Reference: Update Geotechnical Investigation for Bella Lago, Aviara Planning Area
28, Carlsbad, California prepared by Geocon Incorporated dated February
19, 1997 (Project No. 05872-42-01).
Dear Ms. Ford:
In accordance with your request, we have reviewed copies of the plot plans which provide finish
floor elevations and flow line elevations for the drainage swales for the subject lots. It is our
understanding that Mr. David Rick with the City of Carlsbad Engineering Department is requiring
that the geotechnical engineer review and approve the plans as the drainage swales have been
reduced from 5 feet (per the City of Carlsbad Standard) to 3 feet to accommodate the construction of
a retaining wall along the property line of the lots.
Discussions with you and observations during previous foundation inspections indicated that the
foundations for the subject lots will consist of conventional foundation systems per the
recommendations in the above referenced report. Review of the report indicated that the foundations
for Lots 7 and 22 are identified as requiring Category III foundations which have a minimum 24 inch
deep footing. Lot No. 1 is a Category I lot and requires only 12 inch deep footings.
Review of the plot plans for Lots 7 and 22 indicated that with Category III foundations, the footings
for these lots will be at least 12 inches below flow line elevations at the lower elevations of the
swale. Therefore, in our opinion, no remediation is required for these lots. However, the footing for
Lot No. I at the low point of the swale is at or slightly above the flow line elevation of the swale.
Therefore, for Lot No. I, the building footing adjacent to the swale should be deepened such that
they are at least 12 inches below the level of the swale. This will result in footing depths on the
order of 2 feet deep.
Based upon the above information, it is the opinion of Geocon Incorporated, that the swale can be
reduced from 5 feet to 3 feet.
