but it appears to have been remedied in the field ...

The roof beam connection detail #6/S3 has been updated to match the field
conditions where the existing ceiling joists will now no longer require a 4x ledger to
bridge a gap as the beam is now centered and can utilize a simple hanger

NOTE: The items listed below are from the previous correction list. These
remaining items have not been adequately addressed. The numbers of the items
are from the previous check list and may not necessarily be in sequence. The
notes in bold font are current.
Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring TWO corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
5. Please provide a smoke alarm and carbon monoxide alarm in the area giving
access to the bedrooms in the immediate vicinity of the bedrooms (hallway) per
sections R314, R315. Also, in general Smoke Alarms shall be installed with a
minimum of 20' horizontal distance from a permanently installed cooking
appliance. (See exceptions in section R314.3.3 CRC). A smoke alarm is
dimensioned 11' from the cooktop. The minimum distance between the
cooktop and smoke alarm is 20' unless one of the exceptions applies.
11. Please show compliance following for all new exterior stairs I steps: Section
R311.7.
b) It appears that the curved lines at the edge of the new patio are steps. If so,
they must meet the requirements for winding stairways in Section
311.7.5.2.1: I see the steps were revised on the site plan. Please revise
them on the floor plan.
12. Specify on the plans the following information for the roof materials at new roof
structure, per Section R106.1.1. Must be class A per City ordinance:
b) ICC approval number, or equal. (Must be approved for a 1/4":12 roof).
The UL certification number was not included. I believe it is
TFGU R1306. The assembly number from this approval needs to be
specified. A Class A assembly for use on a combustible roof deck is
required.

16. Please detail the interface between the new patio and the existing raised floor
foundation. It appears that the patio would be more than 7 3/4" below the
top of the threshold for the doors if this detail is used.
25. Show on the plans that receptacle outlet locations in all remodeled rooms will
comply with CEC Article 210.52. The outlet locations need to be shown in
the living I dining area.
32. An instantaneous water heater is proposed and required by the energy calcs.
Please include a gas pipe sizing design (isometric or pipe layout) for all gas
loads and shown on the plans the location of the gas meter. The total gas

This plan review is limited to the technical requirements contained in the California version of
the International Residential Code, International Building Code, Uniform Plumbing Code,
Uniform Mechanical Code, National Electrical Code and state Jaws regulating energy
conservation, noise attenuation and access for the disabled. This plan review is based on
regulations enforced by the Building Department. You may have other corrections based on
Jaws and ordinance by the Planning Department, Engineering Department, Fire Department or
other departments. Clearance from those departments may be required prior to the issuance of
a building permit.
Present California Jaw mandates that construction comply with the 2013 edition of the California
Code of Regulations (Title 24), which adopts the following model codes: 2012 IRC, 2012 JBC,
2012 UPC, 2012 UMC and 2011 NEC.
The above regulations apply, regardless of the code editions adopted by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of
the 2012 International Building Code, the approval of the plans does not permit the violation of
any state, county or city law.
To speed up the recheck process, please note on this list (or a copy) where each
correction item has been addressed, i.e., plan sheet number, specification section, etc.

Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one
of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-
2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning,
Engineering and Fire Departments.
2. Bring TWO corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
1. Please indicate on the plans whether the existing residence has a fire sprinkler
system installed. If so, then provide a note stating that any additions/alterations /
will be provided with an automatic residential fire sprinkler system. Section /
R313.2.
2. Please revise Project Description on sheet A01-01 and Scope on sheet A03-01
to reflect the plans. Most of the house is being remodeled, partial new roof
structure being built, etc.
3. Was the area shown as the existing playroom previously permitted? If not,
additional corrections and fees will apply since that area would need to be
checked as if it were a new addition. For example, structural plans would need
to show information for foundations, shear walls, shear transfer, etc for that area,
the California Green Code would apply and the energy calculations would need
to be revised to consider that area an addition.
4. Please indicate on the plans whether the existing residence has a fire sprinkler
system installed. If so, then provide a note stating that any additions/alterations
will be provided with an automatic residential fire sprinkler system. Section
R313.2.
5. Please provide a smoke alarm and carbon monoxide alarm in the area giving
access to the bedrooms in the immediate vicinity of the bedrooms (hallway) per
sections R314, R315. Also, in general Smoke Alarms shall be installed with a
minimum of 20' horizontal distance from a permanently installed cooking
appliance. (See exceptions in section R314.3.3 CRC). A smoke alarm is shown
within 20' of the cooktop.

