If so, specify a minimum 50 cfm exhaust fan which is energy star rated, ducted to the exterior with a humidistat and maximum noise rating of 1 sone (continuous) or 3 sones (intermittent). Section R303.3.1 and CMC 403.7, Energy Standards and Cal Green Code. • FOUNDATION REQUIREMENTS 3. At drainage note on sheet 1 specify min 2% slope per Carlsbad requirements. • FRAMING 4. The building does not comply with the braced Wall provisions of Section R602.10. It is more than 25' from the new back wall to the next complying braced wall line. (The existing back wall of the kitchen was (and still is) almost all opening, so it is not a braced wall line). Please provide design calculations from a licensed Engineer or Architect for lateral loads to show compliance. 5. If retrofit hold downs are required, please specify special inspection for epoxy anchors and complete the enclosed Carlsbad Special Inspection Program. CONTINUED Carlsbad 15-0902 4/6/15 • ELECTRICAL 6. Show on the plan the amperage of the electrical service, the location of the service panel and the location of any sub-panels. 7. Include on the plans the following specifications for electrical devices installed in dwellings: CEC Article 210 & 406 a) Arc-fault protection for all outlets (not just receptacles) located in rooms described in NEC 210.8(A): Family, living, bedrooms, dining, halls, etc. 8. For a single-family dwelling unit (and for each unit of a duplex), show that at least one receptacle outlet accessible at grade level will be installed outdoors at the back of the dwelling. This receptacle must be GFCI protected and weather resistant. • RESIDENTIAL GREEN BUILDING STANDARDS The California Building Standards Commission has adopted the Green Building Standards Code which became effective January 1, 2011 and must be enforced by the local building official. The following mandatory requirements for residential construction must be included on your plans. CGC Section 101.3. The Standards apply to newly constructed residential buildings, along with additions/alterations that increase the building's conditioned area, volume or size. CGC Section 303.1.1. Note on the plans: Projects which disturb less than one acre of soil shall manage storm water drainage during construction by one ofthe following: A. Retention basins. B. Note on the plans that site grading or drainage system will manage all surface water flows to keep water from entering buildings (swales, water collection, French drains, etc.). CGC 4.106.3. For Example - If the project includes site access across dirt, then check the box to the left of "Site Access Across Dirt". Then review the list for something that applies such as "Stabilized Constmction Ingress/Egress" under Tracking Control. As another example say the project included a stockpile that you intend to cover with a plastic sheet.
