For expeditious processing, corrected sets can be submitted in one of two ways: Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of plans and calculations/reports directly to the City of Carlsbad Building Department for routing to their Planning, Engineering and Fire Departments. I his report presents the results of our geotechnical investigation for the proposed residential addition to be constructed at 1.175 Magnolia Avenue in the City of Carlsbad, California. FINDINGS 3.1. SITE DESCRIPTION The subject site is a 0.25-acre, rectangular-shaped residential parcel located at 1175 Magnolia Avenue in the City. of Carlsbad,. California. The site is 'bounded - on the north by Magnolia Avenue, and by developed residential property on the south, east and west. Tbpographically, the surface is relatively flat with a gradual slope to the west. Vegetation is comprised of grasses, shrubs and mature trees. . . The site is currently occupied by a single story single-family residence located in the northeastern portion of the property. Utility lines service the site via utility mains along Magnolia Avenue. . 3.2. SITE GEOLOGY S .. 3.2.1. Geologic Setting and Subsurface Conditions The subject site is located within the: Coastal Plains Physiographic Province of San Diego County and within the Peninsular Ranges Geomorphic Province of Califbrnia. The site is underlain by fill, topsoil and Pleistocene-age terrace deposits. A portion of the local geology map is presented on Figure No. 2. Brief descriptions Cf the materials encountered on-site are presented below. S • . • • •: Fill consisting of dark brown to dark gray, moist, loose clayey-sand was encountered in the upper 6 inches and 12 inches of Pits No. 1 and 2; respectively. These fill materials are considered unsuitable, in their existing condition, for the support of, settlement sensitive improvements. Topsoil consisting of reddish—tan, humid to mbist, loose to medium dense, slightly porous, silty sand was encountered below the fill soils and at the surface in Pit No. 3. The topsoil layer is approximately 1-2 to 18 inches thick. These soils are not suitable for the support of settlement sensitive improvements. . S • S • Pleistocene-age terrace deposits were encountered underlying the surficial fill and topsoil in all three exploratory pits. The terrace deposits are comprised of light tan, humid to moist, medium dense to dense, slightly cemented silty sand. However, it-should be noted that much of "Southern California, including the San Diego -area, is characterized by a series 'of 1 . Quaternary-age fault-zone - s that typically consist of several individual en echelon faults that . . generally, strike in a northerly to northwesterly direction. ome-of these fault zones (and the I .individual faults within the zone) are classified as active, while others are classified as potentially active according to the criteria of -the California Division of Mines and Geology. I Active fault zones are those that have shown conclusive evidence of faulting during the Holocene Epoch • (the most recent 11,000 year) while potentially active fault zones have demonstrated movement during the Pleistocene Epoch (11,000 to' 1.6 million years before the present), but no movement during Holocene time. Faults which can be r shown to have experienced no movement within the last 1.6 million years are typically classified as inactive.. The Rose Canyon Fault Zone .is located approximately 8 kilometers west of the site. Other active fault zones in the region that could possibly affect the project include the Coronado I . Bank, San Diego Trough and San Clemente Fault Zones to the west, the Elsinore and San Jacinto Fault Zones to the northeast, and the Aguä Blanca and San Miguel Fault Zones to I .. the south. Surface Rupture and Soil Cracking . . . Based on our. subsurface exploration and our review of literature, we are not aware of any. evidence of on-site faulting. Therefore, the site is riot' considered susceptible to surface rupture or soil cracking due to on-site faults and the potential for surfacing cracking from . distant active sources is considered minimal. 3.3.4. Landslidung Landsliding is not a significant risk at the subject site due to gentle slope in the vicinity and. the -strength characteristics of the underlying -terrace deposits. • • S - 0 3.3.5. Expansive Soils • . . S - . 0 The on-site soils were visually classified as non-detrimentally. expansive. The geotechnical engineering criteria in the preliminary recommendations section of this report reflect this condition: . - . 0 ,, • . . . . - S 3.3.6. Liquefaction . . . . - . . - -• 0 The materials underlying the site are not considered subject to liquefaction due to such - factors as soil type and density- aswell as lack of shallow groundwater. 3:3.7. Tsunamis - Tsunamis are great sea waves produced by a submarine earthquake or volcanic eruption. Due to the elevation of the site and distance from the shoreline, there is no significant risk of a tsunami affecting the site. The site' is located outside the boundaries of both the 1 00-year and the. 500year flood zones. Accordingly; the risk of flooding should be considered minimal. 3.3.9. Groundwater •. . 0 No groundwater was encountered in the test pits: However, minor groundwater seepage can occur after development of the site, even where none were, present before devélopmènt. 