Show locations of permanently wired smoke detectors with battery backup: a) Inside each bedroom. b) Centrally located in corridor or area giving access to sleeping rooms. c) On each story. d) In the basement, if part of the dwelling unit. e) When sleeping rooms are upstairs, at the upper level in close proximity to the stair. f) In rooms adjacent to hallways serving bedrooms, when such rooms have a ceiling height 24 inches or more above the ceiling height in the hallway. NOTE: Detectors shall sound an alarm audible in all sleeping areas of the unit. Section 310.9.1. 4. When the valuation of a room addition or repair exceeds $1,000, or when sleeping rooms are created, smoke detectors shall be provided per the above, except that smoke detectors added at existing construction need only be battery powered. Section 310.9.1.2. 5. Sleeping rooms shall have a window or exterior door for emergency escape. Sill height shall not exceed 44" above the floor. Windows must have an openable area of at least 5.7 square feet with the minimum openable width 20" and the minimum openable height 24". The emergency door or window shall be openable from the inside to provide a full, clear opening without the use of separate tools. Section 310.4. a) Clearly show it on plans for the existing bedrooms adjacent to remodeled areas on the first and second floors. Carlsbad 03-1455 June. 3, 2003 6. Window area must be at least 1/10 of the floor area and a minimum of 10 square feet per Section 1203.3. a) Clearly show it on plans at the New Office. 7. Open able window area in habitable rooms must be 1 /20 of the floor area and a minimum of 5 square feel. In bathrooms and water closet compartments, 1/20 of area is required and minimum is 1.5 sq. ft. Section 1203.3. a) Clearly show it on plans at the New Office and at the New Bathroom. 8. Provide mechanical ventilation capable of providing five air changes per hour in bathrooms and water closet compartments if required openable windows are not provided. Section 1203.3. a) Show it on plans at the New Bathroom. 9. Note that the discharge point for exhaust air will be at least 3 feet from any opening which allows air entry into occupied portions of the building. Section 1203.3. 10. Show that ceiling height for habitable rooms is a minimum of 7'-6". Section 310.6.1. 11. Show ceiling height for laundry rooms, hallways, corridors, and bathrooms is a minimum of 7'-0". Section 310.6.1. 12. Show a self-closing door, either 1-3/8" solid core or a listed 20 minute assembly, for openings between garage and dwelling. Section 302.4. 13. Doors may open into the garage only if the floor or landing in the garage is not more than one inch lower than the door threshold.
