FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the Uniform Building
Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state
laws regulating energy conservation, noise attenuation and access for the disabled. This plan
review is based on regulations enforced by the Building Department. You may have other
corrections based on laws and ordinance by the Planning Department, Engineering
Department, Fire Department or other departments. Clearance from those departments may be
required prior to the issuance of a building permit.
Present California law mandates that residential construction comply with Title 24 and the
following model codes: 1994 UBC (effective 12/28/95), 1994 UPC (effective 12/28/95), 1994
UMC (effective 2/23/96) and 1993 NEC (effective 12/28/95).
The above regulations apply to residential construction, regardless of the code editions
adopted by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1994 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed up the recheck process, please note on this list for a copy) where each
correction item has been addressed, i.e.. plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

2. At least 1/2 of the common wall must be open and have an opening not less than
25 sq. ft., nor one tenth of the floor area of the interior room, if light and
ventilation is being supplied from an adjacent room. Section 1203.1. Please
specify the height of the common wall openings.

• FRAMING
4. Note cross bridging or blocking. Floor joists and rafters 12" or more in depth
shall be supported laterally by bridging at intervals not exceeding 8 feet, unless
both edges are held inline. Sec. 2306.7.
5. Show blocking at ends and at supports of floor joists, rafters and trusses at
exterior walls. Sections 2326.8.3 and 2326.12.
• MECHANICAL (UNIFORM MECHANICAL CODE)
6. Every dwelling unit shall be provided with heating facilities capable of
maintaining a room temperature of 70 degrees F at 3 feet above the floor in all
habitable rooms. Show basis for compliance. UBC, Sec. 310.11. Show how the
addition would be heated. May need to add heating unit?

ENERGY CONSERVATION
7. The regulations require a properly completed and properly signed Form CF-IR to
be either imprinted on the plans, taped to the plans or "sticky backed" on the
plans, to allow the building inspector to readily compare the actual construction
with the requirements of the approved energy design. Provide page 2 of CF-1R
with signature.
8. All energy items shown on the plans must be in agreement with the information
shown on the properly completed Form CF-IR. Please specify on plans
double glazing for the new door and the windows.
9. Specify on the building plans all of the mandatory energy conservation
requirements as listed on the enclosure titled, "Mandatory Measures Checklist".
To speed up the review process, note on this list (or a copy) where each
correction item has been addressed, i.e., plan sheet, note or detail number,
calculation page, etc.
