Sleeping rooms shall have a window or exterior door for emergency escape. Sill height shall not exceed 44" above the floor. Windows must have an openable area of at least 5.7 square feet with the minimum openable width 20" and the minimum openable height 24". The emergency door or window shall be openable from the inside to provide a full, clear opening without the use of separate tools. Section 310.4. @ Mst. Bedroom. Provide drag straps @ front Porch beam to top plates. Section 106.3.3. Show the location, type and size (BTU's) of all heating and cooling appliances or systems. Every dwelling unit shall be provided with heating facilities capable of maintaining a room temperature of 70 degrees F at 3 feet above the floor in all habitable rooms. Show basis for compliance. UBC, Sec. 310.11. Provide a letter from the soils engineer confirming that the foundation plan, grading plan and specifications have been reviewed and that it has been determined that the recommendations in the soils report are properly incorporated into the construction documents (required by the soil report). Provide truss details and truss calculations for this project. Specify truss identification numbers on the plans. Detail the interior and exterior shear transfer connections, including roof diaphragms, to shear walls. Section 2315. P-436104 Page 5 INTRODUCTION This report presents the results of our geotechnical investigation on the subject property. The purpose of this study is to evaluate the nature and characteristics of the earth materials underlying the property, the engineering properties of the surficial deposits and their influence on the proposed residential addition. SITE CONDITIONS The subject property is located east of Pico Drive, along the north side of Pine Avenue, in the city of Carlsbad. The property includes a single family residence and detached garage situated on a relatively level rectangular lot. The eastern property line is bounded by a 2.5± foot high cut slope that ascends to an adjacent developed residential lot. The western portion of the site includes a 2.0± foot high fill slope that descends to an adjacent developed lot. Vegetation in the front yard area includes grass and a tree. The eastern portion of the front yard includes a concrete walkway and a gravel driveway. Drainage is generally by sheet flow to the west. An earthen drainage channel is located along the southern property line parallel to Pine Avenue. PROPOSED DEVELOPMENT Preliminary plans for the development of the site were prepared by Brooks Design. The project will include the construction of a two story addition along the front of the existing residence. Coast Geotechnical November 16, 2004 W.O. P-436104 Page SITE INVESTIGATION Site exploration included three (3) exploratory borings drilled to a maximum depth of 5.5 feet. Drilling depth was limited, due to shallow groundwater conditions. Boring No. 1 was supplemented by hand excavation, due to asphalt fragments. Earth materials encountered were visually classified U and logged by our field engineering geologist. Undisturbed, representative samples of earth materials were obtained at selected intervals. Samples were obtained by driving a thin walled steel sampler into the desired strata. The samples are retained in brass rings of 2.5 inches outside diameter I and 1.0 inches in height. The central portion of the sample is retained in close fitting, waterproof containers and transported to our laboratory for testing and analysis. I LABORATORY TESTING I Classification The field classification was verified through laboratory examination, in accordance with the Unified I Soil Classification System. The final classification is shown on the enclosed Exploratory Logs. Moisture/Density The field moisture content and dry unit weight were determined for each of the undisturbed soil I samples. This information is useful in providing a gross picture of the soil consistency or variation among exploratory excavations. The dry unit weight was determined in pounds per cubic foot. The I field moisture content was determined as a percentage of the dry unit weight. Both are shown on the enclosed Laboratory Tests Results and Exploratory Logs. Coast Geotechnical November 16, 2004 W.O. P-436104 Page 7 GEOLOGIC CONDITIONS The subject property is located in the Coastal Plains Physiographic Province of San Diego. The property is underlain at depth by Pleistocene terrace deposits. The terrace deposits are underlain in turn by Eocene-age sedimentary rocks which have commonly been designated as the Santiago Formation on published geologic maps. The Pleistocene terrace deposits are covered by soil and, in part, by fill deposits. A brief description of the earth materials encountered on the site follows. Artificial Fill A wedge-shaped fill was encountered in the front yard area, ranging from 1.0 foot in Boring No. 3 to approximately 2.0 feet in Boring No. 1. The fill is composed of tan to brown fine and medium- grained sand. The fill contains 2.0 inch thick asphalt fragments ranging to 2.0 feet in diameter. Residual Soil Approximately 3.0 feet of soil was encountered in the exploratory borings. The soil is composed of dark brown to black clayey sand. The soil is saturated and organic. The contact with the underlying terrace deposits is gradational. Terrace Deposits Underlying the fill and soil deposits, grey clayey sand was encountered. The sediments appear to correlate with Pleistocene terrace deposits, as shown on published geologic maps. Exploration was Coast Geotechnical November 16, 2004 W.O. P-436104 Page 8 limited, due to shallow groundwater conditions encountered during drilling. However, based on or experience, the terrace deposits are typically flat-lying and become increasingly dense with depth. Expansive Soil Based on our experience in the area and previous laboratory testing of selected samples, the surficial deposits and clayey terrace deposits reflect an expansion potential ranging from the low to medium. Groundwater Groundwater was encountered at a depth of 3.0 feet in Boring Nos. 1 and 2, and 1.8 feet in Boring No. 3. The groundwater appears to be perched above the denser underlying terrace deposits and was probably generated from recent prolonged rains. CONCLUSIONS From a geologic and soils engineering viewpoint, the proposed addition is feasible, however, certain geotechnical conditions will require special consideration. Groundwater should be intercepted along the eastern side of the addition with a 4.0 to 5.0 foot deep subdrain (see Subdrain Detail, Plate A). Proposed stem wall footings should penetrate fill and soil, and should be embedded into Coast Geotechnical November 16, 2004 W.O. P-436104 Page 9 competent terrace deposits. It is anticipated that footings will range from 6.0 to 7.0 feet deep, in this regard. As an alternative to deepened conventional footings, recommendations are provided for drilled cast in place piles. 