PROJECT DESCRIPTION:
The project consists of 5 lots ranging in size from 9,500
square feet to .10,470 square feet. The project proposes the
construction of detached single family residencial houses—with
conventional two story wood framing and concrete slabs on grade.
The property is located on the North side of Elm Street, South.
of McCanley Lane, between Valley Street and Monroe Street in
the City of Carlsbad, being a portion of Lot 30 of Patterson's
Addition per Map No. 5.65. -
SITE CONDITIONS:
Parcels 2 and 3 of Minor Subdivision No. 721 are gently sloping
to the West at about 5 at an elevation of about 190 feet. The
building areas are covered with native grasses and are in a
natural state with no cuts or fills. There is an existing cut
bank along the Southerly boundary created during the construction
of Elm.: Street. This cut bank will not affect the proposed
construction.
Parcels 1, 2 & 3 of Minor Subdivision No. 728 are sloping Easterly
at slopes ranging from 2 to 50. There is a ravine and drainage
course which runs between Monroe Street and the Easterly boundary
of said Parcels 1, 2 and 3. Much of the property has been used
as a dumping site for landscape trimmings, asphalt and other
debris. All of this material will be required to be removed
from the site.
SOILS CONDITIONS:
The soils on all five properties consist of grey silty sand to
sandy soils.

shown on the attached plat map, has uncompacted fills which will
require removal and recompaction;
FIELD INVESTIGATION:
A field investigation was made on October 11, 1986. Five trenches
were dug, as shown on the attached plat map, using a backhoe with
a 24 inch bucket. The soil types were uniform, consisting of
grey, silty sand. There were no expansive clays found on the site.
Ground water was not encountered.
The following is a log of the soil stata. found in the trenches
shown on the attached plat.

CONCLUSIONS AND RECOMMENDATIONS:
All debris shall be removed from the site.
All on-site fills shll be removed and recompacted under
the supervision of a qualified civil or soils engineer.
Attached is a copy of the Recommended Grading Sepcifications.
1+. It shall be the discretion of the soils engineer to modify
the required site preparation as site conditions require.
5. The footings shall be 16" by 24" with tow #4 bars, one at
the top and one at the bottom. The slabs shall be 4" of
concrete with 6x6, 10 gage wire mesh over 2" sand, over a 10
mu, vapor barrier.

RECOMMENDED GIThI)ING SPflCI1tCATIONS — GENERAL PROVISIONS
General Intent
The intent of these specifications is to establish procedures
for clearing, compacting natural ground, preparing areas to
be filled and-placing and compacting fill soil to the lines
and grades shown on the accepted plans. The recommendations
contained in the preliminary soil investigation report
and/or the attached Special Provisions are a part of the
Recommended Grading Specifications and shall supersede the
provisions contained hereinafter in the case of conflict.
INSPECTION AND TESTING
A qualified soil engineer shall be employed to inspect and
test the earthwork in accordance with these specifications.
It will be necessary that-the soil engineer or his representative
provide adequate inspection so that he may certify that the
work was or was not accomplished as specified. It shall be
the responsibility of the contractor to. assist the soil
engineer and to keep him appraised of work schedules, changes
and new information and data so that he may make these
certifications.

PREPARATION OF AREAS TO RECEIVE FILL
All vegetation, brush and debris shall be removed, piled and
burned or otherwise disposed of. After clearing, the natural
ground shall be scarified toa depth of 6 inches, brought to
the proper moisture content, compacted and tested for the
minimum density specified in the Special Provisions or the
recommendation contained in the preliminary soil investigation
report.
When the slope of the natural ground receiving fill exceeds
20% (5 horizontal units to ivertical unit), the original
ground shall be stepped or benched. BenChes shall be cut to..
a firm competent soil condition. The lower bench shall be
at least 10 feet wide and all other benches at least 6 feet
wide. The horizontal portion of each bench shall be compacted
prior to receiving fill as specified herein before for
compacted natural ground. Ground slopes flatter than 20%
shall be benched when considered necessary by the soil.

UNFORESEEN CONDITIONS
In the event that conditions are encountered during the site
preparation and construction that were not encountered
during the preliminary soil investigation; a soils engineer
shall consulted to evaluate the situation and make recommenda-
tions before additional work is done.
RECOMMENDED GRADING SPECIFICATIONS
SPECIAL. PROVISIONS
The minimum degree of compaction to be obtained in compacting
natural ground, in the compacted fill, and in the compacted
backf ill shall be 90 percent.
Detrimentally expansive soil is defined as soil which will
swell more than 3 percent against a pressure of 150 pounds
per square foot from a condition of 90 percent of maximum
dry density and optimum moisture content to saturation.
Oversized fill material is defined as rocks or lumps over 6
inches in diameter. At least 40 percent of the fill soil
shall pass through a No. 4 U.S. Standard Sieve.
Transitjion Lots: Where transitions between cut and fill
occur within the proposed building pad, the cut portion
should be undercut a minirnuzi of one foot below the base of
the proposed footings and recompacted as structural backf ill.
SCHOOL FEE COMPLIANCE CERTIFICATION
(Government Code Section 53080(b))
This form shall be used to determine the amount of school fees for a project and
to verify that the project applicant has complied with the school fee requirements.
No building -permits for the projects shall be issued until the certification is signed
