In general, we found loose top soils to a depth of approximately one to two feet underlain by medium dense formational material. PROJECT DESCRIPTION AND SCOPE This report presents the results of our soils investigation for the three Residential Building Sites to be located at 1366 Knowles Avenue, 1363 & 1387 Cynthia Lane, in City of Carlsbad. A brief legal description of the property is. APN Parcels 2, 3 & 4, Minor Subdivision Map 766 It is our understanding that three single family residences are planned. The residences will be either concrete slab on grade or wood floor; and of wood frame/stucco construction. At this time, no building plans are available. Anticipated loads are in the order of 2000 plf for continuous footings. This investigation was undertaken to: A. Determine the physical properties of the prevailing soils, including strength, supporting capacity, expansion, and settlement characteristics. B. Provide design information regarding grading, site preparation, and foundations. The investigation included the following elements: A. Review of available plans and maps to delineate the geometry of the property B. Inspection of the property. C. Subsurface exploration to inspect and sample the soils and strata. D. Soil tests to determine the pertinent physical properties. E. Analysis to integrate the data to apply the information to the property and conditions as we understand them at this time. Sears/Conery/Mechna Project No. 13F3-91 7/17/91 SECTION 2. FINDINGS 2.1 SITE CONDITIONS The property consists of three residential parcels Parcel 2, 1366 Knowles Avenue, has a frontage on Knowles Avenue, is nearly level and has a light cover of weeds. An existing flower field is located immediately to the west. Parcel 3, 1363 Cynthia Lane, is located immediately to the north of Parcel 2. This parcel has a light cover of weeds and has a northern frontage on Cynthia Lane. A flower field occurs just to the west. Parcel 4, 1387 Cynthia Lane, has a northwest access to Cynthia Lane cul-de-sac, and is bounded on the east by an existing residential lot. Parcel 1, not a part of this investigation, is located directly south of Parcel 4 and contains an existing residence. All of the above parcels are located in an existing residential neighborhood. Slope on the subject sites is nearly non-existant An elevation change of 2 feet occurs from the highest point at the northeast corner of Parcel 4, to the lowest point at the southwest corner of Parcel 2, some 350 feet away. Pertinent geometry of the property is shown on attached Plate No. 1 entitled "Test Location Sketch". Searches for underground utilities are beyond the scope of this investigation. Man-made fill was not encountered. 2.2 SOIL CONDITIONS 2.21 GENERAL DESCRIPTION The soils encountered in our explorations and on the observable surface were essentially one soil type, light brown and light red brown silty medium sands. The top soils were light brown and extend about one foot below the ground surface. These soils were dry and loose. The underlying "formational" soils are medium dense, damp to moist and light red brown. Locally the formation soils were lightly cemented. None of the soils encountered in the course of this investigation were considered to be detrimentally expansive with respect to change in volume with change i ri moisture content. According to Wilson, Kenneth (1972), the soils are part of the Lindavista Formation, (Pleistocene). (Wilson, Kenneth, 1972; Eocene and Related Geology of a portion of the San Luis Rey Quadrangle, San Deigo County California, a thesis submitted in Sears/Conery/Medina Project No. 13F3-91 7/17/91 partial satisfaction of the requirements for the degree of Master of Arts, University of California, Riverside). We believe the loose, native surface soils extend over the entire project and to an average depth of about 1.5 feet. Excessively loose native soils should be defined as having a field density corresponding to less than 85% compaction. As they are removed to be compacted, the bottom of the excavation should be tested to prevent over excavation. When the compaction of the soils of the bottom of the excavation exceed 85%, the bottom of the excavation should, be watered and compacted as specified to prepare to receive fill. Any of the soil that does not comply with the Recommended Specifications for acceptable fill soils should be disposed of off- site. Only recompacted soils will be considered hereinafter. We emphasize that we present the soil conditions as we found them in our explorations. The location and extent of our subsurface explorations are based on maps, drawings, experience, field inspections, and any reasonably available previous subsurface work and reports. Although it is probable that the soil conditions will be similar elsewhere on the site, we cannot guarantee the similarity. Data that we have gathered while following or exceeding current standards of care and using or exceeding state of the art methods, _1JDE>_1.Y_ that the conditions are as we describe. Verification of soil conditions including extent of any remedial measures can only be done, and must be done in the field at the time of construction. Procedures and quality control for construction involving compaction and recompaction are covered under a following section entitled 'Earthwork'. 2.22 FIELD EXPLORATION Field Exploration included three subsurface explorations made at the locations indicated on attached Plate No. 1 on June 6, 1991. These explorations consisted of trenches advanced with a backhoe. We logged and sampled the explorations at the time they were made. The logs are presented on attached Plate No. 2 through 3 and contain sample location, unified soil classification, lithology, textural description, wet color, apparent moisture and apparent soil density or consistency. 