GENERAL CONSTRUCTION NOTES
GENERAL CONSTRUCTION
1. All plans, designs, and art, Illustrated on these drawings are proprietary in nature
and are disclosed for the limited purpose for which they were delivered and may not be
reproduced without the written permission of CAPSTONE ADVISORS (Capstone). All
rights reserved.
2. GENERAL CONTRACTOR (G.C.) shall be responsible for providing all work and
materials In accordance with all local regulatory agencies, applicable building codes and
requirements. All work shall be completed in a timely and work like manner.
3. G.C. Is responsible for obtaining all required and separate permits prior to
commencement of work, (whether it be receiving permits processed by the owner's
representatives or the actual preparation and processing of permits required of the G.C.)
the requesting and coordination of building department Inspection and approvals In all
fields of their work, and oblalnlng of the final certificate of occupancy.
4. Each Subcontractor shall inspect the site before submitting proposals for this work
and undersland the condlUons under which the work Is to be performed. No extra payment
will be allowed for claims for additional work that could have been determined or.
anticipated by such an inspection. •
5. Each subcontractor Is responsible for checking contract documents, field
conditions and dimensions for accuracy and confirming that work ls buITdable as shown
before proceeding with construction or ordering materials. If there are any questions or
differences found regarding these or other coordlnaUon questions, the subcontractor Is
responsible for obtaining a clarification from Capstone before proceeding willl the work or
related work lri question, changes in schedule or compensation will be allowed on account
of differences between actual dimensions of work and measurements indicated on the
drawings.
6. Each subcontractor shall Inform Capstone of any conflicts prior to construction
that exist In locations of any and all mechanical, telephone, electrical, lighting, plumbing,
and sprinkler equipment (to Include all piping, ductwork, and conduit) and that all required
clearances-for Installation and maintenance of above equipment are approved.
7. Each subcontractor shall purchase and maintain certifications of insurance with
respect to workman's compensation, public liability and property damage for the limits as
,required by law or the building owner.
8. All temporary utilities required to perform the work shall be provided by Capstone.
9. Each trade will be responsible for knowledge of general construction notes flSted
herein/elsewhere within the contract documents.
10. All work shall be scheduled and performed so as not to disturb or cause damage
to any tenant In the building.
11. No work defective in construction or quality or deficient in any requirements of the
drawings or notes will be acceptable in consequence of the owner or Capstone' s failure to
discover or point out defects and deficiencies during construction. Defective work revealed
within the time required by guarantees shall be replaced by work confonning to the intent
of the contract No payment, either partial or final shall be construed as an acceptance of
defective work of improper materials.
12. All materials and equipment Incorporated in the work shall be new, unless
otherwise specified, and all work shall be of good quality, free from faults and In
conformance with the owner.
13. All products shall be installed according to manufactures recommendations.
Subcontractor shall provide all accessories and labor to Install such work.
14. In areas where new and existing work Intersects, patching of existing surfaces will
be required to match existing unless otherwise instructed by Capstone.
15. Mllfwork subcontractor to provide blocking behind files as required to prevent
movement from Indicated positions.
16. The tenant space must be accessible to, and functional for, the physically
disabled.
17. Any changes to the plans shall be recorded as •as-builr conditions on ase parate
sheet of plans.
18. Noted dimensions take precedence over scaled drawing.
19. Do not scale dra\Yings, contractor shall verify all dimensions. If discrepancies are
found, Capstone Is to be notified Immediately.
EXISTING CONDITIONS
1. The drawings show general information only. It shall be the responsibility of each subcontractor to examine
the site to determine the exact existing conditions and character and extent of the work to be performed and
operations reql!_ired.
2. The failure or omission of any subcontractor to visit the site and acquaint himself with ttle existing
conditions shall In no way relieve him from obligations with respect to this contract.
3. The Information indicated on the drawings represents the best information available from the owner as to
the character of the materials to be encountered and their locations.
4. It Is expressly understood and agreed that the owner assumes no responsibility whatsoever in respect to
the sufficiency or accuracy of the drawings or the Interpretation thereof and there Is no warranty or guarantee,
either expressed or implied, that the conditions and locations Indicated are representative of those existing
throughout the existing structure or that unforeseen developments may not occur.
NOISE ABATEMENT AND DUST PALLIATION
1. Noise abatement, noise shall be kept at a reasonable level as related to specific items of equipment used
and their hours of use. This does not preclude use of mechanical equipment, i.e., powder, power-driven fasteners,
etc.
2. Dust palliation: During demolition keep dust and dirt from blowing or spreading.
DEMOLITION AND PATCHING
1. The use of proper materials and equipment Is the responsibility of each subcontractor.
2. Existing work and Items which are required to be removed shall be removed in such a manner that
minimum daniage and disturbance Is caused to adjacent and connection work scheduled to repair. Each
subcontractor shall be responsible for repairing and/or replaclng all existing work scheduled to remain which is
damaged by these operations.
5. Demolition shall Include preparation of existing areas to receive new materials and removal of materials
and equipment to alter or repair the existing building as Indicated on the drawings and as specified. ·
6. Demolition work shall be performed by experienced personnel 'exercising proper care to prevent injury to
the public, workmen and adjoining property. Appropriate safety equipment should be utirlZed.
7. Perform the removal, cutting, drilling, etc. of existing work with extreme care and using small tools in
order not to jeopardize the structural Integrity of the building.
