Per the request of the Board of Directors for Tha Cantsta Homeownsr's Association we have reviewed the landscape submittal for your residence in the Cantata Development - 1412 BRANTA AVENUE - and have the following comments;
As indicated by our previous review reports for the board, the CC&Rs are not explicit in implementation of the landscape of individual lots and leaves the approval discretion to the Architectural Committee. As requested by the Architectural Committee, I have also agreed to review the plans. I am not approving the means nor methods of construction, the installation and guarantee to the Homeowner and Homeowners Association. This is the sole responsibility of the owner and their landscape contractor. All existing walls and fences should be protected and not attered in any way. All existing drainage patterns should be maintained per the CC&Rs. The CC&Rs should take precedence in all situations.
CROSTHWAITE Residence: Included in the submittal was a hardscape plan indicating colored concrete decking with a pool and spa, pool equipment location adjacent to the kitchen wall in the side yard enclosed by a 3' high stucco wall with gates, 3' high artificial boulders behind the pool, a 3 high by 3' wide barbecue with stucco finish to match house, 106 linear feet of a 3' high retaining wall with a french drain, also with a stucco finish to match house, and a dry river rock bed in the side yard adjacent to the recreation park site. The plans indicate for the front yard, a proposed 3' high wall consisting of wrought iron and 2' square pillars, also to match house finish. There are no improvements shown for behind this proposed wall. Although not necessarily required, no irrigation or drainage plan, construction details or specifications were submitted as part of the landscape submittal. The hardscape is in character of the Cantata project and I feel the landscape submittal should be approved w#b the fo//owing condflm:

Because the submittal does not include soil preparation specifications you should take consideration for proper soil preparation in the area. The existing soils have very little soil retention and can compact easily.
As mentloned above, the installation is the sole responsibility of the landscape contractor. The irrigation system should be designed with the ability to control different water zones (sun, shade, shrubs and lawn areas) The irrigation should be reviewed routinely to avoid over spray. There should be a minimum slope/drainage of 2% away from the building and water should be collected in an atrium type catch basin in all shrub and ground cover areas. All planting areas shall be a minimum of 4' below the existing stucco screed on the building. All walks and walls that are adjacent to the existing building should have appropriate joint materials. All improvements shall meet the minimum requirements of the CANTATA Architectural GuWIlnes and Procedures, dated February 27,1995.
