Your request was that the City Building Department inspect the premises for general code compliance in the house and in its additions. City records show that the above residence to be an 1100 square foot, two bedroom, two bathroom, single family dwelling with a two car garage. There are no records that the various additions and modifications to the property had City Building Permits or inspections. It is my recommendation that any prospective buyer of this property contract with a licensed, private building inspector or contractor to determine that the modifications were done in compliance with the adopted Codes. A frequent practice of unlicensed persons professing to be contractors is to secure an 'owner-builder' building permit, erroneously implying that the property owner is providing his or her own labor and material personally. Building permits are not required to be signed by property owners unless they are performing their own work personally.
