Soils Investigation
Proposed Residence

Dear Mr. Geissinger:
This is to report the results of a soils investigation conducted for a proposed residence at
1345 Pine Avenue in Carlsbad, California. The objectives of the investigation were to
determine the existing soil conditions and to conduct sufficient laboratory tests in order to
present recommendations for foundation design.
One boring was drilled 24 inches in diameter to a depth of 10.0 feet below the existing
ground surface and undisturbed samples were obtained at frequent intervals in the soils
ahead of the drilling. The soils encountered in the baring were classified using the field
identification procedures of the Unified Soil Classification Chart and the log of the soil
conditions is presented as follows:

Laboratory Tests
Laboratory tests were performed on all undisturbed samples in order to determine the dry density
and moisture content. The results of these tests together with the drive energy required to force
the sampling tube 12 inches into the soils are presented as follows:

An expansion test was conducted on a sample of the clayey fine sand obtained at a depth of
2.0 feet. The sample was air-dried for a period of 48 hours and then allowed to saturated under
a unit load of 500 pounds per square foot. The test resulted in zero expansion.
Consolidation tests were performed on representative samples in order to determine the load-
settlement characteristics of the soils and the results of these tests are presented graphically on
the attached Drawing No. 1 entitled 'Consolidation Curves."
Direct shear tests were performed on selected undisturbed samples of the soils that were allowed
to saturate and drain prior to testing. The results of these tests are presented as follows:

Recommendations
The upper medium loose clayey fine sand has a relatively high percent of consolidation when allowed
to saturate under relatively small unit loads as evidenced by the results of the load-consolidation
test shown on Drawing No. 1. It Is therefore recommended that footings be deepened through these

upper medium loose compressible soils and be founded in the underlying very compact clayey
fine sand encountered at a depth of 2.3 feet. Footings at least one foot in width and founded
in the very compact clayey fine sand soils may be designed using an ollowcble bearing value
of 1600 pounds per square foot. This value is for dead plus live loads and may be increasedone-third
for combined dead, live, wind and seismic loadings.
The settlement of a one-foot wide continuous footing designed as recommended and supporting a
uniform load of 1600 pounds per lineal foot is estimated to be less than 1/8 inch.
The result of the expansion test-conducted on the upper clayey fine sand soil indicates that this
soil would be considered to be nonexpansive with respect to volumetric change with change in
moisture content. Therefore, special design and precautions for expansive soil conditions will not
be required.

Dear Property Owner:
An application for a building permit has been submitted in your name listing yourself
as the builder of the property improvements specified. For your protection you should be
aware that as "owner-builder" you are the responsible party of record on such a permit.
Building permits are not required to be signed by the property owners unless they are
personally performing their own work. If your work is being performed by someone other
than yourself, you may protect yourself from possible liability if that person applies for
the proper permit in his or her name.
Contractors are required by law to be licensed and bonded by the State of California and
to have a business license from the City of Carlsbad. They are also required by law to
put their license number on all permits for which they apply.
If you plan to do your own work, with the exception of various trades that you plan to
subcontract, you should be aware of the following information for your benefit and pro-
tection. If you employ or otherwise engage any persons other than your immediate family,
and the work (including material and other costs) is $200 or more for the entire project,
and such persons are not licensed as contractors or subcontractors, then you may be an -
employer. If you are an employer, you must register with the state and federal government
as an employer and you are subject to several obligations including state and federal
income withholding, federal social security taxes, workers' compensation insurance,
disability insurance costs, and unemployment contributions. There may be financial risks
for you if you do not carry out these obligations and these risks are especially serious
with respect to workers' compensatTon insurance.
For specific information about your obligations under federal law, contact the Internal
Revenue Service (and, if you wish, the U.S. Small Business Administration). For more
specific information about your obligations under state law, contact the Department of
Benefit Payments and the Division of Industrial Accidents.
If the structure is intended for sale, property owners who are not licensed contractors
are allowed to perform their work personally or through their own employees, without
a licensed contractor or subcontractor, only under limited conditions.
A frequent practice of unlicensed persons professing to be contractors is to secure an
"owner-builder" building permit, erroneously implying that the property owner is providing
his or her own labor and material personally. Building permits are not required to be
signed -'by property owners unless they are performing their own work personally. Informa-
tion about licensed contractors may be obtained by contacting the Contractors State
License Board in your community or at 1020 N Street, Sacramento, CA 95814.