2.23 SOIL TESTS Soil tests were performed in both the field and laboratory on representative samples. Testing was in accordance with generally accepted American Society for Testing and Materials (ASTM) test Sears/Conery/Mechna Project No. 13F3-91 7/17/91 methods and/or suggested procedures. A legend of the industry- common symbols, descriptions and test methods used herein as well as the test methods that should be used for quality control are tabulated on attached Plates. Test results for tests performed on undisturbed samples are presented on the exploration logs adjacent to where it is indicated that the samples were taken. The tabulation includes sampler penetration resistance, soil density, relative compaction, moisture content, degree saturation, percent passing #200 screen, internal friction, cohesion and potential expansion from field moisture. When applicable or potentially informative, these tests are also performed on recompacted samples to show remolded as well as field characteristics. All test results on disturbed or remolded samples are tabulated immediately following the boring logs. These tests on disturbed samples include the maximum density determination This was in accordance with ASTM D1557-84 and the results were used to determine the relative compaction(s) and references used throughout this report. SECI LQN_3_.__ RECOMMEND AT IONS 3^1_..FQUND AT IONS The type of foundation recommended is relatively shallow spread footings founded on competent soils. CONVENTIONAL SPREAD FOOTINGS founded a minimum of 12 inches below lowest adjacent grade and having a width determined by the allowable soil bearing value as detailed hereinafter are recommended for foundation support. Footing widths should exceed 12 and 24 inches for continuous and square footings respectively due to practical considerations as well as Building Code requirements. Although there is no Geotechnical requirement for reinforcing in footings, good practice is to place 1-#4 continuously in the top and bottom of continuous footings regardless of structural requirements. Reinforcing for isolated footings are dictated by the structural requirements. ALLOWABLE FOUNDATION BEARING pressures as determined by soil shear strength for full live and dead loads may be safely assumed to be at least 3000 pounds per square foot. This value may be increased 1/3 for wind and/or seismic loading. Sears/Conery/Mechna Project No. 13F3-91 7/17/91 ALLOWABLE FOUNDATION BEARING PRESSURES (Q) as determined by soil shear strength are also presented by the following formula relating footing width (B), length (L), and depth (D): Q = 1.66 x (1+(B/L)/5) + 0.79 x D + 0.63 x B x (1-(B/L)/5) The bearing value (Q) has units of kips per square foot and all dimensions are in feet. Minimum and maximum bearing values that reflect minimum footing size and limits of formula accuracy, respectively are 3.08 and 15.63 ksf. The allowable bearing value contains a factor of safety of 3. It is for full live and dead 'loads and may be increased 1/3 for wind and/or seismic loading For foundations other than "at grade" or "near grade", such as basement or caisson type, additional soil testing and/or analysis may be required prior to final design. 3.2 RESISTANCE TO LATERAL MOVEMENT (PASSIVE & FRICTION) Resistance to horizontal movement may be provided by allowable soil passive pressure and/or coefficient of friction of concrete to soil. The allowable passive pressure may be assumed to be 366 psf at the surface and increasing at the rate of 323 psf per foot of depth. These pressures assume a frictionless vertical element, no surcharge and level adjacent grade. If these assumptions are incorrect, we should be contacted for values that reflect the true conditions. The values are for static conditions and may be increased 1/3 for wind and/or seismic loading. The coefficient of friction of concrete to soil may be safely assumed to be 0.46. Active pressures for the design of unrestrained, canti levered , individually supported retaining walls, capable of slight movement away from load may be considered to be equivalent to the pressures developed by a fluid with a density of 33 pcf . This value assumes a vertical, smooth wall and level, drained backfill. We should be contacted for new pressures if these assumptions are incorrect. Active pressures may be reduced to that of an equivalent fluid weighing 35 pcf if the walls are backfilled with "select backfill" as specified in the recommended grading specifications Select backfill should extend for a distance behind the wall equivalent to one half the retained height. Sears/Conery/Mechna Project No. 13F3-91 7/17/91 Restrained walls, incapable of movement away from load without damage such as basement walls, should be designed for the additional equivalent fluid of 26 pcf applied triangularly for cohesionless type soils and trapezoidal 1 y for cohesive type soils. 3.4 EXPANSIVE SOILS All soils penetrated during the course of our investigation were found to have a very low expansion and display very little or no expansion from existing moisture conditions Therefore no special design criteria are necessary to mitigate the effects of expansive soiIs. 