On the cover sheet of the plans, specify any items that will have a deferred submittal (spiral staircase if it is to be deferred.). Additionallv, provide the following note on the plans; "Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the building official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. The deferred submittal items shall NOT be installed until their design and submittal documents have been approved by the building official." Guards: a) Minimum nominal thickness of the tempered glass is 1/4" per section 2407.1. b) Per section 2407.1.2, a top handrail shall be provided for the glass guard unless the glass is laminated with 2 or more glass plies of equal thickness and the same glass type. In this case the panels must be designed to withstand the loads in section 1607.8 c) Guard system shall be designed and detailed to show capability to resist a concentrated load of 200 pounds in any direction along the top rail. A factor of safety of 4 must be used per section 2407.1.1. Table R301.5. 6. Please provide plans and calculations for the spiral staircase or specify that it is to be a deferred item. The following needs to be shown forthe staircase (or noted on the plans if staircase is to be a deferred item): a) Please specify that open risers are only permitted if the opening between treads does not permit the passage of a 4" diameter sphere. Section R311.7.5.1. b) Handrails (Section R311.7.7): i) Shall be provided on at least one side of each stainway with four or more risers. ii) Handrails and extensions shall be 34" to 38" above nosing of treads and be continuous. iii) The handgrip portion of all handrails shall be not less than 1-% inches nor more than 2 inches in cross-sectional dimension. See Section R311.7.8.3 for alternatives. iv) Ends of handrails shall be returned or shall have rounded terminations or bends. c) Provide spiral stainway details, per Section R311.7.10.1: i) Minimum run is 7-V2 inches measured at a point 12 inches from where the treads are the narrowest. ii) Maximum rise is 9-/4 inches. Maximum clear opening between risers is 4 inches. iii) Minimum headroom is 6 feet 6 inches. iv) The minimum clear width at and below the handrails shall be 26 inches. 7. The City of Carlsbad requires a maximum allowable soil bearing value of 1000 psf be used for foundation design where no soil report is provided. Please revise calculations accordingly.
