(,•i tJ ... v Orf / EXHIBIT II A" Project Deck and Framing Repairs 175 Maple Avenue, #4 6 November 2006 Type of Work: Repairs Inclusions: This estimate does include the following: 1) The Project was bid per our jobsite inspection on 27 October 2006 and the bid request from Jim Peterson. All material is guaranteed to be as specified; all Work is to be performed in accordance with the Bid Documents. • Item One: Repair Deteriorated Framing and Deck Components at Southeast Corner. o Demo stucco outside building as needed to replace deteriorated framing and plywood shear panel. o Replace framing with new similar materials. o Install, tape, and texture drywall in living room to match existing. o Demo tile and existing deck coating. o Demo a l' strip of stucco at wall/ deck intersection to properly install new wall/ deck flashing. o Demo stucco as needed around sliding glass door to remove door for installation of new door threshold pan flashing (if needed, new threshold will be installed as well). o Replace deteriorated plywood at deck. o Remove and replace 6x6 corner post. o Trim deteriorated end of roof beam above post. o Remove handrails and fascia at deck. o Install new fascia. o Properly install all new flashings. o Install new waterproof deck coating (Dex-0-Tex) or equal. o Reinstall existing sliding glass door. o Install new handrail similar in design to existing, but built to meet current building code. o Patch all stucco, textured to match existing. o Paint all new materials. At balcony walls, paint will be corner to corner. At lower building wall, paint will be of affected area, blended in to undisturbed areas (may not match exactly). o Clean up debris from this scope of work. o The total price for this scope of work will be $13,342.00. Oarifications 1) Jon Wayne Construction and Consulting (JWC) accepts no liability for the suitability of the scopes of work or their compliance with state and local codes, ordinances, Title 24 requirements, handicap requirements, or security requirements not noted. 2) Changes in the Scope of Work not noted, whether made by Owner, City, Fire Department, Architect, Engineer or some other entity, will be charged as extra Work. 3) All finishes to match existing as close as possible with currently available construction products UON. 4) All quantities subject to field measurement. 5) All finished surfaces shall be returned to approximately their pre-enhanced state. Any Work to re-enhance surfaces shall be approved by the Board of Directors and then charged on a Time and Material (T &M) basis. 6) Acceptance of this Proposal is based upon acceptable contract between Contractor and Owner. 7) This Proposal is subject to review if not accepted within thirty (30) days from the date of the Proposal (6 December 2006). 8) Owner to supply and pay for electrical power and water. Electrical power to be available from each unit for Work associated with that unit. In the event house power is unavailable, JWC can provide rental rates for generators instead. 9) This Proposal is based on the assumption that our workers will have access to Owner's restroom facilities on site. If needed, we can rent portable facilities and charge them as a T&M expense. 10) Should treated materials be used in an exposed area of your Project, please note that these materials will bleed excess chemicals until a balance is attained. This process will normally occur for about a full year, depending on the amount of chemicals in the treated material, the exact weather conditions, and the specific location of the materials. This bleeding process may or may not significantly affect the applied finish. Therefore, be advised that JWC will not accept responsibility for refinishing and/ or reapplying the specified finish to treated materials. This is a continuing Owner Maintenance responsibility. 11) During repair, removal, and/ or replacement operations to complete this Scope of Work, components related to, but not part of the Scope of Work, may be found to be too damaged or fatigued to reinstall, or may fail due to vibration or other construction- related operations. Replacement and/ or repair of any such component will be considered extra Work, and will be billed on a T &M basis. 12) This Work may require a Building Permit. Costs involved in obtaining a permit, including the cost of the permit, will be billed on a T &M basis. 13) In the event that the project has exterior wall surface work or work that has an adjacent finish surface, JWC is not responsible for any interior nail popping or cracking at drywall during the demolition and installation of the exterior facade.
