V In accordance with your request, we have performed a foundation
investigation, at the subject property. ..- Our investigation was
performed in November-December, 1987 and consisted of subsurface
exploration, laboratory testing, engineering analysis and the
preparation of this report.' The purpose of, our invest igation was
to evaluate the property with respect togeotechnical conditions,
and to provide foundation recommendations for the' proposed'building
V addition.
SITE VDESCRIPTION ' V
The subject relatively level property, 'located at 1435 For est
Avenue , ih' Carlsbad,' California, presently supports 'a one-story,
Vwood-frame and stucco, ' single-family ' residence ' founded on
conti'nuou& per imeter footings. and interior spread footings with
V raised-wood floors. An enclosed concrete slab patio has been
constructed Vat the rear of the residence, and an -asphalt concrete
driveway along the 'east side of the lot 'provides access to a
detached *garage structure located at the rear of the residence.
PROPOSED DEVELOPMENT
The proposed - additio& to the es'idence will consist of an
additional ground floor bedioorn located'at t,he rear of the existing
V residence where the -existing patio slabis located, and a second-
story located over the southest portion of the residence (see Plot
Plan, Figure 1). We understand that relatively light, wood-frame
construction will be. utilized for the addition. The proposed
ground-level will be supported by newand existing footings-and
will have' ',raised-wood floors. The second-story will also be
Supported by new and existing footings.

Subsurface. exploration consisted of excavating four test pits to
'depths ranging from. 3-1/2 to 5-1/4 feet. The test pits were
excavated: manually. . The locations of the test pits are -indicated

office' who logged the soils and obtained bulk and undisturbed drive
samples for-laboratory testing. . ,
The soils were visually classified according to the Unified Soil
Classification System. Clas'si'fications are shown on the Test Pit'

deposits. . The soils consisted generally of moist, medium dense

was encountered in the 'test pits, nor did any caving occur. -'

CONCLUSIONS AND RECOMMENDATIONS .
Based on • the results of,our investigation,' the proposed building
additions to the existing ' reidence are feasible from a
geotechniical standpoint.

interior spread footings to support additional loads is not
recommended. Footinsfounded s recommended 'may be designed for a
dead plus' Jive load bearing value of.2000 pounds per square. foot.
This value may: be increased by one-third for loads inc1uding 'wind
or seismic . forces. A lateral bearing value of 200 pounds Per
square foot per'foot of -depth and a coefficientóf friction between
foundation soil and concrete of 0A may be assumed New continuous
footings. should be reinforced with two No. 4 bars, one top and one
bottom. Footing excavations for •new.footings should'be inspècted
by the Geotechnical Engineer to ensure that they are founded in
suitable-bearing materials.. .