6. Specify on the plans that any existing smoke alarms that are more than 10
years old will be replaced. Section R314.3.2.
7. Sleeping rooms shall have a window or exterior door for emergency escape.
Section R31 0. The bedroom windows do not comply. In order for a double hung
window to comply it generally needs to be minimum 3' wide by 5' high. This
would not apply to the office and master if all the windows in those rooms are
being replaced with windows of the exact same size and operation as the original
windows (which would need to be noted on the plans), but since a window is
being removed in the other bedroom, a complying window must be provided for
that bedroom.
a) Windows must have an openable area of at least 5.7 square feet, with the
minimum openable width 20" and the minimum openable height 24".
b) The bottom of the clear opening shall not exceed 44" above the floor.
Do not measure to the window sill.
8. Show that ceiling height for the kitchen is not less than 7 feet. (Please dimension
as section, sheet A07-02.Section R305.1
9. bathroom with new shower must be mechanically ventilated (an openable
window won't suffice). Section R303.3.1 and CMC 403.7.
10. Glazing in the following locations should be shown on the plans as safety glazing
material in accordance with Section R308.4:
a) Glazing adjacent to a door where the nearest vertical edge of the glazing is
within a 24" arc of either vertical edge of the door in a closed position and
where the bottom exposed edge of the glazing is less than 60" above the
walking surface. (W4).
11. Please show compliance following for all new exterior stairs I steps: Section
R311.7.
a) Maximum rise is 7 -3/4" and minimum run is 1 0", measured from the
nosing projection. Where there is no nosing, the minimum run is 11".
b) It appears that the curved lines at the edge of the new patio are steps. If
so, they must meet the requirements for winding stairways in Section
R311.7.5.2.1:
i) Minimum tread is 6 inches at any point and minimum 10 inches
(11" if no nosing) at a point 12 inches from where the treads are
narrowest.
ii) Maximum rise is 7-3/4 inches.
iii) The treads may not vary by more than 3/8"

12. Specify on the plans the following information for the roof materials at new roof
structure, per Section R 1 06.1.1. Must be class A per City ordinance:
a) Manufacturer's name and product name/number.
b) ICC approval number, or equal. (Must be approved for a 1/4":12 roof).
13. The garage shall be separated from the residence and its attic area by not less
than %" gypsum board applied to the garage side (at walls). Section R302.6.
14. Show a self-closing, self-latching door, either 1-3/8" solid core or a listed 20-
minute assembly, for opening between garage and dwelling. Section R302.5.1.
15. Interior and exterior doors shall be provided with landings not more than 7-%"
below the top of the threshold. Exception: A landing is not required where a
stairway of 2 or fewer risers is located on the exterior side of the door, provided
the door does not swing over the stairway. Section R311.3.2. Please note or
show compliance for all new exterior doors and door to the garage.
16. Please detail the interface between the new patio and the existing raised floor
foundation.
17. Architectural plans specify sleepers to raise the floor in the kitchen area to match
the house. The structural plans show an existing raised floor in that area.
Please clarify and coordinate plans and if sleepers are required, please detail
them, including at the interface with the raised wood floor.
18. Please provide calculations to justify the new 2x12 roof joists @16" o.c. which
are to be ripped 1/4" I ft.
19. 5/S3 states shear panel per plan, but no shear panel is shown where it is
referenced at the front of the house. Since the front wall is being altered, a
shear panel should be added.
20. Several interior walls are being removed. It appears likely that some may be
shear walls or braced panels. This should be addressed in the lateral
calculations.
21. Please complete the attached City Special Inspection Agreement.
22. Please show the location of the existing FAU. If it is being relocated, additional
corrections may apply.

