1. Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring TWO corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only Will not be

7. Provide an enlarged layout for the area 12. The response directs me to Area
12 layout on sheet A2.3.2. The detail on sheet A2.3.2 appears to apply to the
Area 12 on the 2nd floor and shown on sheet A2.2.1 but where is the detail
for Area 12 on the 3rd floor shown on sheet A2.3.1. why are there two Areas
designated #12 on different floors and different locations. Please clarify.
GLASS AND GLAZING
11. Specify on the window schedule the glass type and thickness to show
compliance with Section 2404. The response directs me to A2.2.3. On this
sheet is a non-legible excerpt from the manufacturer of specialty glazing
"VITRO". I can't read the information on this sheet. Is the VITRO glazing a
tempered glass product. Please clarify. How does this information on sheet
A2.2.3 relate to the glazing elevations found on sheet A6.1?
12. Glazing in the following locations should be of safety glazing material in
accordance with Section 2406.4 The glazing elevations found on sheet A6.1

This plan review is limited to the technical requirements contained in the California version of
the International Building Code, Uniform Plumbing Code, Uniform Mechanical Code, National
Electrical Code and state laws regulating energy conservation, noise attenuation and access for
the disabled. This plan review is based on regulations enforced by the Building Department.
You may have other corrections based on laws and ordinances enforced by the Planning
Department, Engineering Department, Fire Department or other departments. Clearance from
those departments may be required prior to the issuance of a building permit.
Code sections cited are based on the 2016 CBC, which adopts the 2015 IBC.

• GENERAL
1. Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring TWO corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
• PLANS
2. Each sheet of the plans must be signed by the person responsible for their
preparation, even if there are no structural changes. California State Law.
3. Revise the plans to remove the note reading "NOT FOR CONSTRUCTION".
4. Revise the plans to show the correct cross reference to the construction details,
for example:
a) Details for truncated domes on detail 2/A0.1.
b) All details shown on detail 1/A0.1.
c) Area 2 on sheet A.2.2.1. is referenced to detail 2/A2.2.1, instead of to
detail 2/A2.2.2.
d) Etc.
5. Clarify why? The "Area 1" is indicated on the SECOND-FLOOR PLAN provided
on sheet A2.2.1, as NOT USED, and a SCOPE OF WORK DESCRIPTION, is
included in the same sheet. Sec. 107 .2.
6. Revise the plans to include a "WALL LEGEND" for the following walls:
a) Existing walls to be removed.
b) Existing walls to remain.
c) New proposed walls.
7. Provide an enlarged layout for the area 12.

8. Provide a note on the plans or on the finish schedule, stating, "Wall and ceiling
materials shall not exceed the flame spread classifications in IBC Table 803.11."
• FIRE-RESISTIVE CONSTRUCTION
9. Provide details on the plans for the fire-resistive construction. Include roof/ceiling
assemblies, floor/ceiling assemblies, wall assemblies, column and beam
assemblies, etc. Be sure to list with each detail the basis of approval (U.L. listing
number, ICC research report, etc.). Revise the plans to show the required Fire
Rating for the columns (3hr.) that are proposed to be modified, in the areas 6
and 7.
• EXITS
10. Exit doors shall provide a clear width of not less than 32" when open 90 degrees
(i.e., a 3' wide door), and must have a minimum height of 6 feet 8 inches.
Maximum leaf width is 4 feet. Section 1010.1.1. Revise the plans to show it for
Doors: 2-1, 3-1, and 3-2.
• GLASS AND GLAZING
11. Specify on the window schedule the glass type and thickness to show
compliance with Section 2404.
12. Glazing in the following locations should be of safety glazing material in
accordance with Section 2406.4 (see exceptions):
a) Fixed and openable panels of door assemblies.
b) Fixed or operable panels adjacent to a door where the nearest vertical edge
of the glazing is within a 24-inch arc of either vertical edge of the door in a
closed position and where the bottom exposed edge of the glazing is less
than 60 inches above the walking surface.
c) Individual fixed or operable panels that meet all of the following conditions:
i) Exposed area of an individual pane is greater than 9 square feet,
and:
ii) Exposed bottom edge is less than 18 inches above the floor, and:
iii) Exposed top edge is greater than 36 inches above the floor, and:
iv) One or more walking surfaces are within 36 inches horizontally of the
plane of the glazing.
• CORRIDORS
13. Corridors shall have interior door openings protected by tight-fitting smoke and
draft control assemblies rated 20 minutes. Table 716.5. Doors shall be
maintained self-closing or be automatic closing by action of a smoke detector per
Section 909.5.3. Doors shall be gasketed to provide a smoke and draft seal
where the door meets the stop on sides and top. Section 716.5.3.1. Clearly
show it on plans for the new doors at Area 7.

14. Windows in the walls of fire-rated interior corridor walls (Section 716.6):
a) Such openings shall be protected by glazing listed and labeled for a
fire-protection rating of at least 3/4-hour. Wired glass in steel frames is
not acceptable.
b) The total area of such windows shall not exceed 25% of the area of a
common wall with any room. Section 716.6.7.2.
c) Please show it for the windows adjacent to doors in area 7.
• ACCESSIBILITY
15. Provide notes and details on the plans to show compliance with the enclosed
"Disabled Access" Review List.

2. Show that a 36" wide detectable warning material is provided at boundaries

3. Revise plans, or door schedules, to show that every required passage door has
