Submit three new complete sets of plans for commercial/industrial projects (two sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: 1. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments. 2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Detail on the plans the construction of the glass partitions within the waiting area. 2. Specify on the plans the thickness and code required tempered galls for the glass wall panels. 3. The floor plan includes interior elevation details bubbles but these are not referenced to any plan sheet. Please clarify. 4. Provide a statement on the Title Sheet of the plans, stating that this project shall comply with the 2007 California Building Code, which adopts the 2006 IBC, 2006 UMC, 2006 UPC and the 2005 NEC. 5. Revise Electrical note #1 on sheet E-1 which indicates compliance with 2004 CEC. The current state electrical code is the 2007 CEC. 6. Show on sheet E-1 the location of the electrical panels A & B. 7. Detail the construction of the dropped Hard lid dropped ceiling areas within the hallways as shown on sheet E-2. 8. Expand the suspended ceiling notes in detail 3/ID-3 to include the following: a) All ceilings shall use a Heavy Duty T-bar grid system. b) The width of the perimeter supporting closure angle shall be not less than 2 inches. c) In each orthogonal horizontal direction, one end of the ceiling grid shall be attached to the closure angle. d) The other end in each horizontal direction shall have a %" clearance from the wall and shall rest upon and be free to slide on a closure angle or a listed assembly. ENERGY CONSERVATION 9. Please submit energy conservation calculations for the new HVAC equipment that is part of the project. 10. Provide automatic shut-off controls for lighting as per Title 24, Part 6, Section 131(d). (5,000 square foot exemption has been eliminated-AB 970 energy design change) Carlsbad 101472 8/19/10 11. Provide complete energy designs for the proposed changes in mechanical systems. Provide the completed MECH-1, MECH-2, MECH-3, and MECH-4 forms showing energy compliance. PLUMBING 12. Specify on sheet P2 the size of the new branch water lines serving the new fixtures. 13. Show water heater size, type and location on plans as per UPC Chapter 5. 14. Detail how combustion air for fuel burning water heaters will be provided in accordance with the Uniform Plumbing Code, Section 507.0 15. Show that water heater is adequately braced to resist seismic forces. Provide two straps. One strap at top 1/3 of the tank and one strap at bottom 1/3 of the tank. UPC, Section 510.5 16. Show P & T valve on water heater and detail drain line route from P & T valve to the exterior. UPC Section 608.5 • MECHANICAL (2006 UNIFORM MECHANICAL CODE) 17. Provide smoke detection in the supply air duct of an "air-moving system" for required shut-off of equipment for smoke control. UMC Section 609.0 An "air-moving system" is a system designed to provide heating, cooling, or ventilation in which one or more air-handling units are used to supply air to a common space or to draw air from a common plenum or space. UMC Section 203.0 18. Buildings of more than 15' in height shall have an inside means of access that meets the design requirements of UMC 904.10.3.3. Please provide. City approval for use of an outside ladder is required. 19. Detail the primary and secondary mechanical condensate waste design: Pipe sizing, routing, and termination areas. UMC 310.0 & UPC 807.2 20. The amount of outside air provided is determined by "Title 24, section 121(b)2 & (d)". Please include the outside air calculations for plan review. Note: Non-California is "Chapter 4, section 403.1 (three calculations)" 21. Provide a dryer vent design that complies with the requirements of UMC 504.3.2 (14 feet maximum length w/ (2) 90°'s). Submit a complying design, or provide an engineered solution, or provide the manufacturers installation instructions complete with Building Official approval for use of a specific brand of dryer. UMC 504.3.2.2. 22. Show on the plans required exhaust ventilation within each of the rest rooms. DENTAL OFFICE REQUIREMENTS 23. Provide evidence of Health Department approval (for tenants using X-ray equipment), where regulated by the local Health Department. Carlsbad 101472 8/19>10 24. Please provide a roof plan clearly show the exhaust discharge of the vacuum system to comply with section 1326.2 of the UPC. 25. Please show the compressor and vacuum pump to be installed per sections 1325 and 1326 of the UPC. 26. Medical vacuum lines must be hard drawn seamless copper tubing per 2007 CPC section 1316.3 27. Note on the plans 1/4" per 12" slope on all new drain and waste lines. UPC Section 708.0. • DISABLED ACCESS REVIEW LIST • ACCESSIBLE PARKING 28. The words "NO PARKING" shall be painted on the ground within each loading and unloading access aisle (in white letters no less than 12" high and located so that it is visible to traffic enforcement officials). Section 1129B.3.3. 29. Ramps shall not encroach into any accessible parking space or the adjacent access aisle. Section 1129B.3.3. • SANITARY FACILITIES 30. Doors in the room shall not swing into the clear floor space required for any fixture. Maintain the required clearances at the lavatory/water closet without the entry door swinging into those areas. Section 1115B.3.2.2. The rest room door opening at the hall adjacent to Check Out 103 swings into the clear space in front of the lavatory. COUNTERS 31. Show that the tops of the reception counter shall be 28" to 34" from the floor.
