1. Please make all corrections on the original tracings, as requested in the correction list.
Submit three sets of plans for commerciaVindustriaI projects (two sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one of
two ways:

Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92009, (760) 602-2700.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments.
2. Bring one corrected set of plans and calculationslreports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.

as 42/12. This would be almost vertical. It appears should be 4/12 instead?
5. Provide shear transfer details to include edse nailins of roofdiaDhrasrn to the blocks and w. On shear transfer detail provided note edge or boundary nailing
from the roof sheathing to blocks shown.

12. The minimum width is 2’8’’ at the front of workshop. The plans are reflecting
various widths. For example it is noted to be 2’5’’ on W2 with IO ft opening. On
sheet W3 it is noted to be 2’11’’ with 9 ft opening. The foundation plan is reflecting
2’5’’ with IO ft opening. It appears from east elevation on sheet W2 that a 9 ft
garage door is to be used. If this correct then why is 10 ft opening shown on w2
and W3. Generally the rough opening for a 9 ft wide garage door is 9’3’’. Please
check with manufacturer to verify. If this correct then this would allow the stem
walls to be the 2’9’’ which would be greater than the minimum 2’8” required to
meet conventional framing. If 9ft door width is to be used then sheets W2 and W3
to reflect this and the minimum 2’8’’ panels at either side of door.
City will place soils stamp on plans at permit issuance.

FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinance by the Planning Department, Engineering Department, Fire
Department or other departments. Clearance from those departments may be required prior to
the issuance of a building permit.
Present California law mandates that residential construction comply with the 1998 edition of
the California Building Code (Title 24), which adopts the following model codes: 1997 UBC,
1997 UPC, 1997 UMC and 1996 NEC (all effective 7/1/99).
The above regulations apply to residential construction, regardless of the code editions adopted
by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed up the recheck process, please note on this list (or a copv) where each
correction item has been addressed, Le.. plan sheet number, specification section. etc.
Be sure to enclose the marked up list when vou submit the revised plans.

PLANS
1. Please make all corrections on the original tracings, as requested in the correction
list.
Submit three sets of plans for commerciaVindustria1 projects (two sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
I. Deliver all corrected sets of plans and calculations/reports directly to the
City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92009,
(760) 602-2700. The City will route the plans to EsGil Corporation and the
Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculationdreports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858)
560-1 468. Deliver all remaining sets of plans and calculationsheports directly to
the City of Carlsbad Building Department for routing to their Planning, Engineering
and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City Planning, Engineering and Fire Departments until review
by EsGil Corporation is complete.
2. Provide roof framing plan . Show ridge size to be minimum 1 size larger. It is
unclear if ceiling joist are to be provided or if using collar ties. If ceiling joist then
show size and spacing on the roof framing plan. If collar ties show size and
spacing not to exceed 4 ft on center.
3. If not dry walling the lid then show lateral cross bracing at plate line.
4. West elevation is showing the pitch to be 42/12 and on sheet W3 it is 3 in 12?
5. Provide shear transfer details to include edge nailing of roof diaphragm to the
blocks and A-35 spacing.
6. Specify on the plans the following information for the roof materials, per Section
106.3.3:
a) Manufacturer’s name.
b) Product namehumber.
c) ICBO approval number, or equal.
7. Note space heater to be a minimum 18’’ off the floor level.
8. Note outlets in workshop/garage to be GFCl protected.
9. Specify the nail spacing of the roof diaphragm on W3. The note states 8D but
not 6 and 12. The note also states maximum span 32” oc ? Is this the span index
and if so then should be noted i.e. 32/16.

Show size, embedment and location of hold down anchors on foundation plan.
Section 106.3.3.
Note on plan that hold down anchors must be tied in place prior to foundation
inspection. Section 108.5.2.
Show the following on the plans for the required braced wall panels. If the
requirements of braced wall panels in conventional light frame construction are
not possible, provide design calculations from a licensed Engineer or Architect.

as per UBC Section 2320.1 1.3 and Table 23-IV-C-1.
Any braced wall panel required by Section 2320.1 1.3 may be replaced by
an alternate braced wall panel. UBC Section 2320.1 1.4. For alternate
braced wall panels in one story buildings, show compliance with the
following on the plans:

Minimum braced panel length is 2’-8” in width and a maximum
height of 10’-0”.
Each braced wall panel is sheathed on at least one face with 3/8”
plywood sheathing nailed with 8d common or galvanized box nails
per 23-11-8-1 and blocked at all plywood edges.
A minimum of two anchor bolts installed in accordance with
Sectionl806.6 between hold down devices.
An approved hold down device fastened to the foundation and
capable of providing an uplift capacity of not less than 1,800
pounds is provided at each panel end.

The use of hardy frames is not conventional framing. The minimum length
required as noted above is 2’8” on each side with hold downs i.e. HPAHD 22’s
to 2-2x’s or 4x’s or HD2As with SSTB 16’s.
The type and length of all bracedkhear panels must be shown on the plans. Can
use stucco must note length’s at appropriate locations and nailing Le. 6” oc
edge and field.
The shear at gable ends must be noted to extend to roof sheathing i.e. if using
plywood at front of workshop then note size, nailing, width and detail or note
extending to roof sheathing.
Specify nail size and spacing for all shear walls and roof diaphragms.. Sections
2315 and 2513.
Ridges shall be at least one size larger than supported rafters. Section
2320.12.3
City will place soils stamp on plans at permit issuance.
