engineer in the State of California

7 If spiral staircase to be deferred then on the cover sheet note "Submittal
documents for deferred submittal items (spiral staircase) shall be submitted to
the architect or engineer of record, who shall review them and forward them to
the building official with a notation indicating that the deferred submittal
documents have been reviewed and that they have been found to be in general
conformance with the design of the building The deferred submittal items shall
NOT be installed until their design and submittal documents have been approved
by the building official"
8 Per City of Carlsbad policy listed below a soils report is required for this project
as exceeds 500 sq ft limitation The report shall include foundation design
recommendations based on the engineer's findings and shall comply with
Section R401 4 Please verify report is current (as most reports expire after one
to three years) Provide copies of any updated reports and venfy soils report
addresses current code parameters (IBC and not UBC) liquidation potential etc
9 Provide a letter from the soils engineer confirming that the foundation plan,
grading plan and specifications have been reviewed and that it has been
determined that the recommendations in the soils report are properly
incorporated into the construction documents (when required by the soil report)
10 If applies The soils engineer recommended that he/she review the foundation
excavations Note on the foundation plan that "Pnor to the contractor requesting
a Building Department foundation inspection, the soils engineer shall advise the
building official in wnting that
a) The building pad was prepared in accordance with the soils report,
b) The utility trenches have been properly backfilled and compacted, and
c) The foundation excavations, the soils expansive charactenstics and
beanng capacity conform to the soils report"
11 Note on plans that surface water will dram away from building and show drainage
