1. Please make all corrections on the original tracings, as requested in the
correction list.
Submit three sets of plans for commercial/industrial projects. For
expeditious processing, corrected sets can be submitted in one of two
ways:
1. Deliver all corrected sets of plans and calcul~tions/reports directly to the City
of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA 92009,
(619) 438-1161. The City will route the plans to EsGil Corporation and the
Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (619)
560-1468. Deliver all remaining sets of plans and calculations/reports directly to
the City of Carlsbad Building Department for routing to their Planning,
Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City Planning, Engineering and Fire Departments until
review by EsGil Corporation is complete.
2. Provide a note on the site plan indicating the previous use of the tenant space or
building being remodeled. Section 106.3.3.
3. On the first sheet of the plans indicate:
• Present occupancy classifications of the remodel area,
• The occupant load of the remodel area(s).
4. Show any existing fire rated area separation walls, occupancy separation walls,
demising walls, shafts or rated corridors. Identify and provide construction
details for proposed new fire rated walls.
5. Identify existing walls to be removed, existing walls to remain and proposed new
walls. Identify bearing walls, non-bearing walls, and shear walls.
6. Provide a section view of all new interior partitions. See detail 1/A-3. Show:
a) Method of attaching top and bottom plates to structure. (NOTE: Top of
partition must be secured to roof or floor framing, unless suspended
ceiling has been designed for partition lateral load).
b) Wall sheathing material and details of attachment (size and spacing of
fasteners).
c) Show height of partition and suspended ceiling, and height from floor to
roof framing or floor framing.

7. The tenant space and new and/or existing facilities serving the remodeled area
must be accessible to and functional for the physically disabled. See the
attached correction below. Title 24, Part 2.
a) Provide 5'-0" minimum clear landing in the direction of door swing for door
[12] and [13].
b) Provide 34" minimum clear door opening for men's handicap toilet faGility.
c) Provide 30" x 40" clear space for men's urinal.
d) Specify flush valve on wide side of handicap toilet facility.
e) Specify lever-type hardware for new passage doors on floors accessible
to the disabled.

13. Provide data on proposed hazardous material to be stored ·and used. UBC,
Section 307 and UFC.
a) Clearly show types of hazardous material is being stored or used. Provide
a list of the proposed hazardous materials as per the types in UBC,
Tables 3-D,_and 3-E. Provide the material safety data sheets (MSDS).
b) Clearly show the amounts of each type of hazardous material to be stored
and in use.
c) Clearly show where in the buildings each type of hazardous material is
being stored or used.
• PLUMBING (1"994 UNIFORM PLUMBING CODE)
14. Correct the water line sizing calculations.
a) Clearly show all existing and new water fixtures and demands in the water
line sizing.
b) Clearly show all the water closets are tank type, or correct the fixture units
as per UPC, Table 6-5.
c) Correct the fixture units for the flush valve urinal as per UPC, Table 6-5.
(20 fixture units, not 5 fixture units).
d) The water lines are undersized, as per UPC, Table 12-3.
15. Show water heater size, type and location on plans. UPC, Section 501.0
16. Show P & T valve on water heater and detail drain line route from P & T valve to
the exterior. UPC Section 608.5
• MECHANICAL (1994 UNIFORM MECHANICAL CODE)
17. Provide mechanical ventilation in all rooms capable of supplying outside air at a
minimum rate of 15 cubic feet per minute per occupant. UBC, Section 1202.2.1
18. Detail required roof access ladder to roof mounted HVAC equipment. UMC,
Section 321.8
19. Provide smoke detection in supply air duct of 'air-moving system' for required
shut-off for smoke control as per UMC, Section 608 and also see Section 203.

20. In Groups 8, F, M, and S Occupancies, or portions thereof, where Class I, II, or
Ill-A liquids are used (in any amount), mechanical exhaust shall be provided
sufficient to produce six air changes per hour. Such mechanical exhaust shall be
taken from a point at or near the floor. USC, Section 1207.5(UBC, Section
1202.2.2 should be corrected to read like USC, Section 1207.5 was corrected.
Note there was no code change to remove the new F, M, and S Occupancies
from this ventilation requirements.)
21. Detail exhaust ventilation system compliance with UMC Chapters 5 & 6.
22. Exhaust ducts shall terminate outside the building as per UMC, Section 504.1.
• ENERGY CONSERVATION
23. The Tailored lighting energy design can not be used for just one room. The
Tailored lighting energy design must be used for the total area of the tenant
improvement. Or, use the area Category for the total area of the tenant
improvement. Please correct.
24. Please correct the Light Fixture D. The track lighting wattage is incorrect for light
fixture 'D'. The minimum wattage for track lighting is the larger of the following:
a) 45 watts per foot of track.
b) The installed lighting level. Note: the minimum wattage for the medium
screw base lights is 75 watts (not 50 watts).
25. On the plans clearly show the floor, wall, and roof insulation locations, thickness,
and R-values, as per the energy design.
26. The plans do not show the raised floor under rooms # 101, 102, and 103 as per
the energy design.
27. The Principal Enveloped Designer, Principal Lighting Designer, and Principal
Mechanical Designer must sign the corrected PERF-1 form on sheet E-4 of the
plans.
28. Complete energy plan check will be done when complete corrected energy
designs are provided.

Dear Mr. Cage:
In reply to your disapproval of the new tenant improvement project, you have requested a
technical report on the tenant use. I attempted to contact you a couple of times last week
and was finally put through to Chief Smith. He explained the reason for this report and
advised that I draft a letter indicating the us,e intended for the building.
Sixty percent of the building at 1545 Faraday is currently being occupied by HIJK, which
is a graphic design firm. The balance of the building will be developed and used by
HIJK.
1. HJJI(' s primary business is graphic arts and software development. The software
division manufactures software programs for artists and graphic designers. This work is
done in an office environment using computers. The balance of the office space is
occupied by graphic artists using computers and art supplies.
2. The warehouse portion of the tenant improvement will be used for the storage of art
and office supplies. The maximum storage height will not exceed 6' -O" (the clear height
to the roof framing is 19" -0"). Part of the space will be used for larger art layouts. No
class I, II, or III-A chemicals will be stored or used on the premises.
