Survey information concerning actual elevations ' across the site was not available at the time of this investigation. -. I . III: FIELD INVESTIGATION Two hand-excavated test pits were excavated. The handpits were placed adjacent to the existing foundation of the and new garage. The hand pit were observed and logged by our I .Field Engineer, and a penetrometer tests were taken of the predominant soils. Logs have been prepared on the basis of our observations and the results have ben summarized on Figure No. II. The predominant soils have been classified in conformance with the Unified Soil Classification System (refer to Appendix A). . . I. . - IV. DESCRIPTION OF SOILS .. The encountered soil profile generally consists of medium dense to dense formational- materials described as a brown fine to medium sand. These formational materials are considered to have excellent bearing-strength characteristics and are considered to be non- I expansive V LABORATORY TESTS AND SOIL INFORMATION In-situ tests were performed on the undisturbed soil in order to determine their physical and mechanical properties and their abilities to support the proposed new structures. Based on the above in-situ and laboratory < .. test data, observationsof the primary soil types on the project, and our previous experience with laboratory testing of similar soils, our Geotechnical Engineer has assigned conservative -- I values for fiction angle, coefficient of friction and cohesion to those soils which will have significant lateral support or bearing functions on the project. Our investigation has determined that the building site is underlain by medium dense to. I dense sands. These soils will provide a stable soil base for the existing addition and associated improvements. I , A. FOUNDATION AND/OR SLABS ON-GRADE . 1.. The, existing stem wall foundation system has apparently properly supported the' existing residence and minor room addition.. Due to inaccessibility, only portions of I the foundations were visible during the field inspection. The observed foundations are in acceptable condition and are anticipated to continue to safely support the structure and existing addition. However, in the event that additional examination of th I foundation support . reveals deterioated or unstable foundations, repairs or replacement should comply with the minimum recommendations which follow. 1, 2., Any new continuous foundations and/or spread column footings shall extend a: minimum depth of 12 inches into medium dense to dense natural ground, and have. a mnnum width of 12 inches for sihgle floor foundations. Any continuous foundations for future work, if needed, shall be reinforced with a minimum of two • No.4 steel bars: one bar shall be located near the top of the foundations añd"one bar.. 3 inches from' the bottom. This soil-bearing value may be increased one-third for design loads that include wind or seismic analysis. Additionally, these bearing values may be utilized in the design of foundations and column footings of the existing structure when founded a' minimum of 15 inches into the firm natural ground or compacted fill for two story structures. For on-site conditions, it is expected that the maximum settlement will not exceed.0.25 inches in 20 feet horizontally. A coefficient of Friction of 0.35 times the dead load may be used to calculate the total friction force between the bearing soils and the bottom of concrete wall foundations, structure foundations, or floor slabs. If the coefficient of - friction is to be used in conjunction with passive earth pressures, the- coefficient shall be reduced to 0.30. U - 7. Adequate measures shall be taken to properly finish-grade the site after the I structures and other improvements are in place. Drainage waters from this site and adjacent nrot,erties are to be directed away from foundations. floor slabs - and footings, onto the natural drainage direction for this area or into properly designed and approved drainage facilities. Proper subsurface and surface drainage will ensure that no waters will seek the level of the bearing soils under the foundation, footings and floor slabs. Failure to observe this recommendation could result in uplift or undermining and differential settlement of the structure or other improvements on the site. 8. It should be noted that changes of surface and subsurface hydrologic conditions, plus irrigation of landscaping or significant increases in rainfall over the "accepted average - annual", rainfall for San Diego County for the past ten years, may result in the ' • appearance of minor amounts of surface or near-surface water at locations where none existed previously. The damage of such water is expected to be minor and cosmetic in nature, if corrected immediately. Corrective action should be taken on a site-specific basis if, and when, it becomes necessary. I 1 • I Planter areas and planter boxes shall be sloped to drain away from the foundations, footings, and floor slabs. It is, therefore, necessary that all observations, conclusions, and I recommendations be verified if/or when footing excavations are placed.
