File No. 95-104 • February 28, 1995 Page No 1 LIMITED SOIL INVESTIGATION Deckelman Residence 1448 Forest Avenue - Carlsbad, California PURPOSE OF INVESTIGATION The purpose of the investigation was limited in scope to providing recommendations regarding allowable soil bearing capacity of the on-site soils. We have not evaluated the structural condition of the existihg footings. We understand that the existing foundations are to be deepened and that new foundations are to be constructed to support a new wall. PROJECT DESCRIPTION To aid in our , study, we have discussed the project with. Mr. Travis Deal, the. general contractor, and we have reviewed the following dobuinent: - - * Three plan sheets entitled "Deckelman, 1448 Forrest Avenu,, Carlsbad, California", prepared byTravis A. Deal, undated. We understand the project will include construction of a second story addition over an existing room at the, south end of the house. We also understand that a new wall will be built' close to, but offset from, the south wall of the house in'the area of the addition. The existing 'footings will' be deepened and a new footing will be constructed for the 'new wall. 'The second story addition will serve as a bathroom. "The plans, 'indicate that, the. existing foundations are to be deepened by 12 inches and that the width will be 15 inches. (Detail '4 on Sheet 2 'shows that the footing will not be deepened, but' we understand that this detail is incorrect and will eliminated; Detail 5 will apply to all existing continuous footings.) FIELD INVESTIGATION The field investigation included excavating one hand-dug test pit to a depth of'about, 3 feet adjacent to the existing foundation at -the southwest corner of the house.' The 'test excavation was logged, in the field. No soil samples were obtained. ' --4,'•, ''- , 1 SITE AND SOIL CONDITIONS The subject site is located along a long driveway that extends 'to the north off Forest Avenue in Carlsbad, 'California,. The existing house 'has two stories over most of the 'house and one' 'story in the ' area of the proposed addition at the south end of the house. The building pad is relatively level. The soil conditions, as exposed in the test pit, consisted-of about 14 to 18 - i'nches 'of loose to,. medium dense, moist, brown, silty fine sand underlain,by dense, moit, 'dark red-brown, slightly clayey silty fine sand. The upper few ..-inches of soil appeared to be landscape type soil and the remainder of the soil encountered appeared to be natural. •The bottom of the existing footing was found to be:at a depth of about 12-inches below grade at the location of our test pit. All the soil encountered in the test pit is considered to have "very loIu expansion-potential. "Vey' low" expansive soils are soils hav1ng an Expansion Index of 20 or. less when tested in accordance with- UBC Standard No. 29-2. -Excavation df the soil .belw depth of.about 18 inches'was difficult, even with the higher than usual moisture •content that existed at the time our test pit was excavated. 'Excavation of this soil during the summer'm'onths would he more difficult and would probably require the use of a 5ick or jackhammer. - - CONCLUSIONS AND RECOMMENDATIONS, The existing perimeter footing in the area of the test pit was founded' in medium dense silty, fine -sand about' 12 inches below adjacent grade The plans indicate that the ekistin, footings will be deepened by 12 inches so that the new depth below grade ,ill- be abbut 2 feet. In our opinion, the denset slightly c.layey,silty sand marine terrace, material encountered at ''about 14 -tO , 18 -inches below existing grade during our investigation has amâximum allowable soil bearing c'apacity of 1500 psf for continuous footings having a minimum width of 15 inches and 'a' minimum depth belo lowest 'adjacent grade of 18 inches' or 6 inches into" dense terrace material, whichever is greater.' Interior spread fbotings that are protected from the elements by the structure and having a'minimum width of 24 inches and a minimum depth below adjacent grade of 18 -inches, have an allowable soil bearing pressure of 1500 psf. These bearing capacity value are based ori our experience with similar soils and are very conservative. Therefore, no laboratory - tests were performed.
