BEINC Fmsr Duz.y SwORN, deposes and says:
This is to certify that we, the undersigned, took title to the residence
at 1815 McCauley Lane, Carlsbad, Ca. on March 23rd, 1984.
The size Of the house at the time of purchase was approximately 1,347
square feet.
Since there were no "Disclosure Laws" in effect at this time, we were
totally unaware that the former owner, Mrs. McCauley (deceased), had added on at
some previous time, the rear bedroom and family room without benefit of a
permit. This addition took place long before May 13th, 1986, when the
off-street parking rule #21.44.010 was effective.
The small additions we have added after that date represent less than
242 square feet, well below the 300 square feet set out in the above rule.
We understand and agree that before any additions can take place, a two-car
garage must be added to this residence to comply with Code 21.40.010.