4) The other option would be to remove and replace the existing surficial deposits as properly compacted fill. However, highly organic deposits will require removal and replacement with imported fill deposits. Additional recommendations will be necessary, if this option is desired. RECOMMENDATIONS Excavation Characteristics The surficial deposits in the front yard area are saturated due to shallow groundwater conditions and subject to caving in footing excavations. It is suggested that the proposed subdrain be constructed prior to footing excavations and the area be allowed to dry out. Subdrain A subdrain should be constructed along the eastern side of the proposed addition in order to intercept groundwater. Details of the proposed subdrain are shown on the enclosed Plate A. However, it should be noted that a catchment basin and sump pump will be necessary to discharge collected subsurface water. Coast Geotechnical November 16, 2004 W.O. P-436104 Page 10 Foundations (Conventional) Continuous stem wall footings should penetrate all fill, soil and weathered terrace deposits and founded a minimum of 1.5 feet into competent terrace deposits. Footings excavations may need to be supported from potential caving of saturated deposits. Footings should be reinforced with steel, as per the recommendations of the project structural engineer. Footings founded as recommended above may be designed for a bearing value of 2000 pounds per square foot. The bearing value indicated above is for the total dead and frequently applied live loads. This may be increased by 33 percent for short durations of loading, including the effects of wind and seismic forces. Resistance to lateral load may be provided by friction acting at the base of foundations and by passive pressure. A coefficient of friction of 0.35 may be used with dead-load forces. A passive earth pressure of 300 pounds per square foot, per foot of depth of terrace deposits penetrated to a maximum of 2000 pounds per square foot may be used. Foundations (Drilled Piles) Proposed piles should be a minimum of 2.0 feet in diameter to facilitate clean out. A bearing value of 3000 pounds per square foot may be used for cast-in-place piles/caissons embedded a minimum 3.0 feet into competent terrace deposits. As an alternative, the piles may be designed for a skin friction value of 500 pounds per square foot to a maximum of 3000 pounds per square foot. Coast Geotechnical November 16, 2004 W.O. P-436104 Page 11 Resistance to lateral forces may be taken as the sum of the passive and frictional resistance. A coefficient of friction of 0.35 maybe used with dead-load forces. A passive earth pressure of 500 pounds per square foot, per foot of depth of formational rock penetrated may be used. No value should be used for fill, soil and weathered terrace deposits. The point of fixity is assumed to be 1.0 foot below the weathered/dense sandstone contact. All drilled piles should be observed by a certified engineering geologist during drilling. Slabs on Grade (Exterior) Slabs on grade should be a minimum of 4.0 inches thick and reinforced in both directions with No. 3 bars placed 18 inches on center in both directions. The slab should be underlain by a minimum 4.0-inch sand blanket. Slabs should be provided with saw cuts/expansion joints, as recommended by the project structural engineer. All slabs should be cast over dense compacted subgrades. Settlement Characteristics Estimated total and differential settlement over a horizontal distance of 30 feet is expected to be on the order of 1.0 inch and 3/4 inch, respectively. It should also be noted that long term secondary settlement due to irrigation and loads imposed by structures is anticipated to be ¼ inch. Seismic Considerations Although the likelihood of ground rupture on the site is remote, the property will be exposed to Coast Geotechnical November 16, 2004 W.O. P-436104 Page 12 moderate to high levels of ground motion resulting from the release of energy should an earthquake occur along the numerous known and unknown faults in the region. The Rose Canyon/Newport-Inglewood Fault Zone located approximately 5.0 miles west of the property is the nearest known active fault and is considered the design earthquake for the site. A maximum probable event along the offshore segment of the Newport-Inglewood Fault is expected to produce a peak bedrock horizontal acceleration of 0.34g and a repeatable ground acceleration of 0.22g. P-436104 Page 13 conduit. The bedding should be flooded in place to fill all the voids around the conduit. Imported or on-site granular material compacted to at least 90 percent relative compaction maybe utilized for backfill above the bedding. The invert of subsurface utility excavations paralleling footings should be located above the zone of influence of these adjacent footings. This zone of influence is defined as the area below a 45 degree plane projected down from the nearest bottom edge of an adjacent footing. This can be accomplished by either deepening the footing, raising the invert elevation of the utility, or moving the utility or the footing away from one another. Drainage Specific drainage patterns should be designed by the project designer. However, in general, pad water should be directed away from foundations. Pad water should not be allowed to pond. Vegetation adjacent to foundations should be avoided. If vegetation in these areas is desired, sealed planter boxes or drought resistant plants should be considered. Other alternatives may be available, however, the intent is to reduce moisture from migrating into foundation subsoils. Irrigation should be limited to that amount necessary to sustain plant life. All drainage systems should be inspected and cleaned annually, prior to winter rains. Plan Review A copy of the final plans should be submitted to this office for review prior to the initiation of construction. Additional recommendations may be necessary at that time. LIMITATIONS Minor stucco cracking may occur as existing footings readjust to new loads. This is due, in part, to concrete shrinkage of new underpin footings. This study is limited and does not address stability analysis along the rear slope. This report is presented with the provision that it is the responsibility of the owner or the owner's representative to bring the information and recommendations given herein to the attention of the project's architects and/or engineers so that they may be incorporated into plans. If conditions encountered during construction appear to differ from those described in this report, our office should be notified so that we may consider whether modifications are needed.
