Carlsbad 12-0353 03/07/12 1. The following note should be given with each correction list: Please make all corrections, as requested in the correction list. Submit four new complete sets of plans for commercial/industrial projects (three sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: 1. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments. 2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of plans and calculations/reports directly to the City of Carlsbad Building Department for routing to their Planning, Engineering and Fire Departments. Provide a statement on the Title Sheet of the plans stating that this project shall comply with the 2010 California Residential Code, which adopts the 2009 IRC, 2009 UMC, 2009 UPC and the 2008 NEC. Section R106.2. 3. Indicate on the Title Sheet of the plans the name of the person responsible for the preparation of the plans and all sheets of plans must be signed by the person responsible for their preparation. (California Business and Professions Code). 4. Specify on the plans the following information for the roof materials, per Section R106.1.1: Manufacturer's name and ICC approval number, or equal. 5. Note on plan that receptacles will be tamper resistant receptacle and that exterior GFCI's will be Weather resistant type. It is unclear if interior outlets are to be GFCI protected and if not then should be noted to be Arc-fault protected. 6. Detail 1/S2 to reflect Max height retaining and both it and detail 2/S2 to reflect minimum 6" distance between grade and sill plates. Detail 1/S2 should call out horizontal steel also at footing (4-#4's). 7. Could not locate where plans reflected required plate washers (3"x3" x 0.229). Section R602.11.1 8. Could not locate where plans reflected the spacing of roof rafters and ceiling joist. The 2 x6 ceiling joist spanning 16 ft may be over spanned depending on spacing choosing. Not necessarily a correction but could not determine how your will be able to blend roof framing at eaves/hips for example where proposing both 2x6 and 2x8 framing as cannot over cut birds mouth on the 2 x8's? 10. Plans to detail reference how hips are supported where they intersect. For example post to reflect positive connections from hip to ridge/ king post below, king post to beam with beam sized to be adequate of carry point load from above. Plans to note if beams are to be dropped or flush. If dropped then note minimum 7' head clearance and show required straps if held flush to top plates. If beams are flush then calculations and plans to reflect any required taper cuts to support this intersection. If king post to beam/wall not provided then provide design calculations for tension and compression members. 11. A PSL is shown for support of smaller hips but post to beam post to hip/ridge connections shown. Could not locate where any beam was shown under the hips/ridge where 16"6" width occurs. The beam must be able to span this distance and support point load from the hips in addition to not being over stressed at exterior walls due to taper cuts. 12. Plans to note if beams are to be dropped or flush. If dropped then note minimum 7' head clearance and show required straps if held flush to top plates. If beams are flush then calculations and plans to reflect any required taper cuts. See 3 14 X 117/8 PSL. 13. In order to drag loads in the shear walls the 3 V2 X117/8 PSL should reflect some type of drag strap. 14. The 2 ft off set must reflect how it complies with conventional framing (max 25 ft without interior braced wall panels. The minimum width of panel must be 2'8" with hold downs or could substitute with a pre-manufacturered panel i.e. Strong Wall, Hardy Frame etc . 15. If applies: Provide pre- manufacturered details and reference to the plans. Details to reflect hold down bolts type, embedment, deepen footings where required and shear transfer to top plates. Verify correct width and height noted on plans for any pre- manufacturered panel specifying. 16. Need to provide shear transfer details to include edge nailing of the roof diaphragm to full depth blocks at the plate lines and transfer from blocks to plates i.e. A-35's with spacing noted. 17. Please recheck placement of hold downs. For example the foundation plan is not reflecting the required hold downs at 3 ft panel just right of the 2 ft offset. In other cases noting hold downs for the 16 ft panel at left side and not for the 5 Vz ft panels at rear (or the 12 ft panel)? • City to place soils stamp on plans at issuance.
