Tradewinds & Seabreeze community on Lot 1 of Tract CT91-12 at Manners Point in the
City of Carlsbad.
The purpose of this request is to enable LENNAR HOMES to market this Community
until such time our permanent Sales Office is completed and open to the public.
We anticipate to open our permanent Sales Offices no later than July 1997 and would
agree to remove the temporary Sales Office at that time.

Lennar Homes is requesting a temporary residential subdivision sales office trailer until the
permanent model complex sales office is completed in July 1997. The proposed request
complies with Community Development Policy # 7 as follows:
1. The Developer has submitted a letter to the Community Development Director which
stipulates the use and justification of the modular building, the term (July 1997), a site plan,
and agreement to remove the modular building at the end of the agreed upon date;
2. The proposed request meets the general criteria as follows:
a. There are no surrounding buildings;
b. Existing parking would not be impact and the Developer is proposing 7 new
parking spaces;
c. Temporary landscaping is provided to enhance and screen the modular building;
d. The Developer has submitted a anchor and bracing plan and the facility is
accessible to the disabled via a ramp system;
e. The modular building is placed so as not to restrict Fire Dept. access via a 24"
wide driveway leading from Aviara Parkway;
f. The modular building is at least 20 feet from the closest fire hydrant.