'These conditions are typically the result of alteration of-the permeability characteristics of the soil, alteration Of drainage patterns and an increase in irrigation water. It is our opinion that these conditions can be most effectively corrected on an individual basis if and when they develop 4. CONCLUSIONS . •. . .' -. In general, no geotechnical conditions. were encountered that would preclude the development of the site as presently proposed, provided the recommendations presented herein are followed.. The main geotechnical condition that could affect the. proposed. devdlopm ent is the presence of potentially compressible su'rficial soils. The recommendations contained herein are based on our assumptions regarding the scope of the proposed development. Revised recommendations may be needed when the final Iayout.of the project is available. . . . As encountered in our test pits, the potehtially compressible surficial deposits range in depth from 11/2 to 2 feet below existing grade.- It is recommended that these deposits be removed and replaced as compacted fill.. However, we. anticipate that the majority of this material will be removed to achieve planned.finish grade elevations: '0 • PRELIMINARY RECOMMENDATIONS .• 5.1.'. 'GRADING 5.1.1. Site Preparation Site preparation should begin with the removal of existing debris, vegetation and deleterious matter. It is recommended that the" existing 'fill and topsoil underlying settlement sensitive improvements (exterior, slabs and driveway included), be removed, moisture conditioned, and'replaced as uniformly compacted fill. ,Based on our findings, the rerrovaI depths will , generally be on the order of 1% to 2 feet. However, deeper compressible, soils may exist within areas of the proposed development not ,invetigated. I The soils exposed at the bottom of the removal excavation should be scarified to a depth of 12 inches, moisture-conditioned and-compacted-to at least 90 percent relative cornpactioh prior to replacing the excavated fill. All 'fill should be placed in 6- to 8-inch loose lifts and I compacted to at least .90 percent relative compaction. Relative compaction and optimum moisture content should be based on the'ASTM D 1557-91 laboratory test method. 5.1.2. Excavation Characteristics ' It is anticipated 'that backhoes and other light trenching equipment in good working condition. should be able to perform 'the excavation, and' trenching required for the proposed development. 5.1.3. Surface Drainage The drainage around the proposed improvements should be designed.to collect and diredt surfac,e'water away from proposed improvements and toward appropriate drainage facilities. Rain gUtters that discharge roof runoff away from the buildings are, recommended for the struçturés.. The ground around the proosed improvements, should be graded so that surface water flows rapidly away from the improvements without ponding. In general, we recommend that the ground adjacent to structures slope away at a gradient of at least two percent. Densely vegetated areas where runoff can be impaired should have a minimum gradient of at least five percent within,-the first five feet from the structure. 1 1 ' 'Drainage patterns approved at the time of fine grading should be maintained throughout the life of the proposed improvements. ' Site irrigation should be limited to the minimum necessary to sustain landscape growth. Should excessive irrigation,' impaired drainage: or unusually high rainfall occur, saturated zones of perched groundwater or moisture intrusion into the structure' may occur.. U ' ' 5.1.4. Earthwork' All earthwork and grading contemplated for site .preparation shOuld be accomplished in I • accordance with the attached Recommended' Grading Specifications. and 'Special Provisions. A bearing capacity of 1500 pounds per sqUare foot .(psf) can be assumed for said footings. Settlement Characteristics - The anticipated total and differential settlements for the proposed improvements may be assumed to be less than one inch and 1/2-inch, respectively, it should be recognized that minor cracks normally occur in concrete slabs and foundations due to shrinkage during curing or redistribution of stresses and some cracks may be anticipated. Such cracks are not necessarily an indication of excessive vertical movements. 5.3. SLABS-ON-GRADE • 5.3.1. Interior Concrete Stabs-on-Grade . . Concrete slabs-on-grade should have a thickness of at least 4 inches and be reinforced with at least No. 3 reinforcing bars placed at 18 inches on center each way. Slab reinforcement .should be placed approximately at mid-height of the slab and extend at least 6 inches down into the footings. The slab should be underlain by a 4 inch thick blanket of clean, poorly graded, coarse sand or crushed rock. This blanket should consist of material with 100 percent passing the half-inch screen and no more than 10 percent and 5 percent passing the #100 and #200 sieves, respectively. Where moisture sensitive floor coverings are planned, a 10-mil visqüeen barrier should be placed over the sand layer. An additional 1- inch-thick layer of sand should be placed over the visqueen to assist in concrete curing. 