If, at a later date, this information is found to be incorrect or the plans revised, this decision will become invalid, and, any development occurring must cease until a coastal development permit is obtained or any discrepancy is resolved in writing. PROPOSED DEVELOPMENT: Construction of second-story bedroom, bath and deck additions totaling approx. 450 sq.ft. to an existing two-story 2.451 sq.ft single family dwelling on a 8.040 sq.ft. lot. RATIONALE: The project requires a permit because It proposes a greater than 10% increase to a residence located between the first coastal roadway (Poinsettia Lane) and Batiquitos Lagoon. The proposed development is located in an established residential neighborhood with homes similar in size and scale to the proposed structure. The proposed project is consistent with current zoning, the certified Mello II LCP. and all applicable Chapter 3 policies of the Coastal Act. The site is not located within any of the special overlay areas identified in the LCP and no adverse impacts to coastal resources are anticipated. This waiver will not become effective until reported to the Commission at their January 13-16. 1992 , meeting.