23. Detail the dryer exhaust duct design from the dryer to the exterior. The maximum
length is 14 feet with a maximum of two 90-degree elbows or provide the
manufacturer's duct length specification description on the plans: Include the
dryer specifications (manufacturer, model, and fuel type) as well as the duct
description (size and type). CMC Section 504.3.
24. Ventless Fireplaces are not approved in the State of California. All gas
fireplaces must be direct vent per the California Green Code. if a gas fireplace is
to be installed, provide Manufacturer's name/model number and ICC approval
number, or equal for a direct vent fireplace.
25. Show on the plans that receptacle outlet locations in all remodeled rooms will
comply with CEC Article 210.52.
26. Include on the plans the following specifications for new electrical devices
installed in dwellings: CEC Article 210 & 406
a) GFCI protected outlets for all outlets in the kitchen and garage NEC
210.8. (Please revise note #5 on sheet A05-01).
27. Show on the plans that countertop receptacle outlets comply with CEC Article
210.52(C): In kitchens a receptacle outlet shall be installed at each counter
space 12 inches or wider; Receptacles shall be installed so that no point along
the wall line is more than 24 inches; Island and peninsular countertops 12 inches
by 24" long (or greater) shall have at least one receptacle. (Counter top spaces
separated by range tops, refrigerators, or sinks shall be considered as separate
counter top spaces).
28. Show on the plans a wall receptacle within 36" of each lavatory in the bathroom.
CEC 21 0.52(D). In remodeled bathrooms.
29. Plans indicate garage to be re-wired. Show all receptacles, switches and light
fixtures.
30. Show at least one wall switch-controlled lighting outlet to be installed in every
remodeled habitable room; in bathrooms, hallways, attached garages, and at the
exterior side of outdoor entrances or exits. CEC Article 210.70(A). Please show
all fixtures and switches.

32. An instantaneous water heater is proposed and required by the energy calcs.
Please include a gas pipe sizing design (isometric or pipe layout) for all gas
loads and shown on the plans the location of the gas meter.
a) The gas pipe sizing for all water heaters shall be based upon a minimum
199,000 Btu gas input rating. Energy Standards 150.0(n).
33. Dimension on the plans the 24" clearance required in front of the water closet in
both remodeled bathrooms. CPC 402.5.
34. Specify on the plans: Water conserving fixtures: New water closets shall use no
more than 1.28 gallons of water per flush, kitchen faucets may not exceed 1.8
GPM, lavatories are limited to 1.5 GPM, and showerheads may not exceed 2.0
GPM of flow. CPC Section 403 and 408. (Please revise note #28 on sheet
A05-01).
35. Specify on the plans whether the existing house was built before or after 1994.
For additions or improvements to a residence built before 1994, note on the
plans that existing "noncompliant" fixtures (toilets that use more than 1.6 gallons
of water per flush, urinals that use more than one gallon of water per flush,
showerheads that have a flow capacity of more than 2.5 gallons of water per
minute, and interior faucets that emit more than 2.2 gallons of water per minute)
shall be replaced. Certification of compliance shall be given to the building
inspector prior to final permit approval. California SB407.
36. Regarding energy calcs:
a) A portion of the roof structure is being replaced and should not be
considered as existing in the energy calcs.
b) The orientation used in the energy calcs does not match the orientation
shown on the plans. Plans show front faces due north.
37. All hot water piping sized %"or larger is required to be insulated as follows: 1"
pipe size or less: 1" thick insulation; larger pipe sizes require 1 %"thick insulation.
Note: In addition, the %" size hot water pipe to the kitchen sink is required to be

38. Residential ventilation requirements:
• Kitchens require exhaust fans with a minimum 100 cfm ducted to the exterior.
Detail compliance by including a complying exhaust fan or a ducted range
hood to the exterior. Please specify minimum 100 CFM for range hood.
• Bathrooms require exhaust fans (minimum 50 cfm) to be ducted to the
exterior. A bathroom is defined "as a room with a bathtub, shower, or spa or
some similar source of moisture". (For bathroom with new shower).
• Residential bathroom exhaust fans shall be energy star rated and shall be
control by a humidistat capable of an adjustment between 50 and 80%
humidity. CaiGreen 4.506.1. Exception: Control by a humidistat is not
required if the bathroom exhaust fan is also the dwelling whole house
ventilation.
• All fans installed to meet all of the preceding requirements must be specified
at a noise rating of a maximum 1 "Sone" (for the continuous use calculation)
or 3 "Sone" (for the intermittent use calculation).
39. Residential enerav liahting requirements for new lighting fixtures: ES 150.0(k)
• In the kitchen. at least one-half of the wattage rating of the fixtures must be
high efficacy.
• In bathrooms. at least one fixture shall be high efficacy and all remaining
fixtures shall be high efficacy or be controlled by a vacancy sensor.
• Lighting installed in garages. laundrv rooms. and utility rooms shall be high
efficacy and be controlled by vacancy sensors.
• High efficacy fixtures are required for all other rooms (not described above) or
low efficacy fixtures are allowed if controlled by a dimmer or a vacancy
sensor.