5.3.2. Exterior Concrete Slabs-On-Grade Exterior slabs shoUld have a minimum thickness of 4 inches and should be reinforced with at least No. 3 bars at 18 inches on'center each way. For driveway slabs, the minimum recommended thickness should.be increased to 5 inches. All slabs should be provided with weakened plane joints.. S S S Joints should be placed in accordance with the American Concrete. Institute (ACI) guidelines Section 3.13. Joints should be placed where cracks are anticipated to develop naturally. Alternative patterns consistent with ACI guidelines also can be used. The landscape architect can be consulted in selecting the final joint patterns to improve the aesthetics of the conbrete slabs-on-grade. S • 10 0 ,A one-inch maximum size aggregate concrete mix is recommended for exterior slabs. A water/cement ratio of less than 0.6 •is recommended in order to reduce the amount of water in the concrete mix. A lower water content will decrease the potential for shrinkage cracks. It is strongly suggested that the driveway concrete mix have a minimum compressive strength of 3,000 pounds per square inch (psi). Some shrinkage cracks 'may 'be expected. Such cracks are not necessarily an indication of vertical movements or structural distress. -'Factors that. contribute to the amount of shrinkage, that takes place, in a, concrete' slab include joint spacing, depth and design concrete mix components, water/cement ratio and surface,, finishing. techniques. After clearing or benching the natural ground, the areas to, be- filled should be scarified to a 'depth of 6 inches, brought to the proper moisture 'content, compacted and tested for the specified minimum degree of compaction. El I I "Pea gravel" pump mixes are being used in many locations in Southern California for-slabs on grade. Many complaints of 'poor' concrete, -mainly cracking, are due to the use of these mixes. The ease of placing this "concrete" at long distances from the ready-mix truck with minimum manpower has been the primary reason for the increased use of small line grout I pumps. Slabs made of high slump concrete improperly cured in any environment, with or without I - reinforcement, will shrink excessively and crack extensively. These mixes tend to shrink more than conventional 1" aggregate concrete mixes because of the need for more sand or fines I and water to make the mix more fluid or pumpable. This increased shrinkage will cause more cracking. Minimum cement contents are usually ordered for economy. This makes for a higher ' water/cement ratio that also leads to lower strengths and more cracking. Freedom from random cracking is desired for all concrete floors. The degree to which random shrinkage cracking can be reduced is improved by using concrete with a minimum shrinkage 1 potential that contains the maximum size of coarse aggregate and the maximum amount of coarse aggregate consistent with placing and finishing methods. A larger aggregate size permits a lower water content in the concrete which results in less shrinkage of the cement paste. I I Concrete is an excellent building material for residential Ic onstruction. In addition to ILS superior overall appearance, it can be molded to many shapes and finished with many textures. Concrete may be colored or combined with stone, brick, or tile Ipaving in many interesting patterns. Concrete is a good material to use for ground cover. Concrete slabs are low-maintenance, long-lasting home additions, especially when compared to other 'materials. With careful planning the average homeowner can construct his own patio or sidewalk, or he may choose to employ an I experienced contractor. In either case the homeowner should familiarize himself with these guidelines so that the end result will be consistent with the homeowner's desires. I LAYOUT - JOINTS The first Lask of the planning process is to determine the location and slope of the concrete. The concrete should be sloped so that water drains away from buildings and does not accumulate in low spots. A slope of Ito 2% (or 1/8 to 1/4 inch per linear foot) is generally recommended. Concrete shrinks as it dries out and therefore will crack. In order to control cracks into straight lines and to minimize the occurrence of cracks, "contraction" and "isolation" joints are cut or toot grooved into concrete slabs. "Joints" are simply weakened cross sections in slabs resulting in good looking preplanned cracks. I C) A trowel is used to seal and compact the top surface of the concrete. Repeated troweling will create a hard smooth slippery surface which usually is not desirable for exterior concrete exposed to rain or other water. Fig. 6 I A straightedge such as a board. I) A heavy spray application of liquid curing compound is the most practical method to prevent rapid drying and cracking of the slab. Water may be used instead but the concrete must be kept continually wet for three to seven days. The use of plastic sheeting may cause strong discoloration of the concrete surface. ORDERING YOUR CONCRETE If you order your own concrete, consult with your local ready- mixed concrete producer to select the correct concrete mixture for your needs. Unless your house is located at high elevations where freezing and thawing occurs regularly, there is no need to use air-entraining admixtures. Be sure to tell the supplier if the concrete is to be pumpe..jnto place. Be sure that the truck has access to the point at which you want him to discharge his load. Check the width of driveways and the height of overhead power and telephone lines. Be advised that concrete trucks are heavy and may crack existing walks and driveways. The use of pea gravel (3/8") pump mix is not recommended for residential use: This type of concrete shrinks more when it dries than concrete made with 1" gravel. Because it shrinks more it also cracks more. If the homeowner must use a 3/8" pump mix, please refer to the technical bulietin,3/8' Ajrreate "Pea Gravel Grout" Mix for Use in Flarwork, published by the Technical Committee of the Southern California Ready Mixed Concrete Association. Concrete is sold in units of cubic yards (1 cubic yard equals 27 cubic feet). Order quantities small enough so that you can place and finish the concrete before it hardens.