8, Rebuild any existing work which has to be removed to allow the installation of new work as required.
9. All areas requiring patching due to the work of this project, Including marks from relocated walls, damage
caused by removing, relocating, and/or adding fixtures and equipment, damage caused by demoliUon at adjacent
materials, etc. shall be expertly patched by journeyman experienced In the trade involved in the patchwork.
10. Existing permanent walls which remain shall have continuous surfaces with no visible marks from
previous abuttlng construction.
DEMOLITION AND REMODELING
SCOPE
1. The work Includes all labor, equipment, transportation and services necessary to accomplish the demolition
and patching as shown and noted on the drawings and as specified. Certain patchlng Items may not be indicated on
the drawings but may become apparent as the work proceeds. These Items shall be Included as part of the work of
this project.
CARPET INSTALLATION
1. All carpet installations must adhere to the most current issue of the carpet and rug institute 'Standard for
Installation of Commercial Textile Floor Covering Materials -CRI 104' and be Installed by a qualified installer.
2. · Contractor to thoroughly Inspect subfloor surfaces and any defects beyond the ability of contractor to
remedy shall be brought to the attention of Capstone for correction. Starting of work without such notification shall be
construed as acceptance of the subfloors as satisfactory. Properly replace, without additional cost to the owner, any
work required to correct defects caused by improper or defective subfloor surfaces. Subfloor surfaces shall be
thoroghly cleaned before carpeting Is laid.
3. All carpet adhesives must be a premium lowVOC quality.
4. Designer must review all seaming diagrams prior to installation.
5. All seams must be sealed.
6. Traffic should be held to a minimum during the first 24-48 hours. Other trades should provide or utilize
masonlte or plywood lf It Is necessary to bring in heavy objects such as furniture.
TILE
1. Take all means necessary to protect work of other trades. In the event of damage, Immediately make all
repairs and replacements necessary to the approval of the owner and at no cost to the owner.
2. Install tile parallel to walls unless otherwise shown on the drawings.
3. Grout tile to full depth of tile In accordance with the manufacturer's recommendations.
4. Tile shall be thoroughly cleaned upon completion of work. Replace damaged or broken tile. Protect work
until accepted by the owner.
5. All Ule and grout to be sealed after Installation. See drawings for additional specs.
PAINTING
1. Work consists of the preparation of and painting of all surfaces, unless specifically excluded, or noted
otherwise.
2. Surface preparation and paint materials application shall be In accordance with manufacturer's
recommendations. Do not dilute.
MILLWORK
1. All mlllwork shall be fabricated In accordance with slandards of the Woodwork Institute of California and
shall be premium grade. All particleboard shall be medium density particle board (48 PSI MIN) or better. Casework
shall be flush overlay type construction.
2. Contractor shall field measure all carpentry and/or mlllwork areas for installation prior to commencing work.
3. Contractor shall Inform Capstone of any differences in dimensions on drawings and actual dimensions after
field measuring and prior to commencing work.
4. Contractor shall submit three {3) copies of shop drawings and one (1) reproducible, descriptive data and
sample of carpentry and/or millwork with specified finish for capstone's approval prior to commencing work.
5. All carpentry and/or millwork shall be braced according to requirements of local seismic codes.
6. Woodworking subcontractor to provide 1-1/4" to 2-1/2" diameter wire holes In counteriops where required,
U.N.O. provide grommets to match counteriops U.N.O.
ELECTRICAL
1. All devices and coverplates to be white plastic UNO.
2. Electrical contractor shall locate all telephone and electric ouUets at floor and wall and have C apstone's
approval before proceeding with construction.
3. Electrical contractor shall be responsible for verifying exact field conditions for mechanical, switch and fixture
relationships. Any discrepancies shall be reported to Capstone.
4. For appliances submit manufacturer's literature including full product descriptions, lllustrations,
specifications, and line drawing clearances and rough-In infonnaUon.

6. Hand activated door opening hardware shall be centered between 30 Inches
and 44 inches above the floor. latchlng and locking doors that are not
activated and which are in a path of travel shall be operable with a single effort
by lever type hardware, by panic bars, push-pull activated bars, or other
hardware designed to provide passage without requiring lhe ablllly lo grasp lhe
opening hardware. Locked exit doors shall operate as above in egress
direction.
7. Every requlred exit doorway shall be a size as to permit the installation of a
door not less than 3'--0" wide and not less than 6'--8" high. When installed In exit
doorways, exit doors shall be capable of opening at least 90 degrees, and shall
be so mounted that the clear width of the exit way Is not less than 32 inches.
8. There shall be a level and dearfloorlanding on each side of a door. The
level area shall have a length In the direction of door swing of at least 60" and
a length opposite the direction of door swing of 48" (Secbon 1004.92.2A)
9. The width of the level area on the side to which the door swings shall extend a
minimum of 24• past the strike edge of the door for exterior doors, and a
minimum of 1s• for interior doors. Additional 12" is required at the push side. if
doorfs equipped with both latch and closer. (Section 1004,9.2.3A)

12. If the bultd1ng inspector determlnes non-compliance with any current
accessibility provisions of the law, he/she shall require submittal of complete
and detailed plans to the plan review division of the development services
department for further review. Plans must clearly show all existing
non-complying conditions affected by the remodel 0nc!uding site plan, floor
plans, details, etc.) and proposed modifications of deficiencies to meet current
accessibility provision;;. The plans must be stamped by the field inspector prior
to submittal for plan review.
