This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinance by the Planning Department, Engineering Department, Fire
Department or other departments. Clearance from those departments may be required prior to
the issuance of a building permit.
Present California law mandates that residential construction comply with the 2001 edition of
the California Building Code (Title 24), which adopts the following model codes: 1997 UBC,
2000 UPC, 2000 UMC and 1999 NEC (all effective 11/1/02).
The above regulations apply to residential construction, regardless of the code editions adopted
by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed up the recheck process. please note on this list {or a copy) where each
correction item has been addressed. i.e .• plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

1 . Please make all corrections on the original tracings and submit two new
complete sets of prints, to:
Esgil Corporation, 9320 Chesapeake Drive, Suite 208, San Diego,
California 92123, (858) 560-1468.
2. Show on the title sheet all structures. included under this application. Any portion
of the project shown on the site plan that is not included with the building permit
application filed should be clearly identified as "not included." Section 106.3.3.
Remove or omit work that will not be part of this project.
3. Show locations smoke detectors:@ existing Dwelling.
a) Inside each bedroom.
b) Centrally located in corridor or area giving access to sleeping rooms.
c) On each story.
When the valuation of a room addition or repair exceeds $1,000, or when
sleeping rooms are created, smoke detectors shall be provided per the above,
except that smoke detectors added at existing construction need only be battery
powered. Section 310.9.1.2.
4. Clarify existing Granny Flat interior partitions 6'+ high (Window area must be at
least 1/10 of the floor area for (Light) and 1/20 for (ventilation). Section 1203.3.
5. Dimension on the plans 30" clear width for water closet compartments. Section
2904.
6. Specify on the plans the following information for the roof materials, per Section
106.3.3: (For tile roof)
a) Manufacturer's name.
b) Product name/number.
c) ICBO approval number, or equal.
7. Show double top plate with minimum 48" lap splice. Section 2320.11.2.
8. Show nailing will be in compliance with Table 23-11-8-1.
9. Provide framing sections through proposed addition. Section 106.3.3.
10. Specify plywood thickness, grade and panel span rating. Table 23-11-E-1.
11. Per NEC Art. 210-11 (c)3, note on the plans that bathroom circuiting shall be
either:
a) A 20 ampere circuit dedicated to each bathroom, or
b) At least one 20 ampere circuit supplying only bathroom receptacle outlets.

12. Provide plans, calculations and worksheets to show compliance with current
energy standards.
13. The regulations require a properly completed and properly signed Form CF-1 R to
be either imprinted on the plans, taped to the plans or "sticky backed" on the
plans, to allow the building inspector to readily compare the actual construction
with the requirements of the approved energy design.
14. All sheets of the latest CF-1 R form must be imprinted onto the plans (sheets 1 of
3, 2 of 3 and 3 of 3 must be included).
15. All energy items shown on the plans must be in agreement with the information
shown on the properly completed Form CF-IR.
16. Specify on the building plans all of the mandatory energy conservation
requirements as listed on the enclosure titled, "Mandatory Measures Checklist".
• CITY REQUIREMENTS
17. Overflow roof drains shall terminate in an area where they will be readily visible
and will not cause damage to the building. If the roof drain terminates through a
wall, the overflow drain shall terminate 12" minimum above the roof drain. Policy
84-35.