3.5 SLABS-ON-GRADE (NON-EXPANSIVE CONDITIONS) Concrete slab-on-grade should be constructed to have a nominal thickness of 4" and underlain with a sand blanket of 3 inches in thickness. There is no geotechnical reason for reinforcement; however, it is good practice to provide minimum temperature reinforcement consisting of 6X6-10/10 welded wire mesh. The sand subbase (sand blanket) should have a sand equivalent exceeding 30 per ASTM D2419. All slabs should either have a conventional thickened edge or be poured monolithical1y with continuous footings at the slabs perimeter. Conventional thickened edges should be 8" thick at slab edge, uniformly tapering to 4" thick at 2' from slab edge. The thickened edges or monolithic footings should extend completely around the slab's perimeter. Construction and expansion joints should be considered slab edges. Maximum spacing of expansion joints is 50' for interior slabs and 30' for exterior slabs. 3.6 EARTHWORK Any grading contemplated or required should be accomplished in accordance with the recommendations and 'recommended grading specifications' presented hereinafter RECOMMENDED GRADING SPECIFICATIONS for Residential Building Site 1366 Knowles Avenue, 1363 & 1387 Cynthia Lane City of Carlsbad GENERAL: Soil Testers and 'Engineer' are synonymous hereinafter and shall be employed to inspect and test earthwork in accordance with these specifications, the accepted plans, and the requirements of any jurisdictive governmental agencies They are to be allowed adequate access so that the inspections and tests may be performed. Sears/Conery/Medina Project No. 13F3-91 7/17/91 The Engineer shall soil conditions. be appraised of schedules and any unforeseen Substandard conditions or workmanship, inadequate compaction, adverse weather, or deviation from the lines and grades shown on the plans, etc., shall be cause for the Engineer to either stop construction until the conditions are corrected or recommend rejection of the work. Refusal to comply with these specifications or the recommendations and/or interpretations of the Engineer will be cause for the Engineer and/or his representative to immediately terminate his services. Acceptance of these specifications in their entirety and without modification and without construed meanings is acknowledge by the signatures hereon. Deviations from the recommendations of the Soil Report, from the plans, or from these Specifications must be approved in writing by the owner and the contractor and endorsed by the Engineer. Rocks over 10" in diameter. PREPARATION OF AREAS TO RECEIVE FILL: Brush, trash, debris and detrimental soils shall be cleared from the areas to receive fill. Detrimental soils shall be removed to firm competent soil. Slopes exceeding 20% should be stepped uphill with benches 10' or greater in width. On-site disposition of oversized rock or expansive soils are to be at the written direction of the Engineer. Select fill shall be as specified by the Engineer. .All fill shall be compacted and tested. SUBDRAINS shall be installed if required by and as directed by and detailed by the Engineer and shall be left operable and unobstructed. They shall consist of 3" plastic perforated pipe set in a minimum cover of 4" of filter rock in a 'vee' ditch to intercept and drain free ground from the mass fills. Perforated pipe shall be schedule 40, Poly-Vinyl-Chloride or Acrylomtrile Butadienne Styrene plastic. Rock filter material shall conform to the following gradation Sieve size: 3/4" #4 #30 #200 % Passing : 90-100 25-50 5-20 0-7 Subdrains shall be set at a minimum gradient of 0.2% to drain by gravity and shall be tested by dye flushing before acceptance. Drains found inoperable shall be excavated and replaced. CAPPING EXPANSIVE SOILS: If capping expansive soils with non- expansive soil to mitigate the expansive potential is used, the cap should be compacted, non-expansive, select soil placed for a minimum thickness 2.5' over the expansive soil and for a minimum distance of 8' beyond the exterior perimeter of the structure. Special precautions should be taken to ensure that the non expansive soil remains uncontaminated and the minimum thickness and dimensions around the structure are maintained. The expansive soils underlying the cap of non-expansive cap should be pre- saturated to a depth of 2.5' to obtain a degree saturation exceeding 90% before any construction supported by the compacted cap. The non-expansive soil comprising the cap should conform to the following: Minimum Compaction 90 % Maximum Expansion Index 30 Minimum Angle of Internal Friction 33 Deg Cohesion Intercept 100 psf UNFORESEEN CONDITIONS: Soil Testers assume no responsibility for conditions which differ from those described in the applicable current reports and documents for this property. Although the location of the subsurface excavations were selected in order to explore a representative portion of the site soils and, according to equipment accessibility to each exploration site, the values may be substantially different in unexplored areas due to unforeseeable variations in the soils occurring in the areas not investigated. Should any soil or geological condition not described within this report be encountered, the Engineer should be contacted immediately so that he may re-evaluate the conclusions presented herein. 4.2 TIME LIMITS The conclusions and findings presented in this report are valid as of the report date. Changes in the site conditions and soil conditions of the property may occur in the near future due to artificial works or natural occurrences. This may include changes which occur on adjacent property which may directly affect the property investigated. Therefore, the recommendations and design values presented in this report may become inaccurate due to alteration of the site or adjacent properties subsequent to this investigation. It is, therefore, our intent that the values in this report remain applicable for a period of not longer than one year provided the site conditions remain unaltered.
